    एक तरी घर विकत घेणे आणी secured असणे हे महत्त्वाचे. वय वाढत गेले आणी रेंट पण वाढतच जाते अश्यावेळेस रिटायरमेंट जवळ आली तर stressful लाइफ होते. So it should be an equilibrium आणी pay off loan as early as possible to reduce EMI burden, by paying more amount every month. Good discussion.

    This guy Ameya talks out heart... Without wanting to look perfect or look appealing but really chooses and frames crude naive sentences which makes us feel relevant. If he looks arrogant, boasting or straight forward then we need to really self analyse within reagrding what is important to us.. unfiltered truth which are facts or sugarcoated feel good truth which make us feel accepted aligning with our views. 🎉🎉 Glad to consume this content.!!

      Btw my take on this topic is... I have went through loan facade at a very young age... And i see there isnt much value appreciation in my area... Personally I love exploring new places and shifting vagere is not much a deal since we live minimal... So I would prefer renting henceforth in near future. But may be ase vichar comes from having always stayed in ancestral and thereafter self bought houses.

    माझ्या मते,स्वतःचे घर घेणे काही कारणांसाठी गरजेचे आहे, ते म्हणजे लग्न ठरवताना मुलगा जर चाळीत राहत असेल तर किमान त्याचे स्वतःचे एक self contained घर असावे अशी प्रत्येक मुलीची अपेक्षा असते अन्यथा चाळिशी पर्यंत मुलं रखडलेली आहेत.दुसरे कारण म्हणजे पुढची पिढी काहीं कारणाने पालकांना सांभाळण्यास असमर्थ असेल तर निदान स्वतःचे मालकी हक्काचे घर विकून किंवा भाड्याने देऊन स्वतःची सोय पालक करू शकतात म्हणजे वृद्धाश्रम किंवा छोट्या भाड्याच्या घरात जाऊ शकतात. प्रत्येक वेळेला घराची investment हि फक्त पुढच्या पिढीसाठी करायची असते असे नाही.

    खूप छान वाटला हा podcast आणि Guests. Especially builder oh sorry developer 😂. आजच्या काळात असे डेव्हलपर्स आहे यावर विश्वास बसत नाही. मी सुद्धा आज पर्यंत माझ्या बिल्डर la भेटलो नाही गेली 7 वर्ष under construction मध्ये अडकली आहे property ठाण्यात.

    माझ्या आई वडिलांनी अश्याच योग्य प्रकारे financial planning करून 20-30 वर्षा पूर्वी मुलुंड सारख्या ठिकाणी आम्हा दोन्ही मुलीनं साठी ब्लॉक घेऊन ठेवले त्यामुळे आज आम्ही दोघी बहिणी मुलुंड सारख्या चांगल्या locality मध्ये राहत आहोत ...     wow, you covered most of the aspects by inviting ca, advocate , HR, CA, liked this concept. My take, we should buy home without stress by checking all things like locality , schools , hospitals, office, legal etc. Don't buy anything which looks cheaper but doesn't match your requirement.

    Thanks a Lot BhaDiPa!! this series was most needed thing for people like me just entering 20s or in 20s.
    I am commenting this even before watching the video. the last episode about having children or not was a great one!
    Iusually tend to quit longer podcasts after 30-45 mins, but that was the one I watched completely.
    The titles themselves are so thoughtful that it makes me click the video, irrespective of the thing I came to yt for.

    उदा. या बिल्डर यानी कोथरूडच्या community चे उदाहरण दिले किंवा मुंबईत काही गुजराती बहुल भागात मराठी माणसाला घर किंवा गाळा घेताना येणार्‍या अडचणी असोत. ई.ई.

      पुण्यात अवास्तव भाडी वाढली आहेत गेल्या 10 वर्षात. त्या घरांमध्ये काहीही फॅसिलिटी नसतात. तरीही घरमालक लुटतात

    अरे भाऊ ... वेगवेगळ्या मतांच्या लोकांना एकत्र त्यांचं मत जाणून घेण्यासाठी आणलं जात... तू एकमत एकरण्याचा प्रयत्न कसा करू शकशील... प्रेक्षक ठरवतील की त्यांना कोणाच्या मतांसोबत जायला आवडेल ... त्यामुळे कृपया ज्या विषयावर चर्चा होतेय त्याविषयी योग्य अशी सर्वसाधारण माहीत असेल ज्यावर तू प्रतिप्रश्न करशील जेणेकरून प्रेक्षकांना व्हिडिओ बघताना पडणारे प्रश्नांची उत्तर भेटतील... बाकी जे विषय निवडता आहात ते खूपच उत्तम आहेत ...

    सगळे मुद्दे छान मांडले, पण जसं एका वाक्यात उल्लेख होता की property is an asset but माझ्या personal अनुभवातून सांगू इच्छिते की काही areas/location हे exception आहेत जिथे property चे rates वाढत नाहीत मग त्या वेळी असं वाटते आपण घाई केली!

Amhi thane Anjurle bhagat 2017 la ghar book kela hota (thinking that apla ek ghar asava as an investment ani appreciation zala ki sell karun punyat kinva thanyat rahanya yogya ghar gheu) pan tyachya possession ch amhala 2022 la milala ani covid mule sagle rates down zale :(. We are now reaching our 40s and still trying to sell that house to arrange funds for the new one. Parralaly baki prayntana hi chaluch ahet. Just praying for the better results to complete our dream🤞

    Owning a flat is dream, while renting a flat is need , you can pursue your dream when your needs fullfilled , start with renting a flat for first 10 yrs and sace that extra money to buy dream home.. Its not always black and white, just need to balance accordinly

    Thank you, Amey for discussing this topic, this podcast gave me different points and perspectives. Myself and my husband, we were thinking whether to buy a house or stay on rent. But now we are in the process of buying a house in the US and more or less the thought process behind all the planning is the same regardless of the location.
    Two more points that I learned while hunting for a good property is that 1.Consider the demand supply of houses in the locality 2. Percent appreciation year over year of the apartments/homes sold to get a market trend.

    20:00 शिक्षण क्षेत्र आणि कॉर्पोरेट क्षेत्र यांचा rate of incremental growth मध्ये फरक आहे. कॉर्पोरेट क्षेत्रात आजचा महाग वाटणारा EMI हळू हळू पगारवाढ होते तसा सोपा होऊ लागतो. कॉलेज professors च्या दृष्टीने त्यांनी दिलेला सल्ला सुद्धा उपयुक्त आहे, कारण तो पगार जास्त वाढणार नाहीये. अजून एक वाईट गोष्ट म्हणजे, अनेक प्रायव्हेट कॉलेजेस मध्ये on paper पेक्षा अर्धाच पगार शिक्षकांना मिळतो (कोणत्या ते माहीत नाही) ही गोष्ट लॉकडाऊन मध्ये मला कळली. त्यामुळे loan eligibility असेल तरी त्या लोनचं काय लोणचं घालू शकणार बिचारे. 😢

      @@BhaDiPa Very broad suggestion would be "शिक्षणानंतर पुढे काय?" किंवा करियर कसं निवडायचं, त्यात relevant कसं निवडायचं?" वगैरे. पण माझ्या योग्यतेनुसार (currrently research scholar, IIT Bombay) नुसत्या शिक्षण तंत्रज्ञानाबाबत सुद्धा वेगळा विषय निघू शकतो ज्यात बोलता येऊ शकतं, किंवा अगदी "खरंच शिक्षणाचा उपयोग काय" सारखा विषय.

    I feel owning any kind of property is good investment but we need to understand where we can get good rent now in some years if we lost our job have problems in business and by any reason we are not able pay the emi and till we pay last emi that is not our home. So have a home which can pay a rent which will be sufficient to pay atleast the emi if any problem occurs
