    The Process Of Buying Real Estate In Colombia
    In this video, Sam and Juan Camilo, a real estate agent are talking about the process of buying real estate in Colombia. Please listen carefully, he shares a lot of valuable insides one should know about.
    Where Should You Start
    Visit the city and get to know the neighborhoods
    Live in the neighborhood for at least a few months
    Make sure to find a trustworthy agent
    Ask the right questions
    Get more detailed info in the video.

    Get a good lawyer that you can trust. That is very hard to get in Colombia. To this moment, I have not met one lawyer or agent I can trust. Personally, I have not contacted this gent Jose. Two of my business partners have and he is just not very professional. He is the norm in Colombia. I do not respond well when the agent wants to get my personal number in the first e-mail. I believe the local culture makes for lots of flakes. My self along with some business partners have purchase 7 beach front apartments. 5 in Cartagena and two in Santa Marta. Sad but true, very low level of professionalism from asesoradores en Medellin.

    I think it's easier to have a friend there to guide you along the way and so you don't get scammed by agents and also helps you set up things like internet. I would prefer smaller cities like Manizales or San Gil because it's more peaceful, much cheaper and friendlier people

    I'd personally try to avoid any gringo owned and operated real estate companies unless they have a lot of positive reviews. I've seen one online with really high prices even to rent anything from them was like paying Miami prices to live in El Poblado. The properties were nice and renovated though.

    Terrific information! I especially loved: "Anybody is a real estate agent." 😮😂😂 Buying property in any country -- even one as regulated as the US -- without an experienced agent and a good attorney is playing roulette.

    I've been interested buying an apartment here but am not sure about the process for a foreigner and scared of scams and stuff and bad agents

      Friend, I had several transactions in Latin America. Mainly Mexico, Dominican Republic, Guatemala, Honduras, and Colombia. I must tell you is a jungle. I do not trust the lawyers or the real state agents. They both bad. The process is simple, but your representatives can make it break it. There is no easy way to buy properties in Colombia. My first purchase in Cartagena took me six months. I personally stayed in country and did the research and the leg work to buy a simple property. Back in the day, a naive friend of mine invested in a new development. Despite my advice, he put money in to development. Long story short, my friend lost all of his money due to a scam. The project was never built. This often happens in Latin America.

      @@alred6568 very true, in Colombia its never a good idea to invest on a blueprint of a property, it may give you huge returns but more often that not people get scammed

    Sorry for my ignorance, maybe you would know or maybe not but would you happen to know what type of questions I should be asking when purchasing? I know he gave some examples but could you compile a list of questions that should be asked.

      If I were purchasing an apartment in Medellin, I would be asking the following: What is the occupancy of the building? Are owner allowed to rent the individual apartments? What are the maintenance fees and how what is the value of this fund? What are the major improvements the building will need in the near future? These are the types of questions I would ask.. Think down the road, if you would ever have to sell it... Will the Colombian peso go up or down? Will the Colombian economy remain stable? Will the government remain in Power? I realize that nobody can answer some of these questions, but this is what to keep in mind..

      @@comrade916 There is now way anyone could predict half the questions you stated. You can't predict the likelihood of a modernizing country's local currency strength, govt stability in the future, etc. You have to decide to accept the risk or pass on it. Only thing you can control is the property itself. You have to do your due diligence and use professionals plumbers, electricians, and house inspectors (if available) to tell you about the property, and do your own neighborhood market research. Outside of that, you can analyze the current govt and economy in their current state, but there is no way to predict or even anticipate for the future.

    What if, as a foreign, if you own a property free and clear in Colombia, and you want to buy a second home in Colombia? Can you pledge the first property as collateral for a mortgage to purchase the second property?

    So everyone says the first step in buying property in Colombia is opening a Colombian brokerage account. However nobody says where and what the account is named (for example, Bank of America has accounts named SafeBalance, Advantage Plus, etc). Are you able to share the bank and account type?

    I looked at the prices, Why are properties so expensive when compared to the wages, and economy? Maybe because I was looking in areas where Americans typically like to live? Are there some in the middle areas? Not too poor areas with high crime, but not near Park Lleras, something in the middle prices?
    What are those price range average in US for 1 bedroom condo/apartment

      The prices are crazy. Ever thought of choosing another city? depending on how much money is available, I would personally buy a small cheap Finca in Cali. Find a good engineer and have the house renovated as you wish.

    Is there a standard inspection process? Are there inspection companies who put cameras down the sewer pipes, test the electrical panel and outlets, etc?

      You don't know what you talking about...come live here first. There are good and bad places, same as in every other country. Colombia is a GREAT place to live in! Been here 9 years...and counting.

    That’s hilarious 😂. Unless you wealthy in the world can you buy property straight out cash. That’s a joke oh here you go here is $100,000.00 cash. Can’t believe I was so stupid that it would be a great opportunity for a middle class person. Buying property is only for the wealthy. What a joke.
