I think kitchen islands are ugly and breaks the flow of the kitchen. I especially don’t like when people keep appliances such as toasters, juicers and coffee makers on the island. It looks junky and dirty.

I love all white kitchen cabinets with a warm color counter. I like to know people’s kitchens are clean when I eat there, including my own. White is really not any harder to keep clean. I find darker kitchen cabinets depressing.

When I am not in the kitchen, I don't want to see the kitchen because it makes me want to eat. Again. Seeing my beautiful bed makes me want to lay down and sleep.
I still have greens and golds from the 1970’s.
Moral of the story, never change your house because whatever trend it was built in will eventually come back. We built an open concept but I would love to live in an old victorian mansion.
If a male survives first five years as an agent, hes already the best type of agent because male agents have it tougher. Female agents are presumed to be trustworthy and honest, plus safe to have around your wife.
A lot of professional photos are so photo shopped they don't even resemble the actual house.

Hi Jen, thanks for all the time and great information you provide in all your videos; this one was particularly timely for me. Living in Florida, my agent (who has extensive experience in my section of the county) would like me to be ready to list by Thanksgiving when the snowbirds begin their migration south, but with the recent slowdown of the market, I feel like I don't want the stress of giving myself a deadline... Any thoughts???
First and foremost you should follow your own timeline and priorities. If there's not a hard reason for you to sell asap, and getting the house on the market before the holidays would be a hardship, I would strongly consider holding off. Your agent knows the market - but I would question whether waiting until the beginning of January would be just as good as now... the snowbirds will still be looking 👍🏻 This is a great question - I'm going to bring it up on my Livestream this coming Tuesday @ 6pm.

I like ceramic tile for a kitchen and bathroom. Wear cushy slippers when spending a lot of time standing on it.

Not a fan of open concept unless it's a small cabin. It looks like a warehouse.
I like my open kitchen...so divided rooms are like the old days...sorry I disagree. Perhaps it depends on size of open room.
Selling homes fully furnished is a thing here in Florida. We looked at a few of these when we were relocating, and determined that was a deal breaker. Who wants your used stuff, especially if you died. Hire a clean out crew, get rid of all that junk. The chance you will find a furnished home that suits your taste is zero.
I agree with you - I think one of the only ways selling a furnished house works is if the buyer is using it as a 2nd home or rental.
Tile flooring with grout in the kitchen is a definite no-no. Despite sealing, the grout will absorb kitchen grease and you'll never get it clean.
I have heard this story to remove baseboards and not use quarter round and I think that is hogwash. We had an entire first floor to refloor and pulling up all the baseboards would have been expensive, time consuming AND introduced the issues of the baseboard leaving gaps where the floor was not perfectly flat. We already had very tall, expensive baseboard before we started. So we chose to lay the engineered hardwood, leaving a gap to the existing baseboards and place the quarter round to cover the gap, also conforming to any irregularities in the flatness of the floor. With the very tall baseboards and a quarter round at bottom, I'm very happy with the results and in hind sight I'm really glad I DIDN'T listen to the anti-quarter round opinion.
I have a condo with a small galley kitchen with an eat in breakfast nook area. The kitchen is from he 80's. I was going to do the White cabinets with a darker brick backsplash. Now I'm 2nd guessing. Darker cabinets will make the kitchen look smaller. I thought white cabinets were timeless, unless you meant just ALL white kitchens. My neighbor has white cabinets, counters, backsplash, and appliances. Not good
It really depends on what is typical for your area. You're on the right track with white cabinets in smaller areas. And if that's what buyers expect (and what you want) then you should definitely do it. I like that you would do a darker backsplash to break of the white. Not all advice is universal 👍🏻

My backsplash has 1 inch mosaic tiles, which I tead is outdated. It's neutral shell color, but I had considered "painting" it white. Still a bad idea??
In my opinion you can replace the grouting to a light grey one and seal that well, thus preventing dirt from showing through its grey grout color, or you can leave it as it is, and just bleach the grouting periodically. If you have the budget to change the tiles to what you prefer, go ahead. If not, they're fine.
I would steer clear of painting tile whenever possible - rarely does it come out well. I agree with @magickwoodlands about replacing the grout.

Hey, Jen. Thanks again for a great content video. I have a question if you have a moment. We have replaced our central air in the last few years. Ouch! In Massachusetts with oil heat or other conventional heating system, would a prospective seller still consider replacing a conventional HVAC system? There is such a trend for the heat pump and air wall units, I might hesitate thinking a new owner may not value it the way I do.
I've lived with hardwood floors most of my life. They wear well, and the best floors of all were solid maple in a very old home I grew up in, in Massachusetts. But for overall appearance, my favorite was the 10 inch softwood floors upstairs in my NJ Victorian. They require more effort to naintain than hardwood, but warmth and character, they were wonderful. I even grew to like the few squeaky spots. Mine had a natural finish, but neighbors painted theirs, and they still looked great. We retired to Florida, have all luxury vinyl tile, very practical for this climate. One thing to consider about LVP, it's a noisier surface than wood. No one seems to mention it and I wonder if their will be engineering changes to adjust that concern. On the up side, it's a very forgiving surface when you drop something. They are also easy to clean.
Yes, we had hardwood floors also and the same thing with the refrigerator. Every time icemaker would go on the refrigerator would squirt water which we didn’t know until I looked up in the ceiling from the garage because the kitchen is above it and solve this then start paying attention to the floor and it was ruining. Of course, I called my insurance company State Farmand they said they wouldn’t pay a dime took them to court and I lost.
I have never liked open concept floor plans. I tricks the eye into thinking the overall space is larger, but it deprives you of privacy. I don't like seeing into the kitchen after meal preparation. The kids need a space to be kids. There is less wall space for art. Activities that should be separated are apart from each other.

Thank you Jen. A lot of the homes in my area are either smaller or larger than mine by a few hundred feet. I believe this is where I may need to go outside the one-mile radius to look for comparables, correct? When I go outside my area, there are other homes that have less square footage and land; however, did not list a price history, just the price it sold for?
Hi there. What I do is try to use properties that are va within +/- 10% the size of my house. Check out what the equivalent is for your house. Ideally, you can find sales of models that are just like your home, within the same neighborhood and similar features within a small window of time. However, that’s not always possible and you just have to keep it as close as you can. Land isn’t something that you put a lot of value in, or potentially any, unless it’s significantly larger or located in a better area than the other house, such as one house with privacy, at the end of a cul de sac and a view versus another house that backs up to a busy street, in the middle of all the houses with an awkward lot that isn’t very useable.
I've always felt that price per square foot is a better factor. Especially in rural areas where houses tend to be more diversified.
@ it can be helpful, but it doesn’t account for the variation between the homes, such as age, one story versus two story, or or many other factors. However, when comparing apples to apples, it can definitely reveal a lot about how one home is priced in comparison to another.
Boy I would love to use the "sold" feature in Zillow for my area but I live in Montana and it is a non disclosure state, meaning that sale prices are not disclosed to the public.
That really sucks. Didn't realize any states had non disclosure on home sales price. Can't believe it's not considered public record.

I’d suggest viewing price per square foot as a good gauge for home values specifically in new build areas. Most pop-up neighborhoods are developer spec homes with very little upgrades.
I've been using a similar spreadsheet. In addition, I track year built, original list price, DOM, solar, whether I've been to the open house, listing agent and buyer's agent
We had put in an offer on a house I wanted to buy. We heard back from our realtor that the builder's realtor sent a counteroffer. WE told our realtor our first offer was our best. She went back and told the listing agent that and we never heard back. It has been 3 weeks. The home is listed for sale as I write. Because of the market the builder would except our price but wanted our home sold in 20 days and we would have to pay his construction loan for November and December. And on top of that the builder has the right for a kick out during the whole process. That seemed very unfair. What are your thoughts?
On my zillow, once the house goes to sold status you can no longer see the pictures. How do you get the photos?
That's strange - I haven't heard of that. Which state are you in? Some states have limitations on the information shared from the MLS service. Texas doesn't allow any sold data to be shared.
That is true for most homes sold in CA. Occasionally the photos aren't removed. I have always thought it's something the selling agent did as matter of course
@@savvyhomeseller its the same here in MA too. I’ve seen it go “Off Market” and the pictures revert back to the previous listing. As in what the house looked when the current owner was looking to buy the house

Repairs. We've lived here a looonnng time and raised 3 kids with little upkeep other than painting and emergency repairs.
@@melissaroth4467 That's a super valid concern and you're definitely not alone. If there's a lot of deferred maintenance or deferred updating, your best bet will likely be to sell the house as it is and price it properly to reflect the condition. It'll be less headache for you and there's plenty of buyers that have tight budgets that are willing to put the 'sweat equty' into a house 😊Thanks for sharing!
In addition to the "we probably would sell as-is as we haven't and done want to do upgrades", I also really don't like the idea of trying to show the house with us still living in it. It seems like we would be able to buy a new house (we have an eye on a friend's house) , and then sell our current one, and then recast the mortgage on the new one. That would let us empty out our existing house so it could be staged or just sold empty without two people, a dog, and three cats having to be wrangled constantly. Plus, no contingency. However, is that really a good idea? What if it doesn't sell fast enough?

So true about all the grey and white. Now if the manufacturers would just catch up! I’ve been looking for a countertop material for two years. Not much available outside the grey/white palette.
Some large metro areas are changing codes for minimum lot size. Austin, TX recently adopted a minimum size of 1,800 sq ft. This seems like it would be a nightmare in regards to major repairs such as foundation. How coukd those repairs be done without compromising the house adjacent? I understand they want to build more houses with the land they have, but this seems insane. There are so many moving parts to home affordability. Not sure it can be solved by focusing on only one factor such as rates. Just my opinion. Thanks for the video-very informative.
OMG this is outdated? tHIS MAKES my parents 70's home new and hip????? Yeh, I hated that open shelving. My parents have the dark wood/natural look and tons of beiges. I'm sick of beige. and their house is NOT open floor plan. I don't believe it. I do remember doing turkeys and my mom didn't want people to see the turkey mess in the kitchen. That's why there's a separate dining room. People don't want to see the food prep stuff. I think I'm going to need to go to therapy for this...LOL.. My Mom's house ithe new thing.
Women weren't allowed in the trades until recently... i tried to get a trade job for decades. Women could NOT even have their own finances until the 1970's.

What I came up with surprised me. 5 million have been converted to Airbnb's 2.5 million are second homes 1 million are open rentals 150,000 are held by banks One number I couldn't find numbers on, as it is somewhat new, is the number of homes held by private corporations being held off the market. There is also a small number of vacant homes listed as other, unclear ownership, in probate, abandoned.
