    Hello PO... i have last will from father everthing complete but have no notary public.... is this valid paper to proceed in probates..Take note with Attorney Signature and witness signature also..plus with thumbmark of my father.Please advice

    Paano po yong sa loob ng 22 years nanalo sa Supreme Court of Appeals pero hindi po iginalang ng natalo ,binabakuran pa rin nila ..ano po dapat gawin?

    Paano sir kung ang situation n kmi ang nagtilt nag improved nagtanim alam nmin since 1945 kmi ang nag own ng lupa at bigla n lang 2003 may title approved claiming sakanila daw ang lupa at kmi ay pinaalis n kc we lost s RTC at i sheriff n kmi .pls advice us what to do

    Hi Atty. Sana ma discuss po ninyo paano ang gagawin. Ako po ay naka bili ng property na meron existing na squatter. Sya po ay walang paalam na magpatayo ng bahay sa previous real owner. Na transfer ko na rin po ang title saaking pangalan. Ano po ang pwede kung ikaso sa existing squatter na nasa property ko at liable po ba akong bayaran sila?

    How about property bought through pag ibig, the occupant refuses to vacate the premises despite the fact that all the necessary documents has been presented, what course of action should be done.

    Paano ng makakakuha ng hustisya ang mga legal title holder ng lupa na going thru rough times if the only way to evict is thru court case... What happen to illigally constructed meralco and water line... And to the well off illegal squatters who rented the property to others pa

    thank you we are to file an ejectment case. for a property acquired through pagibig housing the previous owner has not paid since 2014 and pagibig awards the property and now we are paying the property for 1 year and 3 months since May of 2018. we are OFW's. we hope that Filing to MTC general Trias Thank you OFW from Riyadh

    for the lot buyer who do not pay monthly amort. if he can prove that the developer has no legal authorization, liscense to sell , sewerge system, water, garbage area, electrical etc. he cannot force anyone to pay. CTC cannot be produce.

      If constructed through either one of the FISTS, then Forcible entry to be filed within a year from the service of a written demand letter to vacate.

    @8:17 "Only a Court ORder is needed for someone to be forcibly removed from a property under an ejectment case"
    I say that professional squatters in this country are not afraid of Court litigation. These people have the balls to demand money from the landowners before they leave the property, sometimes they even threaten the landowners for legal action should they will be forcibly removed from a property that is not legally their own. My cousin experienced this in Dasmariñas when he bought a house and lot there via PAGIBIG but was surprised that there were already people who were staying there and claiming that they were indigent despite owning appliances, cable internet connection, and furniture that even a meager-earning employee could not easily buy.

    May taming long po kmi na gusto nming malaman we occupy the lot for 16years without the knowing if who is really owner as far as my knowledge the lot is agrarian dating taniman po n pinbayaan ng mga ortelano nilinis po nmin at nagtanim kmi at di katagaln nagtayo kmi ng bhay , last feb17 dumating po Yung may ari dw xa ng lupa at masama buyer at pinpaslis n kami agad ano po Ang laban nmin

    Paano po kung magulang ko ang nag-develop nagtanim ng mga prutas n bigay din ng denr WLang government property pero pinstituluhan ng ibang tao .nauna ang mga tanim bago ang titulo nila...sobrsng pinaghirapan ng indigenous people ang lupa .dahil sa kajirapan hindi n nagawan ng sukat ang lupa.may mapansmantala naman n msgpatitulo.sno po ang gagawin ng nag aruga ng lupa mula 1993..ano po ang gagawin sa agaw lupa n tao

    The court is the remedy. But people cannot afford to hire lawyers, who asks 50k simula pa lang para lang ma-accept yung case. So ano gagawin ng tao?

    Dapat muna isa isahin. Explain muna lahat sa side ng "nagpapa alis" , bago sa side ng "pinapa alis" . Hindi yung palipat lipat ang pag explain. Paunang inexplain yung right ng owner tapos biglang nag explain ng right nung pinapa alis anu ba yan. Nakakalito talaga...

    Can a returning Filipino-American (balikbayans) buy land out in the suburbs/province? How much land can he buy?

      If you're a Former Filipino, you can still acquire a property, maximum of 1 hectare in rural areas and a max. of 1,000 sqm in urban areas based on Batasang Pambansa 185. If I recall correctly, you will need an affidavit stating that you'll be living in that property.

      Good evening hingi po sana ng advice Yung bahay Kasi ng biyanan ko ay na foreclosed na tapos binenta ni pag ibig saibang buyer pinuntahan na kami at hinaharass harass nila kami maraming beses.       magandang gabi po sa inyo mga Atty kami po ang actual occupant for 37 sa land na walang title public land po dahil nka certify po ba disposable and Allienable ang lupa at nagtaka kasi merong tao na nag declare sa aming pinossessionan na lupa at hindi taga rito sa amin taga ibang City ngayon ibininta pa nya ang lupa na aming pinossessionan at sabi na paalisin daw kami sa nkabili.Please us help sa aming problema, Thank you so much
