Great content. You are the first person I have seen talking about the upside to property investment in Colombia. Very creative way at making a good ROI. Definitely have to buy cash (Dollars) which puts you at an advantage as the buyer. I’m looking at doing the same in a different city.
Thanks, Bret! This is a great time to buy in Colombia as well with the USD at an all time high vs the COP. My suggestion to have a consistent ROI is always to rent your unit is USD so you aren’t affected by the currencies fluctuations.

I just purchased an apartment in Castropol and was analyzing my options. There's a 30 day minimum rental policy in my building and I'm wondering if there is a market in MDE for monthly rentals. What has been your experience besides with the Doctor from PR? I currently have a long term tenant in the apartment but they are moving out end of this month so I'm contemplating furnishing the property and renting it on airbnb. I just don't want to deal with getting in trouble doing short term and I rather do 30+ day rentals if there is a demand for it.

Hi Shreeya! I manage my property mostly via whatsapp. I have cleaners and handymen that I formed relationships with when I bought. I also spoke with a couple property managers but never really needed one since the work needed was minimal and I had a friend always willing to help take inventory and move out inspections. Thanks Johnny! I don’t see that really affecting much. At the end of the day you can build a client base relatively quickly. You’d rather have repeat business in the furnished rental space so you don’t have to deal with the headaches of bad short term tenants and you’ll keep all of your rent instead of giving Airbnb or VRBO a cut. I was just in Medellin last week and the inventory was surprisingly tight. I’d say speak with several agents since in Medellin your best bet is finding places by word of mouth because they don’t have a good MLS yet. Good luck Parcero!

Hi Emma, I get paid in Dollars. I file my taxes both in Colombia and the USA. Due to the tax benefits of real estate I don't pay taxes on my rental income. Hire a good CPA in both countries :)

@@SleepyWavves most buildings don’t, you’re going to want to talk with a local agent that knows these buildings. They are typically close to the hotspots. Think around el Tesoro, parque lleras, Laureles. Also, don’t base your investment solely on Airbnb or short term. You can also do minimum 30 day furnished rentals successfully if you present the property well to the demographic you’re targeting.

Have you heard of acciones y valores? They are another money transfer company that I was referred to in Colombia. Are you concerned about what the outcome of the upcoming Colombia presidential elections could mean for real estate investment there?

Though politics certainly play a role into investment decisions I never let them hold me back from pulling the trigger. Regardless of who is in power adjustments will need to be made to keep your investments profitable.

There’s great demand for 30+ day rentals. I’m listing my new condo that way. I’ll provide an update once I have some bookings.

Every building has its own rules. This building allowed minimum 30 day rentals.
