This is a common rule among all banks. What you can do is make an investment in a bank to get a mortgage from this colateral. Rental income is accepted.
This was an informative and helpful video. I’m scared about what will happen once the Portuguese government stops allowing foreigners to purchase policy. I expect it will happen in the next few since they cancelled the “Golden Visa”. I also would not expect rates to come down any time soon as inflation is still high. Rafael is knowledgeable but he is financially incentivized to sell mortgages.
Not sure if that's the exact case. One of our realtor contacts deals with mid-high level to luxury properties and 90% of his clients are Portuguese. In terms of speculation, a lot of the deals we hear about are people living in the properties or using them for AL, which is what we believe is forcing prices in Lisbon and Porto. - Josh & Kalie
