You are not accounting for tax when you say it'll be paid off in 10 years...real life numbers will be a lot longer
Suprisingly not - I didnt take into account many things such as depreciation and what the rental increases actually are (I took a conservative approach). There are ways to mitigate tax with property. For instance - I could have bought it in a SMSF.
@@stevepalise Realistically 30-40% of the rental income is tax , even if you include rental increases it's almost double 10 years
@@hasha9 unless you already have a negatively geared portfolio, or buy in SMSF, or split it up into family trust where you disperse the cash to family members who are lower than the tax bracket etc.
I am not saying it is tax free money but you would be suprised what you can do. If it makes you feel better the 10 year plan just becomes a 14 year plan.
