    In my extensive travels, there are a few places where I would want to retire. Puerto Vallarta Mexico is one of the best places to retire for its affordability, weather, amazing culture and food, small town feel and more. Some like Puerto Vallarta snorkeling while others prefer to sit and look at the ocean. It is surrounded by mountains on one side and the Pacific Ocean on the other. With tropical temperatures all year around, it’s easy to see why this has become such a popular destination for snowbirds, retirees and families.
    Real Estate agent and friend Taniel Chemsian has been a Puerto Vallarta resident for the last 15 years. He shares why Puerto Vallarta may be the place you will want to retire.

    I live in Puerto Vallarta and these prices are very high, if you look you can find CHEAPER, MUCH CHEAPER prices. These are gringo prices... look around if you are going to head down here...

      Rent is so cheap in Mexico...no need to buy. Look for long term rentals on Airbnb. Recently found an entire house in Puerto Vallarta for $950 a month and a decent 2 bedroom apt with kitchen and aircon for $450 a month.

    I was able to finally make it down to PV from Aug 14-28/2021 and see it all for myself including the surrounding towns and interior. It was great to drive through all of these neighborhoods and get a good scouting report. I did and saw so much and it ended up being better than what I expected. My mind is made up and God willing, I will be back for good within 1-2 years max. 🙏🙏🙏

      I agree. I have a friend whose parents live in Conchas Chinas. Would like to see a similar tour of that area. This low to high real estate tour in 15 minutes is far more informative and interesting than anything on HGTV. I'm hooked.

    The 2BR 2BA for $639K in Amapal was stunning. At best that would get you a studio to maybe a 1BR (unfurnished) in NYC where I live. And the rooftop he showed you at the end I saw in a House Hunters International episode when he showed it to some buyers. Really beautiful.

    Compared to living in the SF Bay Area, these prices are still pretty decent. Most properties where I live are over a million dollars. Thanks for the presentation and for your knowledge.

    Very informative video's put units are way to expensive, this is basically for millionaires. Any suggestions on any channel that can show and make recommendations for budget constrained seniors on a pension ?

    I'm glad I came across your Chanel! My family is from pv have their own home and property As a mom of 3 me being 25 year old. They been telling me to invest my money and live in Pv... I been in Oregon my whole life . I think its time to buy $$$

    I’m renting a condo in a small building up on a huge hill. A 2 bedroom 2 bath with balcony full ocean view with city below. Also ocean view from master bedroom. Rooftop dipping pool, gas bbq, washer, dryer, bathroom, outdoor kitchen and bar. Incredible view of the bay, four flights up. 5 December area on a hill close to Leys market. ALL FOR 700/MONTH!!!!! A BARGAIN!!!! Electric is extra.

    I loved the 2BR/2BA condo in Amapas (the place with the “green pool” that Riso fell in love with as well). I’m wondering what the monthly rent would be on a condo like that, if one is interested in renting as opposed to purchasing?

    FYI Bill Gates is selling villas here in Punta de Mita. Four Seasons to be exact. 25 million usd.
    Funny how many people think the prices are going to be low. Beachfront is the most expensive real estate in the world, it does not matter what country its in. Location location location. Buying a condo in Mexico city downtown is like buying a condo in New York downtown. Same price tags.
    The best way to do it, is using your equity with low interest rates, to buy a second home or property in Mexico. Hopefully the buy is a good money maker and the property will pay for itself. Although it is a great investment, buyers always buy for the fun. lol

    I like your videos, I have a question?, if you buy a property there and you don’t have a banking account there , to who you wire the money to be secured after you Signed a purchase agreement before the closing ( to notary or who). I will appreciate your advice and Daniel . Thank in advance.

    If you are considered a resident of Mexico, then you are going to be taxed on your worldwide income, ranging progressively from 1.92% - 35% depending on income level, regardless of your nationality or where the income was earned.
    On top of your obligation to file and pay US taxes, Mexico has income taxes of its own. For 2020, the national income rates for resident expats are as follows:
    Earnings in Pesos Rate Applicable to Income Level (%)
    0 - 125,900: Exempt
    125,900 - 1,000,000: 15%
    1,000,000 and above: 30%
    Expatriates also pay local taxes to their state in Mexico. These rates are different in each state and generally range from 1% to 3%.
    Capital Gains Tax in Mexico
    If you are a resident, capital gains apply to worldwide income. Currently, the rate is 25% on the gross amount of the transaction or 30% of the total capital gain. For expatriates, the capital gains tax will depend on the tax cost basis, the type of asset to be liquidated and the sale price.

      PV is more expensive due to the beach, but if you look around you can for sure find around those prices in CDMX and even cheaper in other cities such as Queretaro, Puebla, and such.

      Gringo real estate agents aren't going to make much money off selling places in that range, so no offense to them but avoid them. The exception might be if they are genuinely sympathetic to your budget and have some knowledge to share that isn't aimed at making themselves a buck. It would help tremendously to Speak Spanish and to actually be in the area you'd like to buy in to find a good place for that kind of money. It might also make sense to get some cheap land and get a middle class Mexican style place built.
      The average home price in all of Mexico is somewhere around 50K so it's definitely doable if you don't mind a place that is more "plain" than what you find in videos aimed at expats. You will get a lot more bang for your buck in small towns or cities that aren't geared towards expats like Puerto Vallarta, Ajijic, San Miguel de Allende and Los Cabos. For example, instead of living in Puerto Vallarta you might look in around a smaller town nearby like San Francisco ("San Pancho") that's still charming with a great beach but off the typical expat retiree radar.

    I love Puerto Vallarta, so don't think I am anti PV or unduly negative One or more of the drug and human trafficking cartels have moved into Nayarit, which is not far from PV. I was surprised to read about it just a few weeks ago, since I loved driving to Tepic and viewing the Huichol/Cora indian arts. I hope enough of the cartel's families live in PV so it will not feel the effects which are plaguing some other parts of Mexico.

    Are your videos designed to cater to retirees and expats with money? Cuz a lot of us want to come down and live simply and cheaply and these homes aren’t that. Kind of him to show you around but not practical for most of us.
