I have no idea what she's thinking but she is asking a question and I'm hoping he can say why paying in full is better. I'm not paying off my mortgage because I can make more interest from investing. My interest rate for my house is 2.8 so it's pretty easy to make more money than what the interest payment is. No one wants a mortgage but that's why I justify mine

Never tell your wife, inheritance or gift in your name only is not marital property and you’d be a fool to throw that into joint account. I DONT CARE if you have the greatest marriage in history. Yes id like to hear the entire call to see if their is any extenuating circumstances such as she says her boyfriend asked her to call Dave cause he was too busy or they recently discussed marriage and about to be engaged at least or even how long they have been dating. I'm assuming that they are living together now n renting something. I'm not saying this changes anything about what the best financial decision is which is the reason for her call but it might put the reason that she thinks it's even appropriate to have a day let alone call especially when it is his money, they are not married n it's not even like he's making a terrible decision. Let's say she met him a month or so after he bought the house would this at all be her concern or would she just be happy she found a man she is fond of and vice versa who at least seems to be in a decent financial situation as opposed to a.complete deadbeat or someone really struggling and living with Mom n Dad like many.. Sometimes people look a gift horse in the mouth n go looking for problems when there aren't any. I would caution her about this tendency which can impact any possible marriage or child rearing.

Yep. I was "dating" a man when I got a large settlement. I was careful not to let him put his name on any bills. My three kids and I needed the protection against anyone trying to sneak in on it, and my gut instinct was correct when he became abusive.... Whew! I dodged a bullet.

If he wants to buy the house outright that's his choice, and it's a smart one. No banks involved, no debt, no high interest rates on the mortgage loan, no fees tacked onto the loan for paperwork, filing, and blah, blah, blah. My parents paid off their second home in 15-years by refinancing to double their mortgage payment. They were both working in really good jobs and could afford to do that. They sold that home once they paid it off, moved out of state and paid for their next house outright. No worries beyond utilities, regular maintenance, and property taxes. There is an enormous peace of mind that comes with living in a home that's completely paid off. I think this woman wants some of that settlement money imho. Red flag!

So you don’t want a wife that has her own opinions and is being smart about it. This woman could very well just try to inform herself to support her boyfriend as best as possible. She called into a financial expert to get an opinion on their situation… She never said that she wouldn’t let him do whatever with his money, she was very humble about it… she said she isn’t sure. Just because they aren’t married, doesn’t mean their partnership is any less worthy of being a partnership… I would argue she would make a great wife, because she is trying to be informed and support her partner the best way possible. She clearly stated, he is getting a settlement… but since they are a couple, he isn’t single… they are buying a house… that doesn’t mean her name is on it…, but they are a couple and as that they are picking a house. If he doesn’t take her opinion into account on that decision, then he would be a bad partner (or no partner at all and should actually break up with her) because he is making a longterm decision with his longterm partner… It’s always a give and take and the host was rather rude assuming she needed to be told that it’s not her money… she knows. For a boyfriend or girlfriend to buy a house, solo, while in exclusively dating is a redflag and an insult. He could just wait a few more months to see if she's marriage material. Propose. Then go house hunting together. So he is saying bluntly that he is dating her but not considering marrying her. Or he is not willing to share important decisions with others. If you are going to buy a house while single, be completely single. Or just wait a year to make an informed decision.

I owned a home and had a lot of equity in it before I met my ex wife. When we got married we sold the house in my name, put 20 percent down on a new home(mortgage in only my name, but deed in both of ours) within 1.5 years my ex wife moved out, left me with every bill we had as a married couple. She started a whole new life. Boyfriend, apartment, the whole bit. At divorce time she was entitled to 50 percent of everything. 401k profits during the time we were married, 50 percent of my paid off car, and 50 percent of the house. My lawyer said if I owned the house before her the house would have been a different story. This chick is not marriage material. Who is couldn’t want a paid off home?
It's objectively a poor decision to dump that much cash into real estate. Put down a big down-payment if you want, but finance some of it and invest the rest into safer, more reliable assets that will grow at faster rates than your debt. Real estate is risky and should not make up a substantial portion of someone's net worth.

I think people in bf/gf relationships are in a situation where they are at least invested in the other person's future and therefore have a stake in that person's decisions. I bought my house in cash...no mortgage..... This saved my butt in 2020 when I wasn't able to work because of big "C.V." that year .... My biggest challenge was trying to figure out how to pay the property taxes without a job (any money I made from side jobs was going to utilities, gas, and phone)...luckily my state had a grant to pay property taxes for that year... I applied for the grant, got it, got a job, and moved on and became financially stable again..... meanwhile...my friends were falling months behind on their mortgage payments and were doing everything possible to keep their homes ....
Assets went through the roof during Covid because the fed printed money. Had you invested your mortgage money into any basic index funds you would have made a ton of gains. Would have paid off your mortgage and had extra to live on. You just weren’t able to work during 2020. But had you not paid off your mortgage you would have been setup even better…. Investing is best option because we learned in 2020 that stocks have little correlation to company performance but has more correlation to fed printing money. So….. the fed is going to have to keep printing money till it implodes… which means your assets will continue to appreciate in value. Meanwhile your mortgage payment is locked in…..
You can always borrow HELOC to keep the house afloat. Beats losing it at a sheriff sale. Your friends didn't have that option as they were likely leveraged up the ass.
@@kingtenstudios5870I don't know how things work in the US but in the UK if you had a 25 year mortgage you're just paying off the interest for the first 10 or so years. That's a lot of interest payments you save if you brought your house outright. My mate's average mortgage payments are around £1000 per month, over ten years that's £120k just in interest payments. Why would you do that if you could help it? I brought my house outright, best thing I ever did.
Thank goodness you brought this up! Truly, investing has changed my perspective on how one can succeed in life; working multiple jobs isn't the optimal way to attain financial freedom and unfortunately, we discover this later in life. In the vast majority of states, the house becomes a marital asset anyway. Mathematically, it’s better to take a mortgage than to lock all of your money up in home’s equity.

@@ammar3094 The guidelines vary by state and it’s ultimately up to the judge. In most states, if you’re married for a significant amount of time, the home will become commingled and turn into a marital asset. To keep it separate, you’d have to keep paying the mortgage and PITI out of a separate account that only you contribute to, as well as make repairs out of that account. This isn’t what happens in most cases. A typical case will look something like this: you own the home for a year or two before you get married, during that time, she’s contributing to household expenses. You guys get married and pay bills for the home out of a joint account for 10 years. The wife wants a divorce, then the husband thinks the home belongs to him because he bought it before they were married. Very few people have a household budget, much less the discipline to keep separate accounts and prevent commingling.

Much safer for him to buy the home outright. As a premarital asset it would be hus alone in the event it's divorce. Particularly if he paid the homeowners insurancevand taxes from a separate bank account. She would not be entitled to it post divorce. So yes absolutely the smart thing for him to do.

I went through a divorce. Had the house paid off and kept it because it was before marriage. She fought for it. Instead, I gave her a car and some expenses to pay for first few months of rent, lol. Now I can sell it and make 4x the amount I paid for. Or I'll just rent the house. If it wasn't an ugly divorce I'd have given much more. - Much happier with a GF that is supportive of my business projects, hobbies and damn the intimacy for over 4 years now. Couldn't be happier. Long story short, the boyfriend knew exactly what he was doing. He married someone else ,and she had invested thousands of $,into their home 🏡.

Yes id like to hear the entire call to see if their is any extenuating circumstances such as she says her boyfriend asked her to call Dave cause he was too busy or they recently discussed marriage and about to be engaged at least or even how long they have been dating. I'm assuming that they are living together now n renting something. I'm not saying this changes anything about what the best financial decision is which is the reason for her call but it might put the reason that she thinks it's even appropriate to have a day let alone call especially when it is his money, they are not married n it's not even like he's making a terrible decision. If he wants to buy the house outright that's his choice, and it's a smart one. No banks involved, no debt, no high interest rates on the mortgage loan, no fees tacked onto the loan for paperwork, filing, and blah, blah, blah. My parents paid off their second home in 15-years by refinancing to double their mortgage payment. They were both working in really good jobs and could afford to do that. They sold that home once they paid it off, moved out of state and paid for their next house outright. No worries beyond utilities, regular maintenance, and property taxes. There is an enormous peace of mind that comes with living in a home that's completely paid off.

I owned a home and had a lot of equity in it before I met my ex wife. When we got married we sold the house in my name, put 20 percent down on a new home(mortgage in only my name, but deed in both of ours) within 1.5 years my ex wife moved out, left me with every bill we had as a married couple. She started a whole new life. Boyfriend, apartment, the whole bit. At divorce time she was entitled to 50 percent of everything. 401k profits during the time we were married, 50 percent of my paid off car, and 50 percent of the house. My lawyer said if I owned the house before her the house would have been a different story. This chick is not marriage material. Who is couldn’t want a paid off home?

I think people in bf/gf relationships are in a situation where they are at least invested in the other person's future and therefore have a stake in that person's decisions. I bought my house in cash...no mortgage..... This saved my butt in 2020 when I wasn't able to work because of big "C.V." that year .... My biggest challenge was trying to figure out how to pay the property taxes without a job (any money I made from side jobs was going to utilities, gas, and phone)...luckily my state had a grant to pay property taxes for that year... I applied for the grant, got it, got a job, and moved on and became financially stable again..... meanwhile...my friends were falling months behind on their mortgage payments and were doing everything possible to keep their homes ....

Assets went through the roof during Covid because the fed printed money. Had you invested your mortgage money into any basic index funds you would have made a ton of gains. Would have paid off your mortgage and had extra to live on. You just weren’t able to work during 2020. But had you not paid off your mortgage you would have been setup even better…. Investing is best option because we learned in 2020 that stocks have little correlation to company performance but has more correlation to fed printing money. So….. the fed is going to have to keep printing money till it implodes… which means your assets will continue to appreciate in value.
Meanwhile your mortgage payment is locked in…..

That's a lot of interest payments you save if you brought your house outright.
My mate's average mortgage payments are around £1000 per month, over ten years that's £120k just in interest payments.

In most states, if you’re married for a significant amount of time, the home will become commingled and turn into a marital asset. To keep it separate, you’d have to keep paying the mortgage and PITI out of a separate account that only you contribute to, as well as make repairs out of that account.
This isn’t what happens in most cases. A typical case will look something like this: you own the home for a year or two before you get married, during that time, she’s contributing to household expenses. You guys get married and pay bills for the home out of a joint account for 10 years. The wife wants a divorce, then the husband thinks the home belongs to him because he bought it before they were married.
Very few people have a household budget, much less the discipline to keep separate accounts and prevent commingling.

I went through a divorce. Had the house paid off and kept it because it was before marriage. She fought for it. Instead, I gave her a car and some expenses to pay for first few months of rent, lol. Now I can sell it and make 4x the amount I paid for. Or I'll just rent the house. Long story short, the boyfriend knew exactly what he was doing. He married someone else ,and she had invested thousands of $,into their home 🏡.
If he decuesed it with her she is there in his mind for the long haul. my daughter and significant other have a home together. It worried me at first until I found out it is paid off.

Provided she doesn't take his money for granted, but there were no red flags in what she said - all in all, she is basically suggesting they split the purchase between the two of them (he makes a down paiement for half the house and she takes a mortgage on the other half) ; which is not a horrible-gold-digger plan in my book.
