This building was designed and built as a working warehouse and distribution center for a book publishing company, using sustainable development principles. There are many natural and harmonious features allowing an aesthetically pleasing environment for future occupants. High ceilings and large clerestory windows provide diffused natural lighting throughout, while lower windows are operable and shielded to reduce solar gain in the summer. Insulated walls of R-28, and R38 in the roof, maintain comfort and control inside. Efficient lighting, radiant heated floor zones, low-volume plumbing fixtures, and energy-efficient control systems add, to make this property a pleasure to own and operate. The exterior grounds are landscaped and irrigated with drought-resistant plants and structured to take advantage of how the elements impact the building over the course of the year. Passive solar gain on the south side into offices, conference, and lounge areas. Small exterior patio off the lounge provides outdoor seating and a recreation area. Inside, the building is designed as open offices and meeting areas, a library or large conference room, several private perimeter offices, a common kitchen area, two large bathrooms, and several clean and well-lit storage and delivery areas. There is also a second, commercial kitchen with some appliances in place near the loading area.
