As a fairly new first-time home buyer (we are 30 to 40% of potential buyers), your points are excellent. I am discovering, and paying professionals to repair, previous owner's poor DIYs (that looked okay when I bought the home)--especially plumbing. One house that I looked at, and rejected, had many obvious wiring and window sealing problems, that even I could see as a newbie know nothing. And yet, the sellers had gone overboard with taste specific updates to the master bathroom. Solar panels would be a risky choice in my area, so your advice to research the issue is spot on.
