      Graham is no expert. Just a fairly successful intermediate. He makes 100k+ a month but the majority is RUclips and online course related income. He is more an influencer than a real estate investor

    I will argue in Graham's defence that you and him have different strategies for long-term rent prices. Graham doesn't raise his and you do, so technically he's maybe doing the right thing for his long-term pricing game given that I believe his tenants generally stay longer that two years.

    Does anyone watch Graham and Kevin so much that you feel like you know them personally? Like when I go to the basement to watch Graham’s video on iced coffee I feel as tho I’m going to hang with my buddy I don’t know whether to feel embarrassed or ecstatic to post this.

      Heather Collier I totally agree!!!!! I’m sure they would if they found a good return on their money. I’ve noticed a lot of times it’s difficult to get loans on houses in that price range. So a lot of times it has to be a cash deal.

    I remember back in the 90s when I was doing contract IT work, I was like 3 months behind on my rent. property has more than quadrupled in value since. The landlord though knew my situation and was cool as long as I kept him in the loop (he owned about 6 different properties and spent most of the year out of the country) When I went to make it up to current I made sure there was 4 extra C notes on the stack and he was more than happy then I call tell you

    Dont need some rental hack to tell tenants your just the property manager and all that other nonsense for collecting rents on time.
    Why even deal with tenants in the 1st place and aggravation all, get a rental agent they do 100% of the renting and screening and compliance, and collecting, and everything for just a 5% of the monthly rental cost, so you raise the rent 5%, then your still at your number - less doing absolutely ZERO work while on the beach collecting those monthly checks. The agent handles the drama.
    for 5% especially if you have 3 or more rentals, its 1000% worth it at that point to get a rental agent for all the ugliness of being a landlord. Up the rent 5% to offset the 5% agent fee and go enjoy that beach n checks, no midnight calls when the plumbing is broke or they are late on their rent, the agent gets all those calls.

      When the bank owns 50 to 80% of the property you are kind of not the owner so Kevin is right... best to say that you're the property manager... there is another major party involved. Also if you own the property in a blind trust no one can look up public records and see your name as owner anyway

    I actually just wired my bathroom with that in mind. I wired a separate light over my shower along with my vent fan so that way they have one light for pooping and one light attached to a fan for cleaning that up :D

    On this one I will agree with Graham. I recently emptied a 3 family that had become an alligator to me and a neighborhood problem. One moved voluntarily, the other two were evicted. Renovated and upgraded all apartments (ceramic tile floors, ss appls, hdwd floors, then placed my Zillow ads). Now here is where I agree with Graham. The first wave of respondents would have set me up to be right back where I was before. I then decided to let the property sit an extra month(no price drop-All units were increased). It was the best move I made. Results: I now have, better tenants that make on time rent payments, not only keep their apartments clean but help keep common areas clean, improved neighborhood & most important an asset that cashflows an addt'l $395.00 pm

    As a plumber I worked for a contractor that had a contract with a property manager.
    Things I snaked out of lines or had to retrieve out of the inside of a toilet include Lincoln logs, diapers, paper towels, femenine pads, baby wipes.
    I've also found kitchen lines jam packed with rice, beans, peels that were forced through the disposal.

    You guys are so cautious. In a real rental crises, I am the kind of person the tenant would have to sue (most never will), not the other way around, if things go south. I would rather pay penalties and a short hotel stay for an improper eviction than watch major damage occur... just depends on the situation. Have a good solid deposit and the worries will be a lot less substantial. Not advising you treat anyone badly, and do be aware of special needs situations, but drugs and large property damage will bring an immediate response from me.
    Pro tip, to see how clean they are peak into their car as you walk by. It often speaks volumes. Also, though I only rented to one unit for 20 years, I never really found turn over expensive. My goal was slightly lower rents for my pick of the liter, I prefer month to month contracts so that if I or the tenant is unhappy we can easily part ways. Happy tenants" usually" take better care of where they live. Experience renting generally means they know HOW to actually care for basics. Noob renters, not so much.

    In regards to contracts, the contract with their signature IS leverage. As a photographer, I have clients asking to post my photos on Instagram with filters, which is prohibited according to the signed contract. There is no room for debate, and whenever this comes up, the response is always the same - "I'm sorry, but this is not allowed by contract." Without the contract, I would have no leverage. The contract is *king.*

    I've been a landlord for 20+ years. My background is mechanical. I believe Kevin's Landlord class would do me allot of good. His background is business and finance. My first, but wrong impression , was, "What can't learn from this reckless youngster?" I've seen as many tenant problems as he has, but what I'm missing is the business perspective. The best artist or photographer can not make a living without the ultra important business savvy. Some people are good at the business aspect, but new to the land lord aspect. 'You Gotta Have Both!"

      Let's strip the sarcasm from this, and be explicit: are you saying that a landlord is not permitted to simply introduce themselves to a tenant as the proprietor of "AAA Property Management, LLC" (assume that is factually true,) and omit the other fact that they happen to also be the property owner? And if so, is that near-universal in the U.S., or does it vary from state to state, city to city? EDIT: Also, my question assumes that the property is deeded to an LLC (possibly a differently one than the management company.)

    A drain screen and proper drain maintenence will prevent thay almost completely. I use Thrift brand drain cleaner, and that keeps everything draining very well

      Please become a landlord someday and you will understand how many tenants try to slide/ pay late with excuses and stories. allowing a tenant some slack on a late payment is a management decision so in that moment it's not an owner /tenant confrontation...it's a management decision

    I like the telling tenants you aren't the owner trick. But I also like - "sorry, that's my policy" to every rule I put in place due to every thing I've gotten burned on over the years. I explain it to them like that too, "I've been burned by people before, so sorry I can't, that's my policy." And everyone seems to understand, then probably feel bad and about trying to do the same thing to me (a female) and pay up or get a damn 5 day notice - because "that's my policy" Sorry but not sorry. I'm an accountant by trade, so I love policies and it kinda comes natural LOL Every time you get burned, make a policy to prevent it from happening again. Call it a policy and stick to it.

    like the video! I never had a problem telling someone to there face that it was me charging them a late fee!
    I bought 2 duplexes the previous owner told me that none of the tenants were paying rent. When I showed up on the day that i bought the properties & gave all 4 tenants eviction notices (tenants were 3 to 4. months behind) they all felt that was ridiculous! In short I collected all my rent within a week!

      I wouldn't try because I think the only way to make that plausible without lying is if you co-signed a lease with them which would probably be it's own can of worms. If you're renting it out to college students though who happen to get student loan payments each semester, you could request payment in advance every semester. Or at least first month's rent, last month's rent, and a security deposit. With renting a room that's soooo much less than renting an apartment or home that it shouldn't be too hard for someone to come up with that in many cases. (If they're on a regular small and fixed income, that's one of those cases it may be different.)

      Also you might want to check out your area's laws. In my city it's technically illegal to rent out rooms.

    There is no excuse to choose to leave a unit unrented because you "can't find someone" You should have been advertising it for a month or more before they move out, and have a lineup of prequalified tenants ready to go..if all the callers were bad..lower it by $100-150 get more volume of leads, get some people "on deck" and get it rented right after its turned over.

    honestly the handyman one... as a handyman i have a few clients that have this deal with me. I take the call, i talk to the tenet try and figure out the problem and its in my wheelhouse I go do it, if it is outside i have contractor connections to send the right person there if needed. saves them a lot of time and $. Sometimes i can talk the customer through the fix over the phone and if its under 30 min its a $20 fee. It helps that they know I am honest and will never fuck them over or make up issues/falsely bill, no couple of small bills would be work a several thousand dollar a year client to a person looking for long term clients.

    I'm pretty sure the owner's name is on a lot of lease documents and the tenant could just google his name. Unless he set up a corporation that owns the property, but that doesn't seem to make sense if he owns 1, 2, 3 properties. I remember living in L.A. and the owner's name was on my lease document and he owned the whole building.I actually googled him once curious about who he is. I think a better strategy is just to have a property manager..

    I have been an investor for 20 years and I'm also a real estate broker. You make some good points like speaking to the tenant's previous or 2 previous landlords instead of the current landlord when screening, but some of it was knit picking. Just my opinion, but good video non the less. Thumbs Up.

    17:00 You are correct, handyman pre-approval is a blank cheque and a bad idea. Tenants would think nothing of having your handyman come out to replace a user serviceable lightbulb and have you paying for an hour of handyman time. Ain't happening on my watch.

    At 11:50 "oh no no no im not trying to establish something evil" Stop apologizing for this kind of stuff. Tenant leverage is a must, no matter what the snowflakes think. We landlords want to hear this and i'm sure you get hate from the tenant end but i have noticed you are worried about offending often in your videos. People who want to be landlord need to hear the truth. This game is hard AF. Keep up the good work Kevin but don't sugar coat or hold back! Also give me 30% off property management course...since im a big fan :D

      Buddy Cherrix i hate that term, snowflake, but you're 1000% right. people don't understand that owning a property takes a lot of maintenance, that you have collateral on the property, and that it's a business. you pick and choose where you want to rent and you sign a contract off of that, and there's wayyyy too many fucking Gen Z and Millennials out there that don't understand why it's so expensive to rent and that landlords are scum, when you can literally watch one Meet Kevin video and see how much work goes into it all, including taking care of your client, taxes, insurance, and other costs. like, if the value of a neighborhood goes up, the tax rate is going to up and so are rents. landlords have to eat too, and new age people are really starting to hate on them.

      @@beney2k hi. If you have a lease, a piece of tenant leverage would be an opt out clause in the lease. In our latest video, we mention what an opt out clause is in a lease. It makes it so much easier to evict a tenant where non payment of rent is not an issue. Hope this helps. Take Care.

    As someone who likes to soak in the tub, i'd be extremely upset if the fan came on all the time the light was turned on. Ironically the place I am living now, is supposed to have a fan that automatically comes on when it detects moisture, but its broken and just stays on 100% of the time so I never use it.

    Ive been renting a room in a house where the mother bought it for the son, and the mother lives in another country. He's like a nightmare tenant. It's no fun being a quality tenant renting from an owner who treats their house like shit.

    I think one of the big points to make about looking for a tenant as well is having a minimum qualifications checklist already made so you cannot be sued for Bias, even subconscious not on purpose Bias.

    Your advise about telling tenants you are only manager...this works if the house or building is under another name or a company name. Otherwise tenant will need to write the rent check under the owners name.

    Note1 lying to your tenants is a great idea
    Note 2 rent your house to anyone no matter what even it they will cost you thousands then leave it vacant and miss out on a month of rent for a reliable tenant
    You say rent to who ever then you state later on turn over is the most expensive
    Great advice on how to be a slumlord and fail in the reastate game thanks for the entertainment

    I dont know much about real estate but common sense for me is that the worst people to rent to usually cant afford higher priced rent. To me, the people with the best credit and rental history always seem like the people who can afford the higher prices for rent.

    Kevin's like me and any other really financially educated people with the perfect success mindset, he sees the good and bad in everything and can make any situation go his way, every situation has 100's of different points of views and you must be able to optimize everything and think about it very complex. Kevin did not disagree with any of the things graham said he simply was using his successful mindset to be really advanced and add onto everything Graham said, and point out the good and bad things because a truly successful person can argue both sides for anything, a truly successful person will make anything and everything a good thing or a bad thing, there is good and bad in every situation you just must learn how to view it from every perspective possible and turn it into whatever you want.
