    If I was to live in that house I'd rather not have the upper cabinets boxed in above. That's valuable storage space in a small kitchen, and very useful to have, even for decorative objects. Less work for you too. 😉 Honestly though, as an old person who has lived in homes with both open and enclosed ones I think leaving the top of the upper cabinets free for extra less used items is a good idea. Laying kitchen paper on top makes it simple to clean up there too when needed.

    I get so excited when I see a video from you pop up! I shared this one with my granddaughter and she was like, "Why do you like watching some guy work on houses?" LOL I answered, " He has been working on this for a few years now, and seeing the progress HE makes brings me joy!" She seemed to get the fact that I find joy in beautiful things, like sewing, gardening, and now house building! Thanks so much for another awesome video! I love the harder floor you picked out! I would want that for my home! The other thoughts about designing have been well covered by other folks in the comments! 😊

    Honestly - seal the cabinets and keep the natural wood. It looks gorgeous with black and white accents. It’s so classy, and will really stand out agains the millions of other white, sterile kitchens out there. Also definitely the darker LVP flooring. Love the contrast. And all the more reason to go with some basic stainless steel. My view is that higher quality fixtures (where they make sense) won’t just attract good buyers. You’ll also get higher quality renters who will want to take care of their home.

    I work for a flooring manufacturer, so 1) thank you for buying carpet! 2) my vote is for LVP for durability. I lean towards a neutral cabinet (maybe a light stain or just poly) because trends will change. Clean cabinets is really the key. Are far as the space above the cabinets, if you can add any extra cabinets or floatable storage, that would be invaluable. 🙂

    I would go with brown wood look flooring. It will age much better than grey and transition into the living room better. In a few years the grey will be really dated. Then paint the cabinets white on top and dark blue or dark green on the bottom.❤️🤗🐝

  • @SuzanneBaruch
    @SuzanneBaruch 11 месяцев назад +80

    I'm so glad to see you've hit this milestone! Regarding color choices for flooring and cabinets: I know gray has been quite popular, but it's actually on its way out. I would opt for colors that won't make the kitchen look dated next year. "Blank Canvas" by Behr or "October Mist" by Benjamin Moore would be good choices for the cabinets. Something that approximates wood on the floor would be nice, as this appeals to many people. Steer away from dark floor colors, as they make the space appear smaller and they require constant cleaning since they show dirt and dust easily.
    About the back splash: I know you don't want to spend too much time and money on this, but at least consider putting up something that protects the wall around the stove. Splashes of fried chicken oil, bacon grease and tomato sauce are nearly impossible to clean off of flat paint.

      There is always subway tile. It does not have to be layed conventionally either. Vertical, horizantal stacked, herringbone, 2down/2up. Endless ways of being artistic with a simple cheaper product. Most rentals are either white or some light color that is easily repainted. Sage green maybe, since gray is on the way out?
      I personally love the real wood color, stained and sealed, but not sure if that is an option on these cabinets, and wood looking floors.
      As for the top, over the cabinets, why box it in when you could make a simple shelf top with a rail/or decorative molding as a finish, then it is usable space, keeping it simple.

      Yes PLEASE do not do gray floors. The gray everything looks so dreary and ugly and dated. Just like everyone knows that yellow oak is from the 90s, everyone knows the gray floors gray walls etc is from the 2000's. Just do neutrals that are normal.

    For a cheap backsplash, we used wall panels. We have a straight run of cabinets and I think we used 3 sheets. Cut to size and glue on the wall. We installed them horizontally, not vertically. Our panels have a faux tile look- mottled gray "tiles" with white "caulking." Caulk between the sheets to hide the seams. We did this 20 years ago and they still look good through 3 kids and home cooked meals at least 6 days per week. Grease and crud can be easily removed with a green scrubbie without wearing through the panel.

  • @michaeltutty1540

    Looking fantastic. For the cabinets, keep it simple. A clear finish in a satin finish. A couple coats of polyurethane and done. For the backsplash, a simple white subway tile. That protects the drywall behind the counter so you are less likely to have to redo it later. White tile, grey grout to pick up the grey in the counter.
    Around here you would be looking at $400,000 at the minimum for the house as you bought it. In Toronto, you would be lucky to see it for $700,000 and on a lot about a quarter of the size of that house. Finished, rent would be about $4,000 a month at the high end, but realistically, $3,000. With interest rates as they are, the rent would not cover the mortgage and property taxes. The taxes are going to run at least $1,500 a month aline

    Dark option for the floor. A soft white for the cabinets and a white or very light gray tile backsplash with a light gray grout.

  • @MissMonstar
    @MissMonstar 11 месяцев назад +2

    I personally find the flooring options too dark. I'd go with a lighter LVP away from the gray tones and more towards the medium to light wood tones. Run that throughout the house.
    For cabinets, if you are doing white appliances then I would say either just apply a stain or clearcoat on the current cabinets or paint white to match. For the top of the cabinets, running some kind of panel above them would like nice to bring it to the ceiling. But leaving it the way it is doesnt hurt either. Leaving it open allows for more storage space for things that will not fit inside. Love the series and seeing your progress. Gives me real motivation to fix up my current home and gives me ideas for my rental house I own when the current tenants move out.

    It's such a sweet little house - I like that you're thinking about how to make it nice for the person living there. The countertop is really beautiful! Instead of tile for the backsplash, maybe pick up a 4x8 sheet of beadboard and give it a couple coats of semi gloss paint in whatever color the upper cabinets will be. The seams caulk up great and it would bring back some of the character of an old home. Boxing out all the upper cabinets to the ceiling with some crown would help to make it look more expensive and make the ceilings appear taller, but don't connect the box all the way across the window like a bulkhead. I like everyone's suggestions about painting the lower cabinets a medium gray, and upper cabinets white. 10/10 love watching this reno!

      Personally I was thinking about a earthy green color, but dark blue would also work I think. The space already has white walls, white windows, a white/greyish countertop and a gray floor, it needs some color! Nothing too offensive, but a lot of people are suggesting white or grey cabinets and i think that would make the space look dull. Alternatively the backsplash could also introduce some color

    For the cabinet's, I would do a white wash or a natural stain to keep the wood look. Adding to a more open feel of the space and complementing the natural stone look of the counter top. Could also do a dark color back splash up to the bottom of the cabinets, green , blue, gray. . .

    I think a nice medium gray/beige wash on the cabinets. Painting them could be destroyed quickly and will need multiple paint jobs. I also think a small decorative 2” molding on the front edge of the top of the cabinets would be nice making a 90 degree on each cabinet end into the back wall. Leave the area above the sink open to the ceiling. Love the light over the window.

  • @whiskeyfyre
    @whiskeyfyre 11 месяцев назад

    I'd paint all the cabinets white; it's easy to paint match off-the-shelf-white rather than a specialty color down the road for touchup, and, if a future buyer wants a different color, it's a million times easier to paint over than a dark color. For flooring, I'd do an Armstrong VCT. There's dozens of colors, they're extremely easy to find replacements of, they can take an absolute beating - including standing water for a time- and still keep on trucking. They're also very easy to keep clean. Additionally, they're not too hard to remove if a future buyer wants something more expensive. For the backsplash, I'd do white subway tiles; they're timeless, easy to clean, and easy to replace if damaged. Yes, it's a lot of white-on-white, but splashes of color can be added to the kitchen by renters with tension rod curtains and kitchen accessories to break up all the white.

    A 2 tone cabinet scheme gives the kitchen a higher end look IMO...perhaps navy blue on the bottom and white on the top. (Ben Moore Van Deusen blue or Newburyport blue a great colors both which would go with the gray/white counter. Or medium to dark(ish) gray on the bottom and white on top. An antique brass knob will look higher end than simply black IMO. Of course color is completely subjective. Super job so far; really enjoyed this project!
    Edit: On second thought, i would definitely advise on the blue base cabinets. Grey cabinets with a white and grey counter and white walls/ back splash and a gray floor is going to be very somber - and it will look like a black and white movie LOL. You need some color!

    Been wondering where you got to. Glad to see you back. A one-bedroom apt. has about as many cabinets, so I would suggest using soffit space for storage, maybe European doors that open UP instead of sideways??? It's something I would want. As far as color goes, gray is not a color; it is a shade and it's on its way out. An earthy green is classic and would look quite sharp with a moody burnt orange or red as an accent color to make it pop. Since it's a rental, though, I would give the paint a good coat of varnish for protection. I detest rolled vinyl. It's cheap. Flimsy. And it sounds terrible underfoot if it doesn't have some kind of lining. I recently saw a DIY project where the couple used plain, old-fashioned, square tiles in different colors to create a design. Yes, it's more work, but those tiles are workhorses and easy to replace one or two if something happens. Great music for your intro ... it drew me in and kept my interest. Your wife does good laundry--your t-shirt is nice and white, not yellow or dingy. I love this house. You are not just a DIY person, you have a sense of art and architecture, too. Vinyl plank flooring as the odds of being able to replace a few is better than the odds the others will get a tear. Leave open above cabinets for extra storage as there aren't many cabinets. For cabinet color: what is easier to fix up between tenants? A coat of poly for this time; sand, stain, and poly the second time, paint the third time? That's the order that makes sense to me. Paint should be a neutral like white, cream, or gray.

  • @rmslovesyou123

    The vinyl plank for sure! It's definitely more expensive than sheet vinyl but I find it easy and even fun to install. Plus it just overall looks better and is supposed to be more durable. And maybe white or gray cabinets, or even both with a different color on the uppers vs the lowers. Something to break up all the white if you're not doing backspalsh now. Keep up the great work, always enjoy watching your videos! 💪

    Paint usually doesn't age well on kitchen cabinets. A honey stain with a penetrating oil (Watco) finish: !st coat cut 50%, 2nd coat cut 25%, final coat uncut will withstand a lot of scrubbings. Work it in with fine steel wool; nice, very durable satin finish.
    I know an extra expense but a greenhouse window over the sink would really bring that kitchen to life. Made a huge difference in a small cottage my brother-in-law and I built.

    :Enjoy watching your videos. Like seeing the progress you are making on this house. Colors light bright and easy to clean. The only other suggestion is the hanging light over the window, would drive me crazy there and it doesn't appear centered in the window frame. A flush light fixture would be my choice.

    Light grey lowers and white uppers. I would just put moulding at the top of the cabinets. In a small kitchen, it is valuable storage space for large appliances, such as crock pots or mixers.

    Charcoal grey (or a grey from countertop vein) for the base cabinets and white upper cabinets. Brushed gold or nickel hardware. LVP flooring. Black stove and dishwasher, white OTR microwave.

    Plank flooring and gray cabinets. Don't get white appliances they always yellow and look nasty. At least pony up for black if you don't want stainless. I checked Lowes and the price for white and black is the same and most has stainless for the same. Fridge $300, stove $498 and dishwasher $328 and that was just a quick check, you could probely do better.

    I would 100% go with the vinyl role flooring. Do not do vinyl plank unless you plan to make the whole floor perfectly level! Also, close in above the cabinets. Whether it's paneled or extra cabinets, if it's open as is, it just becomes another place for dust to collect.

    Definitely light on the top and medium color in the middle to separate the floor from the cabinets. Now the colors change to green in the designing world and a gray undertone in the green will make it warm and up to date with the trends. Excited to see what you choose.

    My vote is for the flooring to the right. Paint the bottom cabinets a charcoal grey, and the uppers a light grey. Stainless steel or black appliances, and the sink should match in my opinion. Personally I did mine teal five years ago, but green and taupe are back.

    I think the darker floor sample on the left is the way to go if you have white appliances and black knobs on the cupboards. Otherwise it gets too busy looking.

    You need to switch the two cabinets on the left. The smaller cabinet should be next to the sink for glasses and coffee cups. The larger larger cabinet for plates, bowls and serving/mixing bowls, etc. Flooring…you want durability. Cabinets should be white on top, light-medium to medium blue-grey on the bottom.

    Definitely add a soffit and crown molding above the cabinets. Minimal effort and materials and it will make the space look much higher end and complete. Also, if anyone has rehabbed an older kitchen, that space above the cabinets becomes a mess of greasy dust. And definitely paint the cabinets. With a clear finish or a stained finish (especially on oak), the 80's will be calling you for their cabinets back.
    Use Ben Moore Advance paint on the cabinets - its almost bullet proof.
    You should consider using bead board 4 x 8 sheeting from the big box stores for a back spash. Ive done that in a couple of rehabs. Way easier than tile, and extremely inexpensive, and gives a very interesting trendy look. With a good satin or semi-gloss paint its very easy to clean too..

    Vinyl plank for floors, a white or light grey for the cabinets or maybe a white on top and a darker grey/blue/green on the bottom. It's a small kitchen, so light colors will keep it bright and feel bigger and ceilings taller.

    White cabinets, dark grey floor. Backsplash great. Easy to do and keeps it clean back there. Also, above the cabinets. Wouldn't a framed in open storage be great? You could put so many things up there. Like a box on it's side, so the open top faces the kitchen.

    It's looking great! I'd go with the black/gray/white color scheme. I'd paint the cabinets a light gray, just to have a contrast with the white walls. Pick a gray from the countertop. I'd go with the darker gray LVP flooring on the far left and put that throughout the downstairs. I can't imagine having a painted floor anywhere, especially with renters. When all of the floor is the same across rooms it makes the place look bigger and nicer. I'd go with black appliances and black knobs to match your black light over the sink. My two cents. Congrats on the progress.

    In my house, I would probably go for slightly off white cabinets. In a rental, I'd probably do a light gray. I would think stains wouldn't show up as much and it'd be easier to clean between tenants.

  • @Ragt0p
    @Ragt0p 11 месяцев назад

    I’d suggest a bit warmer floor than your options. A color like Pergo extreme sand dune, for example. Cool tones and grays are waning. Keep the cabinet wood as is or stain transparent white. In a pinch paint a white leaning warm, but the wood grain is nice, and on-trend. I’d go for a mid-tone metal for hardware, not black.
    Those are my two cents. Good to see you in the home strech of this project.

    Looking good But, seeing as the space between the fridge and counter top isn't big enough for much (except a trash can)... I would go ahead and make it an L shaped kitchen and extend the counter all the way to the fridge or put in floor to ceiling cabinets. Reason being, there isn't much storage space or counter space in the kitchen.

    I'd go kind of dark on the cabinets, which will look good with the white wall and countertop. As for the floor, I'd go with the plank- it's held up nicely in the 12,000 dollar house. The house is coming together nicely.

    I would paint the kitchen ceiling and walls with a builder basic white eggshell paint for inexpensive touch-ups. I would install the gray wood-look vinyl plank flooring because it is hard-wearing and does not show scuffs and grime as easily as a lighter color. Thin vinyl sheet flooring is a bad idea because renters will drag heavy furniture or drop cast iron lids that land on the thin edge or drop knives point down or do other things that can tear thin vinyl sheet flooring. We had one renter who disassembled the motor of his motorcycle on the light beige vinyl sheet kitchen floor and left deep scratches embedded with black motor oil.
    I would paint the upper cabinets with a glossy enamel white paint for easy cleaning and to help reflect light in the kitchen and would put brushed nickel knobs/handles on the doors. I would paint the lower cabinets a glossy enamel dark gray as close to the floor color as possible and add the same kind of hardware as on the upper cabinets. If I wanted a back splash to keep splashed liquids from damaging the wall paint, I would use peel 'n' stick plastic sheets designed to look like white subway tiles. They are inexpensive, install quickly and are easy to remove later if you decide you want something different.
    I prefer solid surface counter tops instead of laminated particle board countertops because the former are longer wearing and you can install an undermounted kitchen sink for easier kitchen clean-up. If your budget limits you to that cheap-looking, faux marble countertop, I would at least go for a good quality stainless steel double sink and a good quality brushed nickel finish faucet set that has a spray hose. I would avoid installing an enamel coated cast iron sink or one of those porcelain famer's sinks -- either will get chipped by a careless renter.
