Thank you Cal for the work you’ve done 🙏 I had an apartment viewing last August around Sathorn and I’ve seen four apartments at MET but didn’t like any of them. I’m a swimmer and the pool was very tempting. It was the reason why I was looking at MET 😂 The construction was also a “no thanks” for me.

This was your best condo video yet Cal... Really liked all 3. Nice combination of well maintained condos, not too old / dated, spacious, nice common facilities. Could really see myself living in any of these 3. Sathon area looks nice too..

I might have 3 more. Perhaps I’ll do a video ranking areas with my personal rationale. But I also like Phromphong, Asoke but south of Sukhumvit and Ploenchit.
Great vid Cal! I really liked the Met better than any of them. Hard to beat 94 sqm and the pool!
I liked the building as well. Tennis courts at my doorstep would be fantastic.
They are a bit pricey but very modern and nice looking plus the location is excellent too

Aside from location, not one of those condo units were appealing given their prices. Building yes, units NO. I would love to see more modern well decorared units that are further out from the city centres.
You can definitely get good value outside the city center. Personally, I rank location as the number one factor when I’m looking for a condo and the series started out from me looking for a new condo myself… so its mostly focused on the central areas. Of course we all have different preferences; I’ll see if I can find anything further out.
Glad you do wall checks and bed comfort checks too. But what is considered a comfortable mattress? (Soft, medium or firm)
Also really like the huge lap pools which are great for swimming. That’s a great amenity.
Normally I will comment if a mattress is either soft or hard. Comfortable is generally neutral and indicates that the bed is higher end. Hard to describe it exactly but if you’ve slept on a high end bed, you know what I mean! Cheers
All are very nice, but #3 is stunning, especially the common areas. Pricy, but as you pointed out, that does include utilities and maid service, so you have to factor that in. The first one is by far the closest to a train station, though.
The facilities were fantastic. Had the five star hotel feel. Another big plus there was the short term lease option. This is actually very hard to find. Cheers!

Oddly enough, the more of these luxury condo videos that I watch, the less interested I find myself with the common area ameneties and the more convinced I become that smaller is better. Must be a reverse psychology thing going on... hahaha! :)
This may seem to be an odd question, but, do you ever check the trash disposal areas? I would do so, esp. in an older building, since, if these areas are not kept clean, problems with odors and pests such as ants, cockroaches & rats are much more likely.
Normally the trash areas are cleaned quite regularly… haven’t actually encountered a building where that was an issue. But definitely worth checking before you rent!

Great review! How do you handle the smog during the polluted season? Do you relocate to other regions?
I live here. This year has been particularly bad for pollution and will definitely consider splitting time a bit more in the future.

I don’t currently do relocations. It would be an entirely different business, and at the moment I’m quite busy with quite a few projects alongside work. I will look into it though, as I think it would be useful. Are you looking to move?
All three are awesome, bit big for my needs, do they do a smaller unit, 1 bed? If so what size and price? As oters mentioned the price for these large 2 beds is a bit steep, these are western prices, always feel if you are moving to Thailand you should not be paying western prices for your condo, otherwise it defeats the whole object.

They have much better access to be able to answer those questions. Prices can definitely be higher in some of the nicer areas of Bangkok. But you can also find cheaper condos a little further out! Cheers
Thanks for the tour, they all look great. I’d be curious to know if the first two have 1 bedroom units available. #3 seems overpriced even with cleaning and electric. I’m thinking it might be quieter and safer at places without the 1 month leases. And is that 1-2 month deposit? Looks like less than a 20 minute walk to Lumpini, which is a big plus.balcony, an oven, and a bum gun I’m good

Actually the third condo building is almost entirely owner occupied… they just have a few units that the rent as serviced apartments monthly on a specific floor. For a short term lease I think that one offered great value actually… especially as it’s all managed by the property (whereas airbnb can often be against many building policies). Cheers!

Its tough to get the balance right. I added those sections to show the area, building and units more fully. I think hearing my voice talking or random noise throughout the entire tour will likely garner even more complaints!
Are all these condos furnished or do you only look at furnished ones? In America this is much more rare and I’d be skeptical of the cleanliness of a mattress that I didn’t buy myself.
They are normally furnished in Thailand. It a bit different here for that. You can negotiate new furniture but most landlords prefer to keep the furniture as they don’t have anywhere to store it.
To condo owners usually take credit card each month or what's the best way to pay?
How do you pay utilities?
You can pay utilities with a credit card at 711. Rent needs to be paid using bank transfer.
Thanks! Bangkok definitely not a deal anymore. Not a fan of the tiny living rooms where the tv is right in your face. I would need something way more spacious. Too bad the newer buildings are all so tiny.

Hmm... the smog problem certainly makes a high-rise unit with a view somewhat less appealing. Every day that you look out your windows, you'll just be reminded about the air quality... or rather the lack thereof. It is almost better to be on a lower floor, or have no view at all. I remember when this was the case in Los Angeles, back in the 80's - the smog was so bad that it looked like fog.
Well... it took many years, but LA managed to improve air quality significantly, via strict emissions control laws & policies. Hopefully, Bangkok can do the same.
True. Although the pollution normally only lasts a month or two. The rest of the year tends to have quite clear views. You can get some great value on lower floor condos and even houses though!

Yes, the round two pronged plugs work here.
@ Which one is closest to Lumpinee Stadium? Do you know of a newer condo near Lumpinee Stadium that has Balconies?
I’m not too familiar with that area as the new stadium is quite far from the city center in northern Bangkok.
Some snazzy places but i prefer the country side ... Going for evening rides on the scooter with my wife on the back roads where there is little traffic ... Just have to watch out for stray doggos and monitor lizards...

It's the short-term rental price. You can negotiate on price for a longer lease, but definitely a pricey place overall.

@@thebangkokguide I did put on sale few months ago- it is a great location which is a very desirable in Pattaya. Only 5 min walk to The world famous Chocolate Factory restaurant and The Sky Gallery restaurant. Oxygen restaurant is amazing on the water five min walk.
I would go with Asoke, especially on the south side… or even closer to Nana but near the entrances to Benjakiti park. I think these areas will only get more popular over time as they continue to gentrify. I’ll cover buying condos in an upcoming video.
Unit 1 and 2 are good. $2000 grand for a glorified studio for number 3 is over priced.
Unit 1 and 2 were definitely much bigger. Unit 3 is a bit special though as it has short term lease availability and is actually great value when compared with what’s on offer in places like Airbnb. I think it almost could have been a separate video as it’s a different market.
bit pricey for 2nd world country, and its just a rental...guess if your already 65 + its more reasonable
The larger multibedroom units in nice areas tend to be a little pricier.
Two things...
I can't tell if you're just not really filming all of the actual gym equipment for muscle building, or if none of the gyms actually really have a good selection of machines. Like the first building had a whole cardio room and then when you get to the muscle building room there was cardio in there too... Like why?
I have really become a fan of your videos but something seems to be kind of off. Once you cross $900 a month or so on a two bedroom It feels like what you get in the actual apartment between a $900 two-bedroom apartment and a $1,500 two-bedroom apartment is really not that far off. It feels like if the apartment doesn't have a high square footage or square meter space amount that there really is barely any difference between a two-bedroom for say 900 to 1,000 and a two bedroom for $1,500 to 1, 600.oo... am I trippin?
When it comes to gyms, it can be a bit tough to film sometimes. The first condo had two groups working out in the weight room and I had to circle around and avoid filming people for privacy reasons. Sometimes that can lead to missing equipment if it’s in use.
In terms of pricing, I definitely notice a difference between the $900 and $1500 two bedroom units… it can come down to quite a few factors, size, build quality, amenities, modern and especially location. Usually it’s a mix of these factors but I find it quite noticeable personally. I’ll cover price in more detail in a video soon as it’s useful to have an idea of what your looking at in each condo. Ugh - more soulless condos! I am sure they are very easy to live in but are not "homes" more like hotel rooms. The common areas are amazing of course but no one ever uses them. Maybe you could go look at older style condos that have some character?
