  • We’re around 2 months in to our extension project and things have been progressing rapidly! Having no central heating in the coldest part of the year is no fun and it’s time for the penultimate visit from our building inspector! This was filmed around Nov / Dec 2021 and it was quite cold.

    Great job mate. Just one thing and lots make the mistake. A damp tray should cross the cavity then up the internal wall not up the exterior wall then cross the cavity. Defeating the purpose of the tray otherwise. Maybe you should have tanked the external

    Thanks Andy and hats off to Mrs Mac, a gem. Now I think I know why I had a mould issue with our lounge window in our last house, there were no cavity closers. We thought the replacement windows might solve the problem and didn't and now I know, thanks. Love the teamwork and you are a lucky chap to have Mrs Mac. Cheers to you both.

    Cavity closures make a massive difference. I've seen the mould caused by cold spots when they are not fitted, or fitted poorly. Considering how cheap they are its mad not to do it. You are dead right about the rodents! Building a good relationship with the building inspector is vital. As you know they have a lot of power, but they also provide some invaluable advice. Great work.

    Very good work. The closest I came to that was building a timber frame conservatory with a concrete base. That was around 2003.

    Watching this video I can see that you have every step figured out in your head, and when you get it wrong, Mrs. Mac is there to set you right! I (and at least one other commenter) was happy to see that heater, as I was concerned about moisture in the soil and in the cavity insulation. On my side of The Pond, we'll try not to send any more storms your way.

    Course you can dot and dab! I did my first wall at 71 - just get plenty of dots, dot the edges and get it level between boards.

    More amazing progress, in this a very much sheared project . I’ve no doubt that in the real world letting walls have time to dry out will just not happen, which begs the question were dose all that water go .       Moisture in construction will eventually evaporate into the air. It is always best to let it do it before covering it over as it's speeds up the drying time.
      You could render a damp wall as but it's best not to if you can help it.

    Good idea to use foam plaster board adhesive as apposed to standard power mix if on wall that have been saturated if youre planning on dot and dab. The foam doesn't transfer the moisture and let's you crack on.

    It’s browning plaster that goes on brickwork bonding is for plasterboard

      I leave it to the plasterers - in my experience for a multi-material surface like this they prefer bonding.

    If you apply sealant between the edges of the cavity closure and brickwork. This reduces the buildings air leakage significantly. I did a new build recently and it attained an air leakage of 1.7 ,super airtight.
    It had MHVR so best practice to reduce leakage wherever possible.

    Nice to see the project getter more and more finished. I like to see a different building techniques than that I know of. 21:50 I thought I saw the cavity being open to the elements (rain) for a long time. How do you make sure that it is completely dry now ? Take Care.

      Cheers! The cavity was covered for the entire build apart from when storm Arwen went past since the winds were too strong to leave the cavity covers on. So it's only the top level insulation that got wet, which we took out and installed new dry insulation. 👍

    It’s worth mentioning that the fire rated foam is only rated for it’s duration over small gaps. Anything over about 8mm the fire rated duration drops off rapidly.
    I know you’ll skim-fill over it (and that’s what needs to happen) but I find you get people squirting that pink foam everywhere thinking they’re making a fire resistant barrier and leaving it unfinished.

    Did you use the insulated cavity closers on the top of the walls as well? I read an interesting article on heat loss from cavities. E.g. the inside brick gets nice and warm and all the heat rises up from that surface and out the top of the cavity otherwise. Especially when insulation is generally loose in the cavity.

      As far as I'm aware the cavity insulation should make contact with the roof insulation. 👍

    great vid, you said about the acoustic boards and blue plaster boards. how would you use them? if you had brick walls?

      The acoustic is just for the divide between the bedroom and ensuite, for building regs. Either can be dot & dabbed though (AFAIK).

    Your extension, garage room and interior is looking excellently done.
    You mention priming the wall; once the plastering is done, will you seal the plaster, and if so, what will you use please?

    Have you added or considered adding an outdoor weather sensor for weather compensation on the boiler?

      This is something I keep meaning to look in to since I'm generally confused. We have weather compensation 'on' but don't have the external weather sensor. The EasyControl seems to get the local weather via the internet, so not entirely sure I need the external sensor? 🤔👍

      @@GosforthHandyman that’s correct you don’t need it if you’ve got the Easy Control. You can adjust weather comp in the WDC parameters in the settings on the app

    Can i ask why do you favour dot and dab ?? I feel as this is your house it is better to do pastering as if you need to fix anything heavy you will get a better fixing...

    Have you looked at any of the cheap Chinese Motorhome heaters, lots of youtube videos and they seem cheap to run and quiet, considering one for my double garage. How much does yours cost to run each day / week?

      This lasted for a couple of weeks on a half tank, on for a couple of hours a day. Not sure how that compares! Insanely hot... and noisy. 😂

    You seem to have it all sorted my friend. Except for leaning plasterboard against the steps! Lovey to hear that accent again ]for us pansy southerners] even a "Why Aye" thrown in there. How about a wave next time? NO, not you, Mrs Mac. She does seem to be a trooper, not afraid of hard work.

      Ha I know! The plasterboard was actually leaning on a big heavy unit next to the steps, but it clearly wasn't heavy enough to stop the boards from falling over. 😂👍

    Normally people have circa 150mm from underside of sill to top of roof to allow for a weathering strip. It's hard to see in the video, but would you wanted to have more than what you've got?
    Also, we weren't allowed to put the rainwater into the sewer line, we had to do either rainwater collection or soakaway, forced by building control. Looks like that's not the case for you?

    Nice one Andy looking good mate 👍👍 can I ask about your integral garage, mine is similar and have had to put a fire door in and intumescent sealant etc, I also have a few service penetrations going through the garage wall into the bedroom (pipes hot and cold 15mm and a 32mm waste) I’ve seen on some sites that you are required to fit fire collars on anything that penetrates a fire wall, I’ve also been told you can just seal around the pipe with the fire foam then intumescent sealant, not sure if you have come across this with yours mate 🤔 cheers 👍👍

    I had a very similar scenario - old wall meets plaster-boarded section on my extension, it was great at first, then the plaster cracked on the joint and requires regular flexible filling and redecorating. Any thoughts?

      I'd try sticky mesh tape over the joint. My dad had someone fill in a doorway in a thin block wall back in the 80s using battens and plasterboard and they didn't do a great job, one of the vertical seams between the plasterboard and block doesn't have a batten behind it and cracked pretty much immediately. In 2016 or thereabouts I stuck Knauf Easy Tape over the crack, skimmed it and the crack hasn't returned. Most plasterers, at least the ones I've met on RUclips, would kill you for doing that though, for some reason they loathe sticky mesh tape. I get that it's thicker than paper tape and harder to skim over but much easier for inexperienced people to get perfect results. Paper tape in the hands of DIYers (and even mediocre professionals) tends to peel off over time.

    Hi Gosforthhandyman , I need advice please . I hope someone can respond quickly? I have a closet door with mold all the way thru the bottom wood door.
    My dog has separation anxiety and during my sickness with covid he shaped the soft moldy part into bits. Now I have a hole that spans the bottom of my wood door as he removed all the moldy part.
    My landlord says" there's no way to turn the door upside down without having to drill a new hole , no calibration".
    As an artist I see it's no problem to put wood panel an paint the door. No need to change lock . Just put hinges on other side .

      Can do either but full-fill is easier to fit properly and fine for this. Easy to muck up partial fill and have gaps or cold bridging. As it will be rendered there's no risk of moisture ingress. 👍

    When you hire a builder to do some work, is it down to them to inform building control inspectors?

      no its down to the project manager, so if you hire one company to do the whole job then, yes they should arrange this, however if you just hire in various sub contractors then you are the project manager so its you who needs to arrange building inspectors. the exception to this is if you are not happy with your main contractor, you can call in the building inspector.

      Quite a big topic! Generally, yes - they should liaise with building control for the various stages of the inspection. Doesn't mean it always happens though so it's something you absolutely need to be on top of too. 👍

      It is down to the builder yeah, if they are running the job. If they have been hired to build the extension and manage the build, it's their responsibility. If the home owner is supposedly project managing the job, organising trades, buying gear etc and the builder is literally there just doing some building work, then responsibility would lie with the home owner

    Totally agree with the point on rodents, a mouse can get trough a 1,5cm hole or gap.
    But don't forget the area where walls and roof meet.
    Having rodents around under your roof and on ceilings is as annoying as it gets, as I can tell from experience, especially if you have a stone marten residing in your roof!

    I’m not sure what stage you’re at now you’ve posted this video , but where you have the exposed cavity and straight joint in the bedroom that you’re going to bonding coat instead of DND - you ought to fix expamet over that area before plastering as it will Always want to hairline crack there

      If it was a new wall I'd tend to agree but that's a 100 year old wall with plasterboard over most of the cavity so it ain't going anywhere. Will report back if it does crack though as it's a valid point! 👍

    Hi , maybe this question should have been asked on the last video but don't roofs built on the back of the house need ventilation in the rafters, its very misleading different roofs need different ventilation?
