I used to live in a house in Akron, Ohio by the University of Akron. It was owned by a guy with two sons who were going to school there. He owned the house for four years until his sons graduated and about six college students rented there at any one time. His sons got to live there essentially for free with the mortgage paid every month by the other students. Great investment for him and his family!

When I was 18 to 35, I would have loved the rear apartment. You could even finish out the downstairs and add a large front balcony. You could put a formal living room, bath, kitchen and dining downstairs. Good deal for college students, newly weds and family with young kids.
I would have put a built in window seat under the kitchen window. With a low cabinet that has drawers. I did this all along the 6” window in my kitchen. Lots of added storage for dishes, appliances and bakeware. Flipping is so rewarding…. Have done several properties and still love it… I’m surprised you haven’t cleaned up the back structure. Financing would be limited with that building being a hazard, no VA or FHA financing with rotting wood and broken glass.

I would have put white appliances in that kitchen since it's so small. A lot of people I know like the white better than the stainless. I also love the wooden cabinets. I would choose different countertops.

I would of changed the window into a smaller window and continued the cabinets/countertop and maybe extended the kitchen where that extra storage area is or made it into a pantry. And added a small corner shower in the half bath. The extra apartment over the garage I would of remodeled it. That will give the new buyer potential extra income as a rental or a mother-n-law apartment. And the garage turn into a storage or a game room area. JMO. Have a Blessed day!
Most loan programs allow ADU rental income to qualify now too once that other unit is fixed up! Could do a FHA reno loan for sure to buy it and finance the reno! Im most excited about that top unit too!

I am no expert by any means, but I think you should’ve finished out that garage and other living space. That would’ve greatly increase the value. You might get somebody that wants to buy it and do that work but I think you would’ve sold it a lot easier if you would’ve done that work already.

Built-ins help to give houses character. The problem with so many new houses nowadays and with many of the flips is that they take out all the character. Leave the niches and the built-ins in if you can possibly do it.
