I did not believe the "tea" when I heard the story that K & R were buying a bigger house. First thing I thought was that (if the realtor said that) it was a sales technique to keep the price up rather than letting an interested buyer think the seller was desperate/in a hurry to sell the house. It is obvious that the house is not in the best shape and will require some updating and work - and that's AFTER paying way too much for it!!
@@thompsoncindy42 actually, when a realtor tells me that, I’m thinking I’ve got a negotiating tool to buy it for a lower price. Why? The seller has to continue to pay the house payment, taxes, upkeep, insurance and so on. They lose monies if it continues to sit.
Agreed that info on them buying bigger is ridiculous. That house is a loser in that market. It’s a fixer upper meant to be used part time due to the utilities being cistern/propane/etc.
Kody and Robyn are leaving that house because they can't afford the bills and maintenance. It was supposed to be a vacation rental - not a home someone lives in year round. It was a ridiculous purchase from the start. And he really thought he could afford it after living in $300K - $400K homes in the suburbs with significantly lower cost of living!
When I read that the realtor stated Kody and Robyn are moving closer to downtown Flagstaff, I understood that to mean that they are unable to pay the monthly expenses, i.e., electricity, water hauling, etc. They are moving closer to town to reduce their monthly costs. Another thing, with all the lumber that Kody has access to, he should have had the deck in better repair.

Think about that, and all they have were some window-shaker units, probably only in the bedrooms, because those little things couldn’t possibly cool that huge house. I just can’t imagine living in a hot, dark(heavily shaded from all the trees, so you know the house sits in shadow mostly) house with Grodilocks. Think about a hot, irritable, cranky Kody, constantly having a new meltdown because he’s too hot. It’s the stuff of nightmares.
No one‘s gonna pay that much for that house. It doesn’t have air conditioning. You have to supply your own water. It’s actually falling apart from what I understand and has a very bad mold problem. Who is gonna pay for their new house?
Just a few years ago he did not have credit to buy Christine's house and wanted to leverage Janelle's. It could be a sale that requires the McMansion to sell first to go thru with it. However, I don't think they have the money to buy a house outright when their funding has gone down.

Hey James. Arizonan here - I live in a suburb of Phoenix (not Scottsdale). If they are moving to Scottsdale, what they can afford depends on where in Scottsdale they are going. Scottsdale is large geographically and ranges in price. My former brother-in-law lived in a trailer park that was within Scottsdale city limits so it had a Scottsdale address but it was a trailer park. Most folks outside the state think of old town Scottsdale because that's likely what they come visit - art galleries, restaurants, bars, resorts, etc. But there is far more and it's a range price wise. I personally think it's all b.s. - Just a drummed up storyline to generate interest in the upcoming season. House is in desperate need of repairs and way overpriced. I think it stays on the market for a while and then gets taken off quietly. That's my take.

FYI: Real estate agents ALWAYS tell you that the current owners are moving to bigger and better. That they were sad to leave their home. The truth of it was that they were moving into A town. They did not identify Flagstaff as THE town. In a town, you get school bus service, maybe the kids can walk to school, kids can have friends without parents driving them anywhere, municipal service (water, power, snowplow, etc.). Urban living, not so isolated. Access to retail. What I found significant is that they are moving away from the COYOTE PASS property which is walking distance from McMansion.

They want to hear about noisy neighbours, isolation, trespassers, bad neighbours, drugs, divorce, job loss, back taxes, house costs too much to carry, house is falling apart, are they under pressure to sell by a specific date, how flexible is the price, etc.

I assume there is no well water in the area, otherwise it would have been much cheaper to drill instead of spending over $600-$1,200 a month to haul water in. There would need to be a lot more people building houses in the area for it to become cost-effective for the local municipality to spend the millions necessary to install water lines and other capital improvements.

Water is an issue when buying land in the western states. Most people that I know of do not solve that problem by trucking in water. It's just not practical. They buy a place with access to water.

I agree with you. And thanks for putting a realistic review on these rumours. I don’t think their realtor would not share the truth about the reason for sale, nor would speak negatively about their client knowing it could affect the commission. We have to stop getting caught up in the drama and think logically.
Of course the realtor isnt going to make it sound like they need to sell because they cant afford it. That would make you as the seller look desperate & could affect how much profit is made on the house. You won't find many realtors telling potential buyers that the previous owner is moving because they no longer have 3 other adults supplementing their lifestyle & need to move fast.
What if they are buying the new house before they file for bankruptcy so they can still qualify then after any judgements that may be awarded his other wives and any creditors they may have they will clear the board and owe nothing to them

September is the best time of year to sell a vacation home in ski country. Flagstaff is ski resort country. The skiers are chomping at the bit to start ski season. Those who have always said, 'I'm going to buy a winter home here someday". They are property hunting right now.
I don’t think that Kody understands that being a celebrity (and I use that term loosely) is more of a deterrent than an attraction. It’s not a house that they can turn into a tourist trap. I know this is a unpopular opinion, but I’m a realtor, and I 100 % sure that when K/R bought that house, the lender would have required Meri and Janelle to sign statements that the money they gave was a gift and did not need to be repaid. That’s standard and happens a lot. Parents (family) gives money to their children all the time for help with down payments etc. Before the bank would loan them money they would need proof that the borrower doesn’t owe money to other people. If they did legally owe the money there would be a lien against the house from Meri and Janelle. If M/J tried to sue they would perjure themselves.
IMO the property taxes and house insurance have increased. I know for my own property in New Orleans, my house/hazard insurance increased from $3,600 when I bought the house (a duplex) to $7,200 in 2023 and for this year they wanted $16,520. I could not pay that. I would have to rent my side of the duplex to pay for the insurance. I was able to find insurance with same coverage for $7,099. I have hurricanes they have fires to be concerned with. I know California insurance has blown up. Kody and Robyn are not celebrities of any value. The utilities and water costs are ridiculous. Who buys a house with those costs.
Hi, James! The realtor must be truthful when asked questions. Otherwise, the deal could be jeopardized after the sale. That has happened before. Think about if God forbid, someone falls off the deck. If the realtor says, "Oh, there's nothing wrong with the deck railing." The new owners' lawyer can sue the realtor for lying and the former homeowner.

Moving unanchors people from 'But we've always done it this way' thinking. I know several couples who moved to new houses thinking it would save their marriages. For a few, it accelerated their divorces because it unanchored them from the familiar and the good memories of the original family home. For a few others, it delayed the divorce because they were both making time to adjust to the new normal first. For a very few, it made them reevaluate their lives together and their next phase (where to live, downsizing, empty nest, retirement, etc) to see if they still wanted the same thing. Moving to save a marriage rarely works when the root problem is something else.
She already said she is done with Kody. She lives in Utah. Same as Christine and David. Now Janelle moved to North or South Carolina to be near her daughter.

Agree they could be selling to get their original investment out of the property and repay Meri and Janelle. But it’s expensive to live in that house. With less income coming in, they may want to find a house where utilities are way less expensive. NOW, has anyone checked to see if there are any tax liens on the property that they are selling?
The Browns especially Kody doesn't care or think about kids and school. They moved in middle of year to Vegas then again moved to flagstaff they were not all moved into the houses during the Christmas season

We live West of Phoenix and we have solar and a pool. Electric costs during winter may give us a monthly credit or a small charge. we never paid more than $50. In summer with AC and having to chill the pool our highest bill was $355
The one thing I know is true, if Kody and Robyn have to make a financial decision they will always pick the stupidest one.

@@mamakat1072 As a realtor friend of mine once said, "Never tell your realtor anything that you don't want repeated to prospective buyers". 1) Realtors are gossips. They tell each other everything. 2) Realtors will use anything to get the best price or terms for their clients.

I assume there is no well water in the area, otherwise it would have been much cheaper to drill instead of spending over $600-$1,200 a month to haul water in. There would need to be a lot more people building houses in the area for it to become cost-effective for the local municipality to spend the millions necessary to install water lines and other capital improvements.
@@kristinesharp6286there is no city water there. They have a 5000 gallon water cistern. Companies will deliver water the same as companies have to deliver propane to heat and cook.
Water is an issue when buying land in the western states. Most people that I know of do not solve that problem by trucking in water. It's just not practical. They buy a place with access to water.

Im more prone to believe the story from the TLC employee who said Kody was a broke joke! That they had to use their own vehicle's to move K&R to Vegas and TLC had to pay for their accommodations until the place they're moving to becomes available
They are asking too much for the house. Simply based on the amount of work that needs to go into the home. No one will pay that amount of money. Knowing so much of it needs to be remodeled.
Exactly, if they are even close to that price, they need to at least fix the repairs like the mold issue, rotten deck rail, and get rid of that nightmare outdated wall unit.

Instead, a fancy house for Kody and Robyn is the priority, thus making them appear selfish.
I agree with you. And thanks for putting a realistic review on these rumours. I don’t think their realtor would not share the truth about the reason for sale, nor would speak negatively about their client knowing it could affect the commission.
We have to stop getting caught up in the drama and think logically.
Of course the realtor isnt going to make it sound like they need to sell because they cant afford it. That would make you as the seller look desperate & could affect how much profit is made on the house. You won't find many realtors telling potential buyers that the previous owner is moving because they no longer have 3 other adults supplementing their lifestyle & need to move fast.

September is the best time of year to sell a vacation home in ski country. Flagstaff is ski resort country. The skiers are chomping at the bit to start ski season. Those who have always said, 'I'm going to buy a winter home here someday". They are property hunting right now.
I don’t think that Kody understands that being a celebrity (and I use that term loosely) is more of a deterrent than an attraction. It’s not a house that they can turn into a tourist trap. Nobody wants to deal with tourists rubbernecking in front of your home. Or has the ability to get the level of security necessary to stop it.
They are asking WAY TO MUCH for their house! His credit is trashed now, there is NO WAY they could go bigger. I think they will be stuck with the house until they lower it down. I know this is a unpopular opinion, but I’m a realtor, and I 100 % sure that when K/R bought that house, the lender would have required Meri and Janelle to sign statements that the money they gave was a gift and did not need to be repaid. That’s standard and happens a lot. Parents (family) gives money to their children all the time for help with down payments etc. Before the bank would loan them money they would need proof that the borrower doesn’t owe money to other people. If they did legally owe the money there would be a lien against the house from Meri and Janelle. If M/J tried to sue they would perjure themselves.

IMO the property taxes and house insurance have increased. I know for my own property in New Orleans, my house/hazard insurance increased from $3,600 when I bought the house (a duplex) to $7,200 in 2023 and for this year they wanted $16,520. I could not pay that. I would have to rent my side of the duplex to pay for the insurance. I was able to find insurance with same coverage for $7,099. I have hurricanes they have fires to be concerned with. I know California insurance has blown up.

The realtor must be truthful when asked questions. Otherwise, the deal could be jeopardized after the sale. That has happened before.
Think about if God forbid, someone falls off the deck. If the realtor says, "Oh, there's nothing wrong with the deck railing." The new owners' lawyer can sue the realtor for lying and the former homeowner.
Realtors don't have to tell you the truth about why they are selling. The only thing they have to disclose are known issues with the house.

Moving unanchors people from 'But we've always done it this way' thinking. I know several couples who moved to new houses thinking it would save their marriages. For a few, it accelerated their divorces because it unanchored them from the familiar and the good memories of the original family home. For a few others, it delayed the divorce because they were both making time to adjust to the new normal first. For a very few, it made them reevaluate their lives together and their next phase (where to live, downsizing, empty nest, retirement, etc) to see if they still wanted the same thing. Moving to save a marriage rarely works when the root problem is something else.
They are broke IMO and they probably tried to stay at Meri's B&B while trying to sell ..and she said OH hell NO, I'm renovating.
She already said she is done with Kody. She lives in Utah. Same as Christine and David. Now Janelle moved to North or South Carolina to be near her daughter.

If Kody received life insurance benefits from the death of his son, whom he spoke disparagingly on tv and never apologized, and this allowed them to buy a new home, it feels terribly wrong.
The biggest craziest house I was ever in was in Scottsdale. It had a underground parking garage, & a actual park sized fountain in the lobby.

We live West of Phoenix and we have solar and a pool. Electric costs during winter may give us a monthly credit or a small charge. we never paid more than $50. In summer with AC and having to chill the pool our highest bill was $355
