    There are no "pro's" to having an HOA. I bought a house in an HOA neighborhood. I didn't sign the HOA agreement. I pushed it off and closed on the house without signing. I told them I wasn't going to sign, and they flipped! Went to court and won. I think I just increased the value of my house by not signing. Others houses in the neighborhood have been on the market for years. People are waking up to the HOA nonsense

    Yeah... this solidifies my discomfort with people dictating how my home can look. I understand safety and noise concerns and policy but outside that it seems insane to pay others to tell me what to do AND pay full price for MY home.

      Yup! Because the county does not want to maintain the storm water run off facility, they make the developer build one and place it under an HOA. That way the county can tax you and the HOA can assess dues. What you get in return is nosy neighbors who are volunteers who then decide what color flowers you can have in your own yard. We are buying a new home just 2 years after buying a new home, only this one has no HOA (just covenants without an HOA). No hassles or dues or boards or nosy neighbors!

      Yes, because the county or city will take care of junk cars and tall weeds. All you have to do is call them. And there are plenty of things wrong with HOA homes. That statement is ridiculous, hoa homes are in repair.

      Safety and noise is already regulated by the Government and various departments. If your house is about to crumble, they'll shut it down. Some HOAs even control how your curtains look, lmao. Plus you have to pay a "mortgage" to them forever, even if you paid it off to the bank in the form of HOA dues.

    Well this video made me know for sure I don't want an HOA house ever. Because I'm the type of home owner that wants no grass, only flower beds and vegetable gardens. I want a greenhouse and a kiln and maybe even chickens. Never an HOA for me.

      We have lived here for three years and the guy across the street is mad because I put up Ring security cameras. I told him to buzz off because there is no covenant regarding security cameras. In retaliation he then came up with a limit of 3 cats or dogs total. We have 2 old dogs and 2 old cats. They are telling us we need to comply. They can fine us and place a lien on our home. We are now selling our dream home because we love our pets. Never anticipated this when we bought.

    I agree, older homes had character, I'm not an artist but homes in the 80s look more attractive than homes today. No artistry from current home builders today.

      Thought this last night as I drove home through my neighborhood. Every house is different and unique,has different trees,architecture landscaping.very peaceful and relaxing.when I drive through a new neighborhood,feels like every house is almost exactly the same.

      Yup. Every house looks the same. People have no sense of upgrading or doing something with their home because they’d have to get permission to do so.
      Now it’s just a box. You have a kitchen to cook and a room to sleep. There’s no character or relaxation in your home.
      Most HOA subdivisions are super crowded and have small backyards

      I watch videos of neighborhoods in the US & they all look disturbingly same. Especially the oversight chicken coop aesthetic.
      It's unbelievable how devoid of imagination people can be for miles and miles.
      And to top it, if people decide to think for themselves, there's aesthetic regulating HOA s to block them.

    I have found that homes with an HOA are cheaper. Literally, everytime I see a house that appears underpriced, there is an HOA attached to it. If you buy a house with an HOA, good luck selling it at market price.

    My realtor was showing me $400,000 small town houses with HOA $300 a month. after 30 years, total cost of HOA will be about $100,000. I would rather pay for house itself than HOA with any reason.

    I live in an area with many old retirees who hire pros to maintain their yards. It’s not an Hoa neighborhood, but whenever my grass grew a bit high it feels out of place and I feel obligated to cut it as soon as I can. So I cut it, no complaints, no fee.

    There are no pros to an HOA, quit telling people that.
    HOAs decrease the value of the property... What is the point of buying your own home and having to pay a group of people who tell you what you can and cannot do with your own home? If that is the case, I will just keep renting.

The HOA industry shames people like us for saying that, almost as though we are rebellious malcontents or trashy but the truth is HOA communities are stressful, high liability and low value. Also, homeowners stop upgrading their home because they have no sense of ownership.

      @@OpiumBride There are a ton of people like me who absolutely will NOT buy in a neighborhood with an HOA. Most of the protection is what the CITY is supposed to do (old cars, trashy neighbors). All HOAs should do is maintain common property. That is all. NO telling me what I can do on my property. If you don't like something, take it to the city. I actually have an HOA in my neighborhood but it all VOLUNTARY. We come together to fight the city, period. They have no control over me or my property.

    We've lived in our townhouse 23 years. My dad tends to his plants in the tiny bit of space we're allowed in front of the house. He has a bird house that he tends for birds and the occasional squirrel and chipmunk. The HOA has sent an updated set of rules that says birdhouses are not allowed and we can he fined. 23 years after he put in the first birdhouse. He changes them out whenever he builds a new one and that keeps him entertained. WTF. I will not buy into an HOA community. They want to enforce rules, but god forbid you expect the snow plowed after a storm so you can get to work, even though your fees pay for the plowing. 🙄

      The HOA is the owners, so the change on rules was voted on by the amount of persons required in the governing documents. If it is not done legitimately then he can simply refuse. If it was and he did not vote, that was on him to attend meetings or to send a proxy including with a protest letter or ask for an exemption. Regarding the snow ploy issue an HOA can be held liable for not going by the agreements also. Put it in writing on the agenda for the next meeting, ask other owners to send out the same. An HOA has a set # of days to send out an explanation to all involved. Once it snows they may have to wait list or pay a retainer fee to be cleared in a timely manner. Owners might have to approve that expense and have not. Either way as an owner you have a legal right to this information.

      I remember my grandfather getting involved in an H O Way once. He had built a mailbox made out of solid steel. The H away did not like it and told him to have it removed so one day he shows up to one of their meetings with me, my father and himself, and we drop the mailbox on the desk keep in mind the mailbox was made out of heavy, heavy duty steel and weight just over a quarter ton😂

    I would avoid an HOA if possible they can come up with some crazy rules. For example, in Auburn California the HOA decided that you had to leave you're garadge door open so they could be sure there wasn't a homeless person living in you're garage. I don't know about you but for me the garage is an important storage area and if I have to leave the garage door open then I can't store anything down there it will get stolen. My mom had several sprinkler pipes break at once and she needed to replace the entire sprinkler system. She needed time to save money for this very expensive repair. She didn't have time because the lawn dies pretty quickly under the 100 degree California sun and the HOA started fining her as soon as the lawn didn't look perfect. The fines made it alot harder for her to save and delayed the repair even longer.

      @@TheDukens90 Living under an HOA is exactly like living in a communist compound its ironic that out of control capitalism is creating the same atrocities communism caused isn't it? The only reason I bought into a HOA I couldn't afford a house because I only make a measly 80k per year, In hindsight I wish I had bought a nice van saved alot of money not paying rent/mortgage and retired at 50. Someday I will have enough equity to trade my condo for a small house at least thats what I tell myself.
      HOA's wouldn't be such a terrible thing if the following rules were put in place 1) Raising HOA Dues more than 2-3% a year/enacting new rules requires a majority of the owners to vote yes, if its a really big dues increase/special assement/major rules change than 2/3 of the owners have to vote yes. Many HOA's claim they do this but they are lying what really happens is they have a meeting when most people are working where 5 out of 30 owners show up and if 3 of the 5 owners vote yes they consider it a majority. 2) HOA dues can never exceed 1% of a properties value per year 3) A homeowners bill of rights that prevents the HOA from enacting crazy rules like you have to leave the garadge door open 4) In situations like my Mom's situation the homeowner is not fined if they have a plan to fix problem and go through with the plan in a reasonable amount of time. 5) Government actually enforces these rules and breaks up bad HOA's.

    In NYC condo with HOA are beyond insane. almost $1,500 on top of your bills, which can easily go for 2,000+ per month. Without HOA just for property tax and home insurance is usually under $500 per month. most home owners without HOA pay somewhere around $450 to $600 USD with utility bills and all.
    HOA if it wasn't so absurd in prices I might be OK with but damn, I bet it feels like paying rent all over again with HOA for a condo!

    The only pro i got from HOA is that they keep the value of the property
    But in the long run you're still losing money because you still have your taxes , your bill ect.. and on top of that you have pay the hoa how is this a good investment?

      dude youa re correct. If you buy a house for 300k and you plan on living there for 20= years, who gives a shit if the value goes down. Only people that stress about the value going up every year is flippers and renters. Your neighbor leaving his grill out on the lawn all winter is not gonna make your life hell.

      I agree with you 100%. HOA's do little to keep the value of each homeowner's property. Good homeowners do. The fact that you have 3 to 5 neighbors elected to impose rules and regulations on a whim and can enforce them with threat of fine and lien and foreclosure actually keeps homeowners from feeling a true sense of ownership. Homeowners true sense of ownership is what keeps nice houses nice. If the hood is bad in the first place or in a bad area the HOA wont do anything but become an irritant. The best way to ensure rising home values is to simply buy a home. Any home. Why? Because in most places real estate value rises where the physical houses actually decrease. The land is what is driving the value, not the color of the shutters and curtains. Land is the ever diminishing resource. Buy a nice house in a nice neighborhood where values are higher than average because people want that location and you wont need an HOA. This is coming from a 3 time HOA Board President.

    Don't do it... just don't! My first home I bought was a garden style condo, it was brand new, so thankfully no assessments, but it was like being in prison. The rules and fines were absurd, I got fined 50.00 a day for having a pumpkin on my first floor ground level balcony, it was Halloween time, it wasn't rotting. I got fined 750.00 for not sending them a form filled with MY private information, that I did not want to share, as I don't feel it's their business who lives in my home and what pets I have, or where I work etc. Let's not forget the letters about how my potted flowers on my balcony had a couple dying leaves...I finally started sending in all the required forms, and I added the word Penitentiary after the condo development name, because it was literally like living in one!! The day I moved, my friends were helping me carry stuff out to the moving truck, and we had to prop a single door open (otherwise they automatically close and lock), since our arms were too full to open them each time. Some old wrinkly prude comes up to me and asks why I am propping the door open, and then she proceeds to lecture me about how it is a security risk (we lived in a town with a VERY LOW crime rate mind you), this was during broad day light etc. I wanted to tell her to go screw because I didn't care, as I was leaving and thankfully off to a single family house without any HOA, but I instead asked her if she was willing to stand by the door then and open it each time we came out with arms full of furniture or boxes, needless to say she shut up and moved on with her day (hopefully she went and found herself a hobby!). Ugh, only white blinds/curtains with white backing in the windows, quiet time at 10 pm, no working on or cleaning cars in the parking lot, not holiday decorations visible from the outside, 300.00 to replace a door lock and 80.00 to replace a damn key because we HAD to use a particular locksmith, demands to add certain things on the water heater at a cost of 750.00.etc... HOAs are a joke, they are full of Karens with nothing better to do, and the board members will cater to whatever they want and screw everyone else. Enjoying the shit out of my single family, non-HOA house, painting my front door a pretty pink tomorrow!

    Definitely Pros and Cons. I lived in homes with and without HOA. Currently, I live in HOA community and honestly I love it. It keeps people in check that gets out of hand. I had neighbors with cars all over the place and even turn the sidewalk into a mechanic shop or weeds that have turnt into a forest. I enjoy a clean and well upkept neighborhood. I see a lot of comment No or I hate HOA, just understand you can't generalize all HOA as the same, every community HOA is different. Moral of the story, do your research, READ the community HOA bylaw which should be provided to you before moving in, if you don't like it, move on.

    We are moving from HOA TO nonHOA. We got fined for storing a vehicle. We have an extra vehicle that we don't drive every day. Nice vehicle, tag up-to-date etc $100 fine.. WTF. We are out.

    I'm a first time home buyer looking for my first house. I saw a decent looking one yesterday, or at least I thought it was decent until I saw the HOA fee.
    It was $150/month, which to put it into perspective, is higher than the property tax for that same home.
    Maybe they can help maintain the value of your home, but they also offset that by scaring off potential buyers.
    A HOA fee will put me off just as surely as a neighbor with a junker car on his lawn.
    I'd much rather have that $1,800/year ($18,000 over ten years!) in my pocket than give it to some busybodies who want to dictate what species of grass I have on my lawn.

      Anton Zuykov nope, it’s is totally based on the area you live in. It’s rare to find an HOA over $100 monthly in my area, doesn’t mean that all HOAs are like that. Likewise where you are, it may be rare to find one under $100.

    We don’t have HOAs in Canada cuz the government takes care of us. We shouldn’t have to pay people extra for what the city should do.

      The city makes up rules like HOAs do? Like you can't park your car on the street or you have to maintain your lawn or you can't paint your property a certain color? That's ridiculous, I'd never want to move to Canada if that's the case. SO blessed to live in a country where HOAs are rare and the government isn't telling us what we can't and can't do over stupid things like that.

    Whether an HOA protects home values or not depends on the HOA, the location and the enforcement of the local laws. One thing is consistent in that many people buy into them without reading the documents and then have problems. Some HOAs allow a range of colors, landscaping and it can certainly be introduced. The developer makes them cookie cutter the same, so it is cheaper for them and easier to sell. Easy to put on the agenda to change colors but many have color options if you ask. Before you buy into an HOA check the amount of funds in their reserves, ongoing financials so you know if they are managing well as a business. Co-ops are more difficult than HOAs.

    Great video about HOA’s. I live in one now and it just so happens to be the first home I bought in 2003. Yay me LOL and luckily these units have character even though they are cookie cutter at the same time. Over the years I found the key to dealing with “the board” (or HOA enforcers) is to keep a very low profile. Skip the meetings, Too many people with too much time on their hands, very unprofessional....but I think them for their hard work and what they do because the board, makes decisions. The dues are like Govt taxes... We, give $ to the gov. To spend & never really quite sure Where it’s spent… I like leaving it to them & assume they have communities best interests. (Oh & Baking cookies around the holidays helps) you usually can’t do anything crazy to outside but are usually allowed to remodel your unit ( indoor) to your tastes.

    Hi,sir I love your videos because they kind of sincerity & clarity, so I'm planning to buy a house containing HoA ($300/monthly) but properly tax is fairly $1200/yearly .It seems HOA is exceeded the properly tax value .In fact,the houses are cheaper &newer, so those houses are in range of $70 000 to 90000 where others more higher prices. What do you observe and suggestions thanks a lot

    I look at Zillow on a daily basis. So far all properties with an HOA has much less value. Therefore it is just a joke that HOA try to preserve the value of a property. On the contrary, most people hate HOA, and HOA depreciate property values.

    Thats crazy! How can parking your car on the street for a party going to make your house and neighborhood value go down??? Thats ludicrous! Like parties can last 4 hours or less! 4 hours parked on the street oh lord your house value gonna go down! They're crazy!

    This is a good explanation. The states have laws that determine where the money goes and how it can be used. At least in TN the HOA is an actual business entity, even has banking and tax document requirements. An HOA is the owners of that property, so it is your fellow owners, an unwilling business partnership. If you buy into an HOA you have the right to see those documents on a regular basis. You can also make a request to change the color of the house or the landscaping, put it on the agenda and all owners can choose that the change is okay. Keep things in writing and refer to current governing documents. The goal of the HOA is to protect the value of the property and maintain the property according to the covenants and save to cover expenses, avoid assessments. They can also be cited for not enforcing covenants. Hoping more people at least learn about it and attend meetings as MSN has an article every other day full of drama and then comments from people who do not seem to comprehend the situation that they join.

    In Minnesota, we have HOAs for townhomes and condos. They run anywhere from $150-500/month. It covers the outdoor maintenance (including pools, tennis courts etc), water, sanitation, and more.

      Yes, they can charge "closing" fees, move in/move out fees, and you will have to pay the fees the are due from the time of your closing until the following month when the regular monthly fee needs to be paid.

    My parents live in a house with an HoA and it just means well cared for common fields, soccer field, well-maintained playgrounds and a pool. This increase the values of the Never heard a thing about fines or anything even after my dad place it in a firewood rack that you can see from the street.

      It is possible -- it is just very hard to do. Major steps include: 1. Getting the minimum number of owners to agree in writing as per your HOA's Declaration 2). Disposing of common areas such as getting your county or city or state to take ownership of them and maintain them or sell them to owners and then doing all the deed changes to reflect new ownership to include maintenance responsibility in accordance with local codes (then it becomes taxable for the new owners if owners buy it). So it's possible, has been done, but rarely. Most likelihood for success is with a tiny HOA with just a few houses, and no common areas. Also be advised if the HOA owns any roads, those roads will have to be brought up to state or county roadway standards to include width. That could involve eminent domain in some cases. If there is a parking lot or a pool, good luck.

    If a associatie owns my exterior and my land , but don’t have gardeners and plumbers to maintain that but you must pay contribute fee pretty stiff monthly I’m not sure

    Actually in Atlanta we have HOA tract homes with more character. The houses have a wider reasonable range of paint colors from yellow to brown to green to blue to beige to white etc. and often the houses have nice brick and stone and stuff . It might just be some south western places where tract houses are way too identical. That’s cause u guys only use yellow, white, beige and brown. Florida has the same kinda houses but they use pinks and greens and blues and bright yellows and they don’t have that identical feel

    I live in an HOA, $300 month, but I like the gated complex, security patrol, park-like setting and landscaping, doggy bags and doggy poop bins, pool, gym, tennis court, basketball court, dog park. I like the amenities.

      Probably worth it if you want the pool and gym but if you want to tighten your budget it would offer no flexibility.

    Javier-- down here in Yuma, AZ I would say an HOA is needed in most neighborhoods. Sad to say, but if a new neighborhood goes up without an HOA within 10 years it'll take a dive.

      I agree, majority of homes owner can upkeep their houses but you'll have the few that can drive your property value down or deter buyers if you're selling your home. I like my HOA. I recommend everyone read the their community HOA bylaws before moving into the neighborhood, which majority don't.

    Are they strict about back yards? I'm about to move into a HOA home and I'm thinking about putting one of them large trampolines in the back yard. How are they about surveillance cameras? I have like 2 ptz cameras that are rather large that I want to install at the front of the house.

      Very unlikely they will allow you to have trampoline, but you would need to look at the bylaws to know what their specific rules are.

    The moment ANYONE ever trys to tell me what I can do with MY home is gonna be a bad day for that person...get a back bone people ...your home your choice and if the neibour plays loud horibal music at 1 am or uses the front lawn as a trash pit...just call the cops...anything that a potential danger or nuisance to the public and they have to take action...well at least in Australia they do...hoa are not needed anywhere.

      I'm right there with you. My HOA was completely undisclosed until I received the paperwork from the Title company. Now I'm out of option period not know what to do. I really don't want to lose my earnest money but it's definitely a option right now. The house I'm currently living in is already under contract so options are limited.

    Can you share the possibility of HOAs or CDDs to increase? If you buy a home with no CDD and a $200 / mo HOA, can it be increased to $500 a month and there's nothing you can do? Thanks for the video, Javier!

      Yes, you have no control over condo fees, you can attend the meetings and find out where all the money is going, and try and vote down any unessessary spending, but it is unlikely to do anything. Condo fees will always go up! I sold mine a few years ago and it was at 177 a month, and it's now over 300 a month, no amenities.
