    How can I prove that the tenant received the initial 3 day pay or quit notice when they refuse to acknowledge or reply about it. But they've been heard talking about it on the phone?

      Tape a copy of the 3 Day Pay or Quit notice on the front door and take several photos of it. In CA you are also required to mail a copy to the tenant. Do not mail by Certified mail as they will not sign for it and the letter will just be returned back to you! Instead pay for the Certificate of Mailing at the post office that proves you mailed it with the receipt from the USPS.

    So if you ask for a Clerk's judgment you have to leave the monetary part of the form blank (cv-100?)? Can you ask for the money later after the Clerk defaults on some separate specific form? (Served by an over 18 year old not party to the case nor a licensed process server or sheriff )

    Tenants get free attorney while the landlord has to pay over 15000 dollars for an attorney
