I really like this RUclips but I need to say in Arizona the land owners will finance the land for you as stated, but you cannot live on it while paying for it…..6 owners have told me “no way” and no improvements can be made until the land is paid for. I was also told I could not camp but a certain amount of days in one year….so cash is the only option if you want to go off grid or homestead. Just my view and what I was told.
I purchased 12 acres through owner financing in Cochise county and I am allowed to live, camp, and do anything I need to do with it. I am still paying for it btw.

This happened to me. 26 pieces of property, all in my husbands name, no will, and he died. It took 2.5 years to get everything cleared and put in my name. The cost was HUGE Over half of the property being sold to cover the costs.

Something, anything written dow. With your intentions will work, but, a will, or, a living trust, or having both spouses named on all things titled or deeded with the word OR, not AND. He OR She. "And" makes it a probatable property. "Or" means it's already the living partner's property. But.. 2 years ago, I lost 2 best friends, husband and wife in a car accident. Thankfully, they had a living trust for their children. All property automatically became theirs.

However, when I went out to look at The property, it had recently been through a fire, was on the edge of a national park, and the town it is in is going through some trials and tribulations of its own… Upon doing some research, found out the town has received federal funding to improve some of its main concerns being wildfire and drought from redirected water supplies and mismanaged irrigation. It was a great price and I’m not sure which direction this town is going and it looks like right now it’s going through some hard times but will eventually be a good place. Any thoughts?

If you believe the town will improve in the long term, remember, you purchased the property at a reasonable price today, reflecting the city's condition today. As the city improves, the cost of the land will likely be at a much higher price point. Good luck with your decision.

Congratulations, yes, the county collects property taxes annually. The tax rate varies by county, however, it's typically about 1 to 1.5% of the value. I don't think you have to worry about hundreds of thousands of dollars.

This contract among many things guarantees fee simple absolute territory issued by the land patent office. This distributed federal land becomes foreign land once transferred to a beneficiary. Now, I can also sell this land back to a US citizen and it remains foreign to the US books. It gets more weird from here but just letting you know that there are going to be many strange occurrences pop up very soon.

You never own your own land,you just rent it from the county and state, they are the owners.
