Tom serious talk dude, this would be the biggest money pit you've ever seen, as the top comment says, the Council will burst your bubble before you get going. If it's been available for a year, do some pre-application advice with your local LPA. There's a reason these are derilict. Planning permission for these places will be an unbelievable nightmare. Contamination is possible on here meaning you'll require large surveys and serious planning conditions to contend with. Bat surveys will be a nightmare. Biodiversity net gain is likely to kick in with something like this as it'll definitely be a 'major' planning application for any works and material change of use. That's before even considering that this may be a non-designated heritage asset wherein any adaptive reuse will be required to reflect the histroic nature of the place. Turning it into a playground will not be supported by the Conservation officers and given the location to become a viable business the transient nature of the site may not be supported. God forbid you actually pull it off only for an OCG to decide that your mill is their new dumping ground for waste forcing you to accept it and then burning it down when they're finished. Viability though... viability is the issue here. Your dream is great but seriously please please stop looking at these old mills!
And to top all of this, the likelihood of asbestos still being in every single building there! Will need major surveys and probably removal of it all if he does somehow manage to actually go through with it!

@@beef6616was going to say this, the removals alone could be in the hundreds of thousands. Recently did work on a mill near this area and ended up costing over a million and they just gave up in the end.

From a safety point of view, i personally think its crazy to live somewhere so publically accessible and large. Keep the house, build the fun elsewhere.

yea that is crazy to me that he is even considering this with a newborn / potential more childrens later on, not even mentionning the fact he has his dream house that he built with his dad. if he really wants to buy land , buy some farmland / ranch.

Why would I put 2.5 million into my own home, only for that to be a money pit that I wouldn't be able to take the funds out of... without selling my home.
And there is no market where you could add 2.5m worth of value and it sell. Nearly every house or area has a cap and what you're suggesting isnt realistic.
A top floor apartment is appealing because i've lived in this house for 10 years and love it, but I also worked in LA in a old factory setting and love it and always dreamed of living in one. And this one im showing you now is in a quite neighbourhood, as you saw by the beautiful lake.

So Compstall Mill has been closed since 1966. It was given permission in 2009 for restoration. Which begs the question, other than the money needed, Why has no one else done anything in the last 58 years?
Money that’d have to be in it plus with the restoration permission given it probably can’t be raised to the ground and turned in apt blocks like most developers would want to do with the land
A quick google search shows it was on fire in march this year too…
Tom just to mention, I’m fairly certain that building will contain a very large amount of asbestos. Removing that will honestly cost millions. I use the underground tunnel beneath Manchester Victoria station as an example of cost. And they’re not even 1/5 of the size of that. Could be potentially financially ruining 🙃 Would be awesome to see it converted though

I feel like with all these projects that Tom has started like the washer room and the office and the storage room that haven’t even finished yet 😂 (let’s not forget the bedroom which is still technically not finished😂). If he was to buy the mill and then do everything up, I fear that it would never get finished 😂😂

I used to work in an old mill it was still a wool mill working from the 1800s the only issue with renovating these kinda mills which is why it’s cheaper to just knock them down is unfortunately the amount of asbestos in them
I'm pretty sure whatever money it cost to purchase the Mill, you'd be pouring MUCH MORE into fixing it up. I personally don't think it's a great idea but it's your choice
Thing is, if you sell the house where are you, lydia and alfie going to live and store all of your stuff/cars? It's their house too. I imagine the mill isn't at the point of being able to move in, and i can't imagine it'll ever be a private life of sorts. I know it,s not private now, but a lot more so compared to living in a place like that. Just a thought

I agree with many of the comments, Tom. I love your positivity for this 2.5m project but I just don’t think it’s feasible at this time especially with jelly man growing up and needing more stability. I just don’t see how it makes any sense selling the home you basically dreamed up and especially after how much you’ve invested in it and the friendships you’ve made nearby. I really think you should reconsider your plan and maybe keep investing in what you already started there at Giraq.

So, why do you think that a top floor flat is better than a home with a huge garden for raising Alfie and other kids you might have? I'm just wondering what you see as the benefits for Alfie and future siblings.
Not all kids grow up with a standalone house and garden and end up fine 🤷🏻♂️ plus Alfie would be able to do go karts, paintball when he grows up. All within walking distance of his own home. I think that’s be a sick place to grow up
@@willhuddle8909 I am asking Tom for none of the reasons you assume. There is nothing inherently wrong in any living arrangement for a child, as long as they are safe and secure. My question is one of what factors Tom believes would make this potential new living situation better than the one in which Alfie currently lives. I am sure Tom has thought this through and discussed it with Lydia and they have come to a reasoned conclusion.
I personally think it's a great project but the risk isn't worth losing the Security of what you've to obtain something that might make you lose everything

@@adoor3712I don’t think he has to be honest, he seemingly hasn’t even read the full description on the listing as it states you have to build 128 residential properties on the site minimum and the half of the site is listed unsure of what grade but usually means you can’t touch it unless you pay or the council allows you to which is unlikely
I love the vlogs I watch them every day but I really think this decision is foolish and he’s not thinking properly and letting his excitement and enthusiasm take over rather than taking the time to think about this

I'm no expert, but renovating that mill is going to be a massive and time consuming project and will cost so much more on top of the asking price of 2.5 million pounds. I totally see why you think it would be amazing once it’s finished, and I’m sure it would be! But it feels like you might be chasing a dream from your younger days. You’ve already got a wonderful life with Lydia and Alfie that you’re building together. From what you’ve mentioned about the secret project, I could see it being more of a cozy, homely endeavor, something that could become your forever home. Plus, you’ve talked about wanting a garden for Alfie and any future kids, not a top-floor flat with years of construction ahead. It must be such a confusing time as this is all you've ever wanted but you have been working so hard on making this secret project happen. I’m not trying to tell you what to do; I just hope you make the decision that’s best for you and your family ❤️

The university i studied at took over a bunch of old mills and repurposed them for the computing and engineering departments, and I loved every second of studying in them. So much character, and they preserved old stories in them too.

It's an insanely cool idea and you know that you only live once. I would only say, make sure you're going into it with people that you trust and have all of your bases covered. Tom you are honestly giving me so much anxiety with the whole mill idea.
Its bazar to see Tom exploring this, i grew up in the village and always loved the mill when it was full of businesses, stuff and activity. I must have walked past it thousands if of times in my life The vision being laid out in this video is surreal as its what i have long hoped for and felt the site needed since it went out of use all those years ago. Amenities, offices things for people to do and to use and bring interest to the site. It is a mill of historical significance, to see it raised the the ground would be a heinous act, but unless someone like Tom saves it i fear it will be the eventual outcome. But as others have stated be very careful jumping in head deep into a big project that may just unfortunately be too expensive to save.
The underground areas are quite sizable used to house traders and workshops of all sorts.
One of the bigger areas was a discount store a while back and was renovated back then i want to say around 2010.
The office building where you stood on the blocks was a business up until the site closed and there were many more in there.

Tom, spend the money on your current home or even knock it down and build a fully new house and make it a home. The house you have now was your bachelor house, not your home. It's time to be a dad and think about what's best for your son and gf. Build them the dream house and also add some stuff you want. The car extension, a proper pool, good garden with zip lines etc.

gonna spend 2.5 mil on buying it and at a minimum double that just to do up half of it , its a great investment opportunity but not worth selling down all your assets including your house while you have just started a family , stress on the family would be through the roof , understand u want a project to blow ppls socks off but this is so much work which i don't think you realise , all the buildings would need major structure work if not knocking down , would be fighting for planning permission , but i would wanting to be doing same if i was in yout shoes

i back the factory as Ive known it being a talking point for so many years! if it were in my hands id be getting them "offices"/ white buildings converted for workshops for not only vehicles, but making of anything and everything you can imagine to keep the essence and history of a factory/ mill producing something for the community alive. probably daft financially to do what I would be doing, but imagine having AMG move in and on your doorstep for the defender repairs😉😂 amazing vlog as per usual!

People seem to forget that they are viewers, not Tom's friends he doesn't even know you, imagine a bunch of randomer walking through your land.
After dumping 15 mil+ into it maybe. Can you imagine what it takes to organize all the renovations - zone planning etc. 3 months later mot even the washer and dryer are ordered. Might be a bit much time deal with it think.

Hey Tom and Lydia, it's been such blast to follow your journey. Been watching you since Black ops days, it's been a minute. Anyhoo I work in the appliance industry and honestly Bosch are one of the best I've worked with, however do some research as the entry level units aren't German made. Spend a bit extra and get made in Germany. Excellent appliance, also that pipe on the wall would work perfect with the condenser dryer hose. I really hope the Mill happens, I'm thinking the whole Cassell family lives there. That would be incredible. All the best lad, keep it going.
Tom, you definitely need to make your way back to the US in May. I’m from Indianapolis Indiana and we host the “Greatest Spectacle in Racing”. That being the Indianapolis 500. I know Indy car is the American F1 but how can you love racing and not see the most famous race in the world. Over 240 MPH and a whole month of celebration.
PS I am the lead mechanic at an Indoor go karting facility only a 5 minute walk from the race track… just an idea for future adventures

Instead of the mill, that 2.5 mill could go into a family car, house next door, upgrades to the main house, Syndicate OG could finally have an infant/baby/toddler/youth line, that leak in the Defender, Alfie could get a whole playground in the garden, multiple family vacations around the world... I get its your dream, but right now doesn't seem right
Its going to take a couple of million more to recondition and make the property presentable. Plus the amount of time it will take.

If you want a wild story, I can come out and get the laundry set installed for you for the low low price of meeting ya!
