Something I did as I was starting out was go to the new neighborhoods being built in my area. I asked if I could film around their model home for practice. Most were very kind and had no issues with what I was doing. Thanks to their kindness and generosity I got to build great starting portfolio!!!

I have friends and associates who are real estate agents of luxury homes (million dollar homes in Toronto) and they've been bugging me to do some work for them. However, please remember ESSENTIAL STEP #1 (omitted here in your video, understandably); you MUST live in an area that offers a living wage marketplace. If you live in a thriving wide-spectrum real estate market, your title makes perfect sense. If you are in a smaller city or town, not so much. Just stating the obvious, the marketplace is KEY. Many (most perhaps?) places offer only $1000 - 3000 a month to even the most ambitious, driven, and talented videographer and do not have high end homes being listed. You know my point: If you are young and willing and pliable, first choose carefully WHERE you put down your roots...then fly high from there.

Doing 3 in 1 day for $500 each can still get you pretty close to the target. Also contracting for multiple agents in different markets would play a good role in that approach
@@ryansnaadt Right you are, but we have to remember, SOME places are just the pits when it comes to median home prices and the spectrum of prices (there, I said it). For example, in my area the median is about 180K for a 4 BR 2800 SF home on half an acre, days on market are about 130, and agents simply will not pay more than perhaps $80 for photos and $110 tops for video. There is maybe one $500K plus home offered at any given time here in the rural midsection of SC. There are probably hundreds of similar communities across the country. Bottom line, Consider yourself in a great location. Now, Hilton Head, Charlotte, Atlanta -- now you're talkin'. Keep up the great channel!

I find your camera-lens pairing information conflicting. In the video, an a6300 is mentioned. With the Laowa 12mm lens, that's like an 18mm full frame equivalent. However, in the suggested kit, you post a 7sii which is a full frame. Would you elaborate? Thanks
Yep depends if you are on a full frame. 12mm on full frame gives the biggest room focal length without distorting lines too much. 12mm-18mm is adequate for real estate!

1. Don’t be so objective with lens focal length 2. ROI doesn’t apply because the video is just the attention grabber. Price and location is what sells. The house could easily sell without the video, but sometimes it can definitely help! A big thing is that it helps brand the agent so they can make their clients happy and get more clients 3. I’ve never thought of the retainer idea you’re talking about. I just have them reach out to me whenever they have a new Listing. They become loyal and love me and my work. 4. You gotta get a better drone!!! Especially if you’re making over 10k a month haha Great video. Wish I had more time and energy to make more tutorial videos and marketing videos for myself haha

Hello, I'm a Brazilian videographer and I work in the real estate market nowadays. I wish the market would level the value of videos like you presented in this video from 4 years ago. The truth is that brokers really need our vision, our techniques, our services in general to brighten the eyes of future clients. However, what happens is a market where the videographer's work is auctioned, in general terms no one is willing to act honestly with you. But this is also due to the ease of your service being replaced by a fake cameraman who levels the market downwards. Anyway, this is just a rant so that you can value your work, charge a fair amount for your knowledge, use of your equipment and make a profit for the time spent.
Only a week ago I got a friend reached out to me and ask me to help out with his real estate listing demand. And he asked me if I can do video. I have a zhiyun crane plus, Sony a7c and a wide angle zoom lens. So I said yes. Thankfully they ask me to shoot walk through video so I can turn it around in 24 hours with photos and floor plans.
Perfect! Since making this video that’s been the biggest suggestion I would add is bundling photos and video together to raise your value. Also find agents that have new listings all the time and they become repeat customers

@@isonny2010 depends on your market, how much experience you have, how high of a price the listing is, and a few other things. But if you feel confident in it, keep rolling. If you can shoot 4 of these in a day, that's $1000 in revenue each day which isn't too bad if you can turn edits at a decent pace
Ive been shooting on an a6300 for a couple years now. Just upgraded to the sony fx3 mostly for the full frame capabilities and in camera stabilization. I personally believe you should spend the extra money and buy a full frame camera. Shooting a crop sensor at 12mm actually crops the image to about 18-20mm causing the rooms to look smaller. 12mm is actually to wide for real estate if you have a full frame. You start getting bowing on full frame anything under about 14mm.
A7III 4K 24fps with lens 14mm f2.8 for wide shoot and 50/80mm f1.8 for close shoots. I set my camera as everyone and my video quality is not quite good. Also shoots are dark (with low ISO) or really noisy (with higer ISO around 1000).

You meant to say 18mm-30mm for the lens, right? Since your a6300 is a crop sensor, I’m going to assume you didn’t convert to full frame equivalent in this lesson. Right?

Damn dude, looking at a career change into digital media/marketing and this was huge. I was a roofing contractor and have some realtor contacts that I could at least utilize to build out my reel and then potentially build out into referrals. Nice that you're able to accomplish everything with the a6300, I've been looking at the a7iii but the more I research it doesn't seem like I need that much to make small business videos. Currently have 2 proposals out for a roofing company and backpacking company on video projects, this was an incredible resource and motivational video.
Great video just wondering if 12mm lens would apply to full frame or APS-C? I’m looking to get kit for photos and videos and have read 18mm canon L lens on full frame camera is best for RE
Whether you go crop or not, try to stick around that 12mm focal length for that wide look without bending lines too much. I ment it as a full frame reference
You could get a similar look if you set the camera settings properly. It gets hard to sell video as a service though if you show up with an iPhone to shoot it. It’s doable though!
In Hungary you can charge 50 eur /house at Budapest. Not to much, maybe 1000 usd/huf if you work a lot. All videomakers needs to work a lot on pricing because big companys killed the price.
@@ryansnaadt volume of houses because company contract with real estate agency. I cant sell individual agents my offer, or if i want to sell they will choose the cheap options from the market. Right now exist 3 big producer in this country. But i think they are not enought good for high price luxury houses. Maybe this one is the gap for me, they shoot every house under 20--40 minutes (around 50 m2) and they offer for this price both photos and videos. Videocreators like me work for them for underrated price. Gears renting much more money than one house price, something not okey here with this market. :D This normal agencies with high volumen of houses doesnt specialized for luxury houses. Do you think, we need to try reach luxury real estate agency directly with higher price and premium solutions (like lighting?).

You could apprentice but just start shooting homes and build your own business if you want to do it. There are online programs for this as well you can find

I would aim to get your first one and work your price up as you go. People expect to see a portfolio and I would suggest offering photos, 3d tours, and other marketing assets for agents

Hi Ryan. Great video and great tips. I'm just wondering if the Canon M50 + Laowa 9mm (14.4mm cropped) f2.8 is a good setup to get started with real estate videography? This lens is quite expensive and it claims to have almost zero distortion. Do you have any advice regarding an alternative camera and lenses?

I had a look into your gear however I was more interested to know if I can start with real estate videography with the M50 I bought (quite a good deal, the camera with the kit lens 15-45mm f/3.5-6.3 IS STM and a bag for around 550€). Now with the crop factor of this sensor it's the same of having a 24-72mm which it's not even close to be used on real estate video in my opinion. So I was wondering if the best option to get started is either the Canon EF-M 11-22mm f/4-5.6 IS STM MILC which with the crop factor becomes a 17.6-35.2 but with a quit high aperture of F4, I can get this one for around 375€, or the Laowa 9mm f/2.8 Zero-D which with the M50 crop factor becomes a 14.4mm, and I can get this one for around 470€. I was also considering a Vitrox speedboster which is faster, it decreases the crop factor and it's an adapter to EF, with a Canon EF-S 10-18 mm f:4.5-5.6 IS STM, but also quite high aperture too. I'm very confused. and I hope someone here with more experience on the field could give me a hand.

I'm totally fine doing the "Freemium" method you mentioned and offering my services for free to build my initial real estate portfolio - but how do you go about soliciting that first client? I've always been turned off by cold calls/emails and I don't exactly have existing contacts in the real estate field. I guess I'm just looking for a way to break into the field without the awkwardness of reaching out to random people. Thanks!
Thanks so much for watching! I would say the average house 2-3k feet takes 2 hours or so to shoot. Once you get in a groove it’s faster. I start with exteriors and then move inside. To edit, it takes about 2 hours or so to edit it all. Again once you follow similar practices things get faster. I prefer to shoot multiple houses at once for speed too

Christina, its a solid choice for some side income. Real estate is good because it is much quicker turn around and you can batch shoot multiple properties. I would start getting your feet wet now when you can so when the kids go back to school you have a book of business to call on. It took me about 3 hours to edit my first one. But once I understood the look the agent likes, I can get one edited in about 1 and 1/2 hours. The more you do the faster you get at editing and shooting. I don’t personally, but it is one of the best lenses to make the rooms look as big as possible. I use my 16mm on a gimbal and it works just fine

I have a zhiyun crane plus, Sony a7c and a wide angle zoom lens. So I said yes. Thankfully they ask me to shoot walk through video so I can turn it around in 24 hours with photos and floor plans.
Perfect! Since making this video that’s been the biggest suggestion I would add is bundling photos and video together to raise your value. Also find agents that have new listings all the time and they become repeat customers

@@isonny2010 depends on your market, how much experience you have, how high of a price the listing is, and a few other things. But if you feel confident in it, keep rolling. If you can shoot 4 of these in a day, that's $1000 in revenue each day which isn't too bad if you can turn edits at a decent pace

Ive been shooting on an a6300 for a couple years now. Just upgraded to the sony fx3 mostly for the full frame capabilities and in camera stabilization. I personally believe you should spend the extra money and buy a full frame camera. Shooting a crop sensor at 12mm actually crops the image to about 18-20mm causing the rooms to look smaller. 12mm is actually to wide for real estate if you have a full frame. You start getting bowing on full frame anything under about 14mm.

A7III 4K 24fps with lens 14mm f2.8 for wide shoot and 50/80mm f1.8 for close shoots.
I set my camera as everyone and my video quality is not quite good.
Also shoots are dark (with low ISO) or really noisy (with higer ISO around 1000).

I follow a 5 step email sequence until they reply. I have a full video on email marketing on my channel where I go deeper on reach out logic and why/what to say. Try to use it as a guide and customize it to your unique offering.

Damn dude, looking at a career change into digital media/marketing and this was huge. I was a roofing contractor and have some realtor contacts that I could at least utilize to build out my reel and then potentially build out into referrals. Nice that you're able to accomplish everything with the a6300, I've been looking at the a7iii but the more I research it doesn't seem like I need that much to make small business videos. Currently have 2 proposals out for a roofing company and backpacking company on video projects, this was an incredible resource and motivational video.

Whether you go crop or not, try to stick around that 12mm focal length for that wide look without bending lines too much. I ment it as a full frame reference

You could get a similar look if you set the camera settings properly. It gets hard to sell video as a service though if you show up with an iPhone to shoot it. It’s doable though!

In Hungary you can charge 50 eur /house at Budapest. Not to much, maybe 1000 usd/huf if you work a lot. All videomakers needs to work a lot on pricing because big companys killed the price.
What are the big companies doing that you can’t? Volume of houses or higher end locations?
@@ryansnaadt volume of houses because company contract with real estate agency. I cant sell individual agents my offer, or if i want to sell they will choose the cheap options from the market. Right now exist 3 big producer in this country. But i think they are not enought good for high price luxury houses. Maybe this one is the gap for me, they shoot every house under 20--40 minutes (around 50 m2) and they offer for this price both photos and videos. Videocreators like me work for them for underrated price. Gears renting much more money than one house price, something not okey here with this market. :D This normal agencies with high volumen of houses doesnt specialized for luxury houses. Do you think, we need to try reach luxury real estate agency directly with higher price and premium solutions (like lighting?).

You could apprentice but just start shooting homes and build your own business if you want to do it. There are online programs for this as well you can find

I would aim to get your first one and work your price up as you go. People expect to see a portfolio and I would suggest offering photos, 3d tours, and other marketing assets for agents

Hi Ryan. Great video and great tips. I'm just wondering if the Canon M50 + Laowa 9mm (14.4mm cropped) f2.8 is a good setup to get started with real estate videography? This lens is quite expensive and it claims to have almost zero distortion. Do you have any advice regarding an alternative camera and lenses?
Hey @@ryansnaadt, thank you for your reply. I had a look into your gear however I was more interested to know if I can start with real estate videography with the M50 I bought (quite a good deal, the camera with the kit lens 15-45mm f/3.5-6.3 IS STM and a bag for around 550€). Now with the crop factor of this sensor it's the same of having a 24-72mm which it's not even close to be used on real estate video in my opinion.
So I was wondering if the best option to get started is either the Canon EF-M 11-22mm f/4-5.6 IS STM MILC which with the crop factor becomes a 17.6-35.2 but with a quit high aperture of F4, I can get this one for around 375€, or the Laowa 9mm f/2.8 Zero-D which with the M50 crop factor becomes a 14.4mm, and I can get this one for around 470€.
I was also considering a Vitrox speedboster which is faster, it decreases the crop factor and it's an adapter to EF, with a Canon EF-S 10-18 mm f:4.5-5.6 IS STM, but also quite high aperture too.
I'm very confused. and I hope someone here with more experience on the field could give me a hand.

Is a 24mm lens on a full frame camera wide enough for video or photography? I've been hearing 16mm is the best but idk if that's 16 on a crop sensor.
For real estate, no. It is not wide enough. 16 would be the highest you want to go.

I've always been turned off by cold calls/emails and I don't exactly have existing contacts in the real estate field. What would you say is the average ball park turnaround time for filming and then to completing the editing?
Thanks so much for watching! I would say the average house 2-3k feet takes 2 hours or so to shoot. Once you get in a groove it’s faster. I start with exteriors and then move inside. To edit, it takes about 2 hours or so to edit it all. Again once you follow similar practices things get faster. I prefer to shoot multiple houses at once for speed too

This is something I’ve been curious about as a career option in the future (once my kids are in school & I go back to work) This info was SOOOO helpful! Thank you so much! Love your content! I do have a few questions. Is there a square footage limit with these homes? (For the clients you have on retainer) Or is your price set? Also, how long roughly did it take you to edit your videos when you first started versus now?
Christina, its a solid choice for some side income. Real estate is good because it is much quicker turn around and you can batch shoot multiple properties. I would start getting your feet wet now when you can so when the kids go back to school you have a book of business to call on. It took me about 3 hours to edit my first one. But once I understood the look the agent likes, I can get one edited in about 1 and 1/2 hours. The more you do the faster you get at editing and shooting.
