  • Maybe you’re thinking of moving to Middleton by The Villages, or you are a Village resident unsure of the new neighborhood that is under construction to the South. Here is your one stop shop to go over some of the most common Middleton Misconceptions and answer the frequently asked questions about what it’s like to live in the newest all age neighborhood of The Villages! Is this the right neighborhood for you?
    If you are learning of Middleton for the first time, what features are you most interested in, in this neighborhood?

    You just need to work at a “charter school eligible” job or own a business on Villages property or contract with The Villages. So the children of a checker at Publix, a bulldozer operator for Rainey construction, a beauty salon owner at a Villages owned mall can go to Villages Charter School. You don’t have to work only for The Villages.

    I was going to ask about golf-car access in Middleton as I wasn't sure Middleton -- as it's technically not part of The Villages (TV) -- would have the same kind of "go everywhere-golf-car-connectivity" TV has, especially TV's extensive multi-modal network. But you answered that -- you can get from Middleton to Moultrie Creek, then go on from there to other parts of TV via golf-car...even though it'd be a LONG (but scenic!) drive to get from Middleton to Spanish Springs and back in a golf-car doing the speed-limit of 20mph! ;-)
    And I'm sure we'll probably see more multi-modals (and maybe another 1-2 tunnels/underpasses) in the southern/newer part of Middleton in due time.

    I was seriously considering moving to the Middleton,but after talking to family that live in the villages I realized the noise from kids playing would not work for me. In addition, I drove through there and hated all the fences. Looks ridiculous. Appreciate your videos.

      Just like The Villages, it’s not attractive to everyone. I was hesitant when I first thought about moving here but now there are no regrets. It’s a very strong community that and there are groups from toddlers to seniors. It’s very much a - same but different aesthetic as The Villages. Thanks for watching, and hope you stick around!

      @@FloridaHomestyle my goal is still buy there at some point, but not in Middleton, I want the amenities and the quiet. Just waiting.

      @@bbossman45 Well, some "seniors" can be pretty rowdy as well. And even a menace when they're driving their golf-cars (which kids usually don't do -- I hope!), so I'm guessing "kid noise" would be mostly during the day. "Adult noise" day & night but in The Villages it mostly stops after 9:00pm (but I sure would NOT want to live right next to a Town Square there!), probably 10:00pm for sure, as they're worn-out from engaging in a full day of "leisure" activities, golf-car driving, etc. ;-)
      However, some people have said -- if you live near The Villages High School -- you can hear their (loud) public address system, especially during school events such as football games...but that's not constant and residents seem to get used to it.

    Thank you for such great information! Does Middleton require 10% down on a home purchases like the Villages?

      They do if you are building a home. You have to pay a lot deposit and then the remaining deposit when you go through the design consultation - if I remember correctly it’s 20%, but I could be wrong!
      I am not sure if you buy a spec home (one that is already completed and move in ready) if there are different rules for the downpayment, because they may treat it as an existing home.

    I would love to find out about golf at Championship courses? I see a MM rate and was wondering if Middleton residents can join the Championship courses with the upgraded membership?
    It almost seems to good to be true, what is the worst thing about Middleton? Are the pools heated? Any adult pools planned? Thanks

      I am honestly not too sure on golf with Middleton. It’s a new program that they have unveiled and I’m expecting it to go through a bit of a growth period as they work out the final details.
      As far as I know, all of the planned pools are family style. They are all heated as well in the winter.

    Great information! I was wondering, you said there aren’t any amenity or HOA fees. How are the parks, pool and common areas maintained? Thanks

      Good question! The bond has a maintenance portion that goes towards the neighborhood amenities. So even if you were to pay off the entire bond balance, the maintenance will remain on your tax bill for upkeep, just like The Villages 😊

    Hello I have a question about Middleton for you, if you know, we live close by Middleton And there was some talk about a public supermarket coming in to Middleton somewhere. Do you know if that's a fact that Publix is coming to Middleton?

      I have heard that there is a grocery store coming - conflicting reports as if it’s a Publix or Walmart Market.

    My wife and I are seriously considering Middleton. One concern we have is insurance. What are folks paying for Homeowner's insurance? Has it be hard to find coverage? I also heard some areas of MIddleton require flood insurance, is this true?

      I can’t speak for everyone, but I am paying $1100 annually for a 1500 sqft home. I had no issue finding coverage, but did need to shop around! I had quotes ranging from 950-2100 between 5 different companies .
      Some areas do require flood insurance, and it may just be a lender requirement as well. Many people that I know who were required to purchase flood insurance are only required to hold it for one year and then can drop it later if desired.

    I know you said there's no HOA fee, but is there an amenity fee?

      Nope! There is a bond that has the maintenance portion that will stay on regardless if you pay off the “regular” bond.

    Why is Middleton homes made of wood and not concrete block. There are so many termites here, so much humidity, so many hurricanes. Wood frame is what they stopped doing at the Villages because of the problems with that and stucco siding since wood moves and cracks. Am I reading this correctly the new homes are actually made of wood frame?

      Wood frame and concrete homes are being built in both The Villages and Middleton. Termite bonds are in place from the builder for the first year and regular pest maintenance is highly recommended to keep termites at bay.
