    Can you explain why the cost of land and property in Uganda is so much higher than in neighbouring more developed countries like Kenya, Rwanda and Tanzania? The quality of housing in those countries also seems much higher yet they are more affordable.

      I think Tanzania is cheaper. Probably because it's extremely huge in comparison to its population. So less demand with huge supply of land. Have you seen the prices of real estate in Kenya 😄? You can't compare with Uganda. Rwanda is also more expensive than Uganda. Even in cost of living. They barely have land (Rwanda is small) and you only get lease, 49years and 99years. Meaning all land belongs to the government.

    Can a foreigner who is not a Ugandan or doesn’t have residency in Uganda buy land in Uganda?

      Yes, a foreigner can buy land or property even if they're not a resident. Difference is they buy on lease 49 or 99 years.

      Africa has 54 countries, it has cities, towns and villages. Stop thinking about Africa as one village. That will help your understanding.

      I do know that Africa is not a village but a continent... My point was the price in comparison to the site presented. The fact is those prices are common in most African countries and not reflecting on the national citizens income or revenues... Indeed, it's only to target the diaspora ... I was wondering how much it would be in the actual city.

      Imperial system is what the general population understands here in Uganda (Feet, acres, decimals & square miles) But will add the metric conversions next time.

    In Rwanda which way way more developed than Uganda you van purchase 1/4 acre for 6000usd and less. Shame on you all

      Rwanda is a hype. They are good at marketing the country. Like having a an attractive cover of poorly written story book.Nothing good inside. Prove the comparison with statistics and examples.

      I don't set the prices of land. But there's also many factors that determine the price of land. So educate yourself and what works for you. I've nothing to be ashamed of so be respectful next time.

      @@ConnectWithUganda My sincere apologies if you felt offended. if you had objectively read all my comments. You would have detected, my courtesy and respect in all my exchanges. I do not blame you personally, nor anyone else. This is simply an observation, a common occurrence in the real estate sector which is indeed due to several endogenous and exogenous factors thus affecting the majority of the working class to be able to have access to real estate property. African politics or government should look into the issue to promote access to bank credit and encourage residents, national to become property owners. Otherwise it will be foreigners who will buy everything. That was my strongest point. Thank you for your patience and have a great weekend.

      ​@@Michelle7114 I responded to your questions. The above comment wasn't meant for you. But your assumptions are wrong.
      Ugandans own their land. 70% of the land in Uganda is traditional land/customary Land that family inherits from their parents and grand parents. Only few years back did government start to register land and offer land titles.
      Go to any village in Uganda, people own their land, on which they build and grow crops. We're 80% an agriculture based economy which simply means majority ugandans are farmers growing crops on their land and rearing animals. Most people inherit land from their parents and grandparents and own it as a family or community.
      Kampala is not even 5% of what Uganda is. So it doesn't represent the country at large.
