Great video this one, very helpful, we used to stay in San Luis but haven't been for a few years, we're hoping to one day buy a place between the lakes because of it's micro climate so all the things discussed tonight were very helpful, a big thanks from us 👍

Torrevieja is an upcoming town/city with great developments underway including the excellent new park at La Siesta and the marina development which is coming on nicely. been following you for a while and enjoy your fun and informative videos.
Im looking to buy soon Budget up to €120.000.We wo t be driving so we need to be walking distance or bus route. to amenities.I thought with your knowledge could briefly guide me to what areas.Was looking at Playa Flamenca La Zenia Cabo Roig ...was looking at VillaMartin but i think to far from beach with poor bus service.We started up at Grande Alicante and Santa Pola but ruled it out to far and hilly.Went down into Murcia Los Alcazares but they have had bad floods.So looking at Torrevieja..the places i mentioned.Thanks in advance if you have time to answer.

Hi Steven, thanks for watching. We always recommend you do what we did: come over and see all the different areas for yourself. Everyone is different and has a different take on things so what we might like, you might not. Having said that, we are delighted where we are as it has everything we need and also Torrevieja is a very much, "up and coming area" with the new harbour project, new park in La Siesta, new bus station soon and a massive new development in La Hoya. We have supermarkets nearby and plenty of bars, restaurants and entertainment. The areas we like are all around the CV905 road coming out of Torrevieja towards Ciudad Quesada. These include Jardin Del Mar, Altos del Limonar, La Siesta, El Chaparral, San Luis and Limonar. The new development at La Hoya will be one to keep an eye on but not ready for a while yet.
The places you mentioned are all great places so it's difficult to pick out what would be best for you. I would recommend you get in touch with Helen, Andy or Gareth at Casas Espania to get a feel for what's available in those areas I've talked about and they will set up some properties for you to look at, I'm sure. Can you recommend real estate agents in Valencia and Alicante? We want to buy city centre in one of those two cities so an agent located in the cities would be best for us. Would Casas Espania be a good fit? Thanks x

Hello enjoyed the live, how would you get from urb to urb without a bike, you cover a lot of Kms is this possible on foot?
Hi Clare, Yes, we can walk to several different urbanisations from here in Altos del Limonar. There are lots all within walking distance as this is quite a built up area and will be even more so when La Hoya is finished over the road.

Hi Clare, no, owning a property in Spain does not grant you residency in Spain. You have to still go down the visa route, i.e. non-lucrative Visa, golden visa or digital nomad visa. With the greatest of respect, some of the answers from these Estate Agents are nebulous and debatable. If you want clear answers to the queries that have been raised then my advice would be to seek correct LEGAL advice from qualified lawyers OR from the President and Administrators of the Community of Owners if the property you have bought or might buy is on a Comunidad de Propietarios. AKA a Community of Owners. Do not buy in Spain thinking that you can do what the heck you might wish, because property law is very different in Spain as opposed to the UK. ALSO, they speak of Non Resident Tax being so much lower than on e might find in the UK , true and the "Council Tax" in Spain or S U M A as it is known is much lower than the UK, BUT and a big BUT, if you are on a Community of Owners and have communal facilities like a pool for example then you will be liable to pay Community Fees each year for those communal facilities. These can vary tremendously. For example a Community of Owners with 14 apartments with a communal pool pay 700 euros annually ! That is what the Community of Owners paid when I was the President of the Community for pool maintenance, water electricity and communal areas cleaning etc. So, beware.
Agree with everything you say. The problem is that it is not in the interest of the estate agent, or developer, to divulge all the hidden costs, as it might result in a no sale situation and loss of commission. Information about costs need to be far more transparent at the point of sale.

Hi Roy, Thanks for the comment. I (Helen) am actually a qualified real estate agent and legally registered with the Valencian Community, therefore my agency complies with the law here in this area. We did actually say that community fees can be anywhere between 100-3000€ P/A depending on the community and the amenities within the community. Any good agency will be able to tell you the community fees of a property before you buy and I would advise anyone to find out this information before considering a purchase as some fees are equivalent to the costs each month of a mortgage. The council tax equivalent here in Spain isn´t called SUMA. SUMA is the company in this area employed to collect it. The tax is actually called IBI (Impusto sobre Bienes Inmuebles). Again, any decent agency should be able to tell you this amount before you make a decision to purchase. Our answers to questions were as accurate as possible and for questions about subjects we are not qualified in, we did say that we are not experts and expert advice should be sought.
I would never buy in Spain, rip off prices and poor quality building work. The 90 day rule, and pressure from the Spanish government to curb the influx of tourists will have a massive impact on property values.

I personally think the prices in Spain are generally low and good value. The 90 day rule is the main issue for me. I might still buy in Spain in the future
