    Basel... it is the common practice that as Renter, you have to ask for 2 months Advance and 1 month Deposit from your Tenant. The 2 months Advance is for Tenant's option to consume the Rent before he leave the unit by informing you that they will be Leaving. The 1 month Deposit is for their Bills (Electricity and Water) to cover the payment because once they Left, the bills are not yet issued. So, maiiwan ang mga Bills na babayaran. Now, doon sa 2months Advance, puedeng doon mo na rin kukunin ang mga Damages nila sa unit mo. Kung kailangan ang Repair or may mga Missing Items, doon mo puedeng ibawas lahat kapag biglaan ang alis nila. You should inspect the unit right away once they advice or inform you that they are leaving. And also, once it is Semi Furnished Unit, you have the inventory and they have to sign it para babayaran ila ang mga missing or damaged items. Dapat may inventory ka with Pictures of it, at naka-Perma sila as acceptance. You can file CHARGES against them for MIS-USAGE (Vandalism) and Missing Items.

      Some condo lessors are asking for minimum 6 months rent for long term lease, aside for cash bond in case of minor damages. Electricity must be prepaid or simply known as Meralco Kuryente Load for rented condo units. Users will reload credits for as low as Php 100 (110 for retail) same as cellphone load to be able to use electricity.
      Rent must be settled thru a post dated check.

      Basil , you’re too nice kasi. Think, it’s your business source of your income. Ask for 2 months advance payments. Omg, they’ve even steals your rice cooker & microwave grabe sila ! Next time ask for their informations & then, check if they’ve good records from the Police. Watch out Basil sometimes what the Chinese do they’ll rent your place & then, Drugs Transaction start going on. You watch the news right ? You don’t want that to happen to you. So, be very careful. Your intentions are good but, wrong people are just out there. God Bless 🙏😇❤️

    The DFA if you have the copy of the tenant passport so he will be blacklisted in the Philippines.

      Not only that, passport holders of those having "criminal records" in any country must be revoked in their home country. Lifetime ban for overseas travel must be imposed by INTERPOL to avoid doing crimes in foreign lands in the future.

      It is best ir you ask for 2 mos deposit and one month advance. Just in case the tenant cannot pay rent and damages incurred in thr place including utilities you can apply from the deposit.

    My friend who owns units in MOA was told by the agency handling the rentals NEVER to rent to Chinese renters. They will RUIN your place.

    I can share you how to manage a rental property since I own a few here in the US & PH. Before a tenant rent your property, have them sign a contract that says that every 6 months, you as the owner will inspect the unit to make sure the unit is in tip top shape. If some repairs needed, you can have one of your maintenance guy fix it during the inspection. Make sure the tenant is present while you do the inspection.

      That's right, It should be stated clearly in the contract. 6 months might even be long for scrupulous people. In my property, I have stated that my trustee can visit the property at least every quarter and MUST be FREE to inspect the whole property. .

      @@bechay64 the landlord has to abide the State Law where the rental property is located. The State Law seems to side with the occupying Tenants Rights. So, we only do every 6months thorough inspection of the property, every nook & crannies.

      Im also a landlord here in sydney 6months or 1yr is best contract list involved 3rd parties like realstate and insurance incase of fire or water damages.

    always ask for Bond deposit so that you are secure if they break or steal something. If nothing happened after the contract they can have it back

    Have a “walk thru” with renter before and after occupancy and have a check list of appliances, furniture etc. Deduct broken or lost things from security deposit. This can happen regardless of race.

    I suggest that next time you have to impose a SECURITY DEPOSIT ( a good amount ) to cover whatever they will break. To cover any losses. That’s how it works here in the USA.

    Yes I had Chinese tenants sa condo ko and we usually ask for 2 months deposit and 1 month advance, just in case may damage sa unit. Liability din niyan ng broker who rents it out. Also put in the lease, that they should leave it "broom clean".

      This provision mentioned here is under rent control law, rents above Php 10k a month are not included herein. Condo lessors usually ask a minimum 6 months rent in advance, plus cash bond to cover utility bills and minor damages. Owners with tenants having bad behavior must have to call the nearby police so they can't return back to their country and able to file and face criminal charges if proven guilty.

    I have 2 units as well rented by Chinese Pogo. I visited as well, it was shocking how dirty it is. Tenant is not cleaning at all, the worst thing invaded by cocroach. I gave a warning but was not able to follow up bec. I leave abroad

      People with criminal records must be cancelled and revoke the passport automatically in their home country, not just blacklisted for entering into the Philippines or in any country where the crime has been committed. INTERPOL.
      Every country must require study, visit or working VISA for foreigners entering to their country, however, there are some countries are exempted from visa requirement to attract more foreign tourists. Just bring their passport and national IDs.

    The condo admin should have not allowed them to moved out without your consent. They should have called you that your renter is leaving

    Not all Chinese are like that, we also have tenants who are good payers. But there are some who left our condos so full of cockroach and TV's and table glass damaged. There are also Filipinos who didn't pay rent and did not pay their bills.

    Yan ang sad part sa nagpapa rent, ang magkarun ng balasubas na renter, may ask for a security deposit good for 3 months, refundable pag umalis t walang na damage and even naiwwn na mga utility bills…😢

      There is Meralco Kuryente Load in place, a prepaid electricity service designed for rented residentiial units. Users must have to reload credits first before using electricity, which is similar in buying cellphone load.

      Danas KO to pero hindi chinese kundi kapwa ko pinoy, grabee biglang umalis taz nag iwan ng mga basura, sira ang mga cabinet, toilet basag, binitbit ang tv at nag iwan ng bill ng tubig na hindi binayaran.

    My wife and I have a condo in Cebu. We tried putting it up for rent and the first tenant was Chinese with a local girlfriend. They were there for six months, stopped paying rent after three months and wrecked the unit. Your damage was pretty minor in comparison. Good luck with your next tenant. 😭

    Ung amo dto sa Taiwan may Airbnb at aq ang ginawa nyang co host kc nsa Japan cla ng family nyan ngaun,, every time may guest i always check the unit bago cla dumating para mkita q everything is ok,, after check out ng guest aq rin mag lilinis at check qng lht qng may nasira or nawala,,, kpg may nkita aqng problema agd report aq ky boss tpos report nya sa Airbnb...if im not mistake if may masira babayaran ng guest based on their agreement at pdeng ma banned ung guest sa Airbnb nila

    Dapat po kasi may deposit kayo para kung may mga sira o nawala sa unit nyo may habol kayo, babalik na lng pag clear na ok naman unit nyo pag check out nila.

      Tama regarding sa dumi. I was expecting it to be very bad. It looks more like regular wear and tear na di lang na sunod ng repair. Yung mas masama is yung unpaid bills and missing appliances.

    Before leasing your property, ensure that there is a contract signed by the tennant, if foreigner have a copy of his/her passport, have a photo of tennant, if only with tourist visa, contract should be not beyond the days granted. If complete with furnitures, be sure that the tenant signed the lisy of items/equipment in your unit

      I once went to a trade show exhibition sa MOA. Yung 1 store selling chocolates owned by a Chinese or Chinese corp. I saw a Chinese guy in a suit spit on the floor inside their booth. I asked their Filipino staff there who confirmed he was one of the Chinese owner or organizer. Needless to say, I didnt buy anything from that store. I left as fast as I can

    If you are not renting the place for 10k or below, then you are excluded from the R.A. 9653, set a security deposit or cash bond that will be returned to the tenant when all is well and good and she wants to move out, otherwise the money will be used to repair and replace property damage or theft, It would probably be a good idea to set it at the equivalent of 6 months (limited only to 2 months if rent is 10k or below) or more specially if it's fully furnished with expensive equipment. Aside from that you can also exceed the 1 month advance and set it to 6 months or more also, also add a clause in the contract that you will inspect the unit every 6 months or quarterly if you wish and the tenant present in the inspect to keep the unit in tip top shape and repair anything that needs to be repaired to keep the place livable and comfortable.

    The condo was left relatively clean and tidy. Just a few appliances missing. You are lucky some landlords have their property completely trashed, the deposit will cover the cost of a microwave and TV.

    I rent out properties in PI and US. You really have to do your due diligence and make sure you get a deposit, 1st and last month's rent. Tenants can only get it back if they clean up and follow the rent contract.

    Thats why i asked for a 2 month dep. Minor damages lang naman so di naman super abono. Ur supposed to replace the pillows n blanket syempre for the new renter. Also mga appliances di naman talaga kasali so if u put it there dont expect them to maintain it for u. Especially plants 🤣.

      Dito sa France, NASA contract na kung ang dinatnan mo ganun din pagnag-transfer ka. Malinis lahat pagalis mo. Kakasuhan ka kung hindi nagbayad ng mga bills, kung sira ang appliances papalitan yan or iparepair muna..talagang istrikto dito....alam ko kasi 2 apts. Ipinaparent ng asawa ko at may agency na nagha-handle sa renting. ....

    That is why 10% security deposit is very important just to cover everything that is damage upon check out. Being one of the employees working in real estate this happened really but because of security deposit it will cover atleast 40-50% for the repair and maintenance cost.

    Next time rent it out to the tourist or Filipino balikbayans who comes home for a holiday for three weeks or for a month. Then ask for the payment already so they couldn't scape from paying. You can also ask for extra deposit incase the tenant destroys something. The extra deposit can be given back if everything in the unit is clear.

    Sir Basel, you have to ask for first and last rent payment. The last payment will cover for any destruction made on the place, you also have to monitor the utility bills if being paid on time. Otherwise, you will cover for any unpaid bills. There should be rules/contract with made with the tenant.

    Basel ask any renter about "compiala" its common now in Jordan ,and u should check ur flat 10 days prior before the tenant leave so u can ask any amount if there is damage in ur furnitures.

    Same here our second house is new and clean. When the tenant rent our house in a very low price.I warning them no to scattered their things. But I was shocked when I surprised visiting the house starting from the entrance door of first floor going to the second floor things are scattered of garbage and others extra things that I can’t imagine how to clean?.

    You should've checked your condo before they left.That's what landlords usually do so if ever there are damages in the unit, you could make them pay for it.

    Advice sa mga nag paparent dont put appliances in the unit house or studio..its not your own private house to use, kaya isipin nyo na iba at iba ang pag gamit ng mga titira.
    Bed is ok,and aircon or washing machine pero minsan sinisira din ito o ninanakaw o binibenta.
    Normally wala bridge tv,microwave, ricecooker ang mga units,unless hotel pinaparentahan mo na my impleyado ka na daily cleaner to check all if ever is in good condition...unfortunately u did not do ur home work.
    Im also a landlord here in sydney and the best way to do business is to have 3rd parties like realstate and insurance.
    Short stay is the worst tenants unless like i said you have hotel,hostel to rented out and employees.
    Quick money always have a risk.
    Contract is best paren tlga, 6months and yearly list is the best .

    Before you let them moved , you have to do inspections first! My Tenant did like this to our property. They tried to sneak out in the middle of the night but we inform the security guard not to
    Let them go without our permission. They end up paying the damages.
