    Sir .. mere papa ne 2003 me poa se property kharidi thi abhi tak uski registery ni karai h ... Kya poa se registry ho sakti h ? Or kiske naam par ho sakti h ? ...mere papa k naam pr poa hai .. zameen haryana faridabad me hai... Plz reply

    to be more precise, if PoA creates any interest in any immovable property having value more than rupees 100, that document must be registered otherwise PoA do not treat as valid document to do such acts.

    Sir can you please help
    how much money as NRI we can gift to our parents and family members in india for the purpose of buying resident land to build the house
    2nd if NRI buys the land & builds a house - tax will be deducted by the buyer on the circle rate of the property? which is the white money, but how buyer will deduct TDS on the construction cost of the house please help and suggest how NRI can save tax while selling the house after constructing

    Sir i & my family members executed notrised poa in the name of x & excited agreement to sell notrised in the name of y. In the year 1997. But poa holdar excited the sale deed in favour of z registered.whether this is valid document(reg sale deed)

    Sir actually mere grandfather ne apni ek plot ka half jameen mere Naam kar di thi Marne se pahle aur ek half jameen unke Naam tha tho meri Mummy aur mausi aur grandmother legal higher thi tho meri mummy ne UN donon se vah jameen khareed Li abhi teen sal Ho Gaya hai abhi hamen bechna hai lekin jo local ke bande bechne nahin de rahe hain problem create kar rahe hain..bol rahe hain ki Paisa nahin diya iss jamin ka isliye sell karne nahin Dunga to fir kya karna hai

    Hello Sir!
    I am looking forward to buy a property. The original owner of the property has registered a gift deed and passed it on to his grandson who is an NRI.
    They now want to sell the property but the grandson or the original owner won't be able to come for the registration. They have designated their company employee with a POA to make all transactions and deed on their behalf.
    My concern is. Is it legal to buy this property since the original gift deed holder is unavailable and only the POA holder will be appearing on their behalf ?

      nahi itna hi bechne ka shauk hai to aaye grandson nahi to udhar se mail ya kaagaz par likh kar dede ki mujhe bechne me koi problem nahi hai.

    One of the first owner who was allotted LDA plot (some how poses allottement letter) is claiming that the first registry is fraud. Though the same property is sold/purchased several time after. We also have Dakhil kharij. He is trying to stall our development by complaining on different govt portals. What should be our action plan? Does he has a case?

      Generally a person becomes dishonest and if he has sold the property then action can be taken against him

    Agpa documents Sai GPA liya person us k naam pai land registration kar leya. registration karliya time pai GPA deya person ki death ho gayi kya aa registration eligal hai

    Sir , I have a property brought on power of attorney but in the year 1995. I have done construction also . I am living in the same property but now how can I transfer the same in my name ?

      you can transfer it in the name of someone else in the family

    Sir hum 3bhai hai or hamare middle wale bhai ne MERI Maa or bhai se hak tyag Karwa li hai or MERI Maa Ka Bhar posan bhi Nahi deta hai kuch solutions ho Sakta hai sir ji

      Two options
      Mother can claim maintenance
      Court can direct that mother shall use the property and shall not be illegally evicted
      Baaki after getting more details ..

    Sir ji mera question off the topic of discussion hai ,mere Nana ki ek property hai Jo road widening mein Jaa Rahi hai mere mama usme meri and mausi ko hissa nhi Dena chahte hai.Mera sawal hai ki kya meri maa ans mausi log ka naam compensation distribution jo sarkar degi usme automatically aa jayega yaa humme kuch karna padega

      You need to get the documents from patwari or tehsildaar
      Apply for mutation
      And meanwhile apply for getting compensation… bina kuch kite automatically nahi hota

    Sir I have an issue.
    Recently I encountered a fraud related to my property on which tehseeldar issues an order to register my property in the name of the person who was trying to claim false rights for years, in which he lost the case several times, but this time he paid a hefty amount to the tehseeldar and registers new case against my property without my knowledge, also i didn't received any notice and he managed to issue an order to register my property in his name, but his name is not yet registered and somehow I got the info 2 days. Please advise any solution.

      Challenge the order and get a stay order
      File the entire record of previous cases and respective orders

    Sir my grandmother purchased a property in 1980
    On power of attorney not on registry and then my grandmother died in 2016 and transfer it to my father does my father is a legal owner?

      nahi kyunki title transfer nahi hua hai.

    Wrong information totally. Registered POA is enough to sell and buy .

      This is about the sale of property on POA, will, affidavit and agreement to sell but and not the sale deed …
      In many states people are using POA as sale deed.. which doesn’t transfer the title

      @@VikasNagwan by registered POA you can sell the property as well. Register POA in which mention power included sell and buy.

    Sir namaskar meri kisi jhankar ki property hai vah uske bade bhai ke naam per thi jiski char sal pahle death ho gai hai usne uske kagaj 2012 mein kisi Ko bhej diye the 2012 se 2023 Tak kisi ne use property ke upar dava nahin kiya ab vah bijali Pani k bill Apne Naam par kara rahe hain please koi advice dijiye mein labour ke cases dekhta hun

    I have made a agreement with seller for a residential flat and paid him 20% of the money on the day of registry seller told there is loan on property and original papers are with bank. then we said to repay the loan and then we will do the registry with endorsement on the original papers. today its been 15 days the seller is saying he is in process to foreclose the loan and get the papers from bank but as its been 15days now i am in confusion weather he will repay it or not, and my agreement period is getting over after 15 days should i wait as per the seller words or take legal action. and if i have to go with legal action then by what date can i take as my agreement is getting over soon

      You may file a police complaint of the commission of the offence under section 420 ipc

      Or you may apply for loan on the property so that your bank will directly make the payment to previous one

      I have 2 questions
      1. as my agreement period is 15 more days i want to know by what time i can file a complain and still my case will be legally strong, just because the seller is saying he will get this loan repay within this period.
      2. i also doubt as might be seller is delaying the loan process to get close the agreement period date and after then i can't do anything because i will be late to take action

      the flat which i am purchasing is 30% of the total value of the loan taken so bank will only give me loan on my purchased area, so i can't transfer loan, the loan taken is against whole property not individual flat wise
