The only problem with having the 2/3 bedroom on a separate floor is when you have kids. My 3yr old will often wake up in the middle of the night and it's handy to be close by.

Why would it be downstairs? The bedrooms are all upstairs so it makes sense to have the laundry room upstairs. I live in California the majority our two story homes have laundry room upstairs.

Never seen anyone get so excited about a ceiling. For me an 18ft ceiling is a waste of space and those rooms look like a hotel lobby.
