    Kyle has a few good points, if this was already there and it sounds like it was, then it's up to the mgr to pay for removal and they can hire the people to remove it. I'd still have a lawyer's opinion of the matter just in case. HUGS!!! :)

      The lady mentioned that it was there previous to your purchase. They should have to remove it, not you!! And you have her on the phone SAYING that it was there before.

      Unfortunately it doesn't work that way, the owner of the trailer is responsible and bringing in a lawyer could make things worse, if you have a petty manager they can make your life miserable! I had a park manager that harassed me for 2 years because he didn't like me and that's no way to live you end up miserable at work and you even hate going home because you can't get no peace anywhere!

      I would stop by a neighbors trailer that also has lattice that is visible and ask them if they also received a letter .. because they said there is lattice all over the trailer park .

    Definitely get a lawyer and have him call them. 99% of the time they will immediately back down and the problem is solved.

      Agreed! And a lawyer can often just send them a certified letter and that's enough to get the park to back off...they don't want to incur legal fees and once you have your own lawyer they now have to pay their own lawyers...especially if they have a weak case. Not to mention, I feel like the park has a lousy manager who's just bored and looking for petty complaints and power trippin. This might shut them up. It's also possible the park manager is a big nothing there...see if there's an owner you can talk to and explain how he's not enforcing fairly, and he refuses to meet or clarify and it's unprofessional.

      It depends if they signed a lease that says they have to change these things. I always read the fine print on everything. If they have an HOA and you don't abide by their rules you can be evicted legally. However the park is not handling this situation very well. I would talk to a lawyer but change the window covering and take down that lattice if it violates park rules.

      Take about $500 and get representation. They may win in the end, but you need a ref to call the balls and strikes.
      Let them talk lawyer to lawyer and you can go on reacting to awesome music.

    This is why I took pics and video and sent certified letters to elected officials and different agencies including the manager and owner. In my case years later I got asked to stop sending letters even though I already moved out and only sent letters the one time. Years later the owners were still being inspected for it. That's the power in the letters.

      Trailer parks are a bad deal nowadays, you own the home but not the land it's on so greedy management can keep squeezing you. Country/acreage living is nice, just find out local zoning, taxes, and any issues in the area

    HOA's of any kind can be real ball breakers when they want to. I would walk the neighborhood, record each yard with a lattice or fence and have a discussion with them if they have received similar threats. If they have, then it's time to take it down. If not, then you have yourselves a very lucrative lawsuit on your hands. 🤑

      Yeah but I mean this is a trailer park? Suburban neighborhood HOA’s don’t just target one house out of the 50 that aren’t following their HOA rules. It clearly looks like they are suddenly being targeted after 2 years of living there with zero complaints.
      Seems like ‘mgmt’ may have found out they are influencers so they ‘think’ they have ‘money’ and can afford to fix the issues.
      You can tell by the way the guy in the office spoke to you and didn’t let you in - they know you have a platform and do not want video evidence. So the owner had his minion call and tell you the ‘regulations’, (that nobody else has to follow) so it seems ‘legit’.
      Trailer park mgmt are are probably used to bullying poor people like this all the time. I think now know they are seeing they messed with the wrong people and with this platform you can fight back just by documenting the situation.

    Sorry you guys are having to endure this type of cold, unprofessional and rude treatment from a business that I am sure, portrays their park as a great place to come and live. I am shocked of how much effort they put forth to avoid any contact with you. People are not supposed to treat each other like that. Brad, you might be correct in the statement of needing help from a lawyer. It is sad it has to go there. Think they are manipulating you guys to the point that you move out as if it was your decision. Hope you guys can make some progress with your situation. Take care.

      @@billtmarchi4320 I feel sorry for anyone trying to buy their first home with today's prices. Especially when the values could drop as they did back in 07, 08, 09. I had people move into my neighborhood in 2004/2005 that paid 440,000 only to have their home worth 300,00 in a few short years.

      @@billtmarchi4320 C’mon now...obviously they’re not financially able to qualify for such a commitment but more importantly, home inventory is slim to none right now, with homes receiving multiple offers tens of thousands of dollars over ask. The current market literally forces people to STAY in cheap housing because its all they can get.

      Who the hell are these people?? Y'all if at all possible need to move cause these people sound like shiesters!! I would contact free legal advice from a local college maybe ... This is outrageous ... I have a second cousin that sued a trailer park in New Orleans because they were double charging everyone and constantly siting them with violations. He won that class action suit and the award was so great it made him a millionaire at 26!!

    Sounds like their just trying to get you to move out . Video all the other trailers with lattice and if possible ask them if they have received eviction notices over it or if you see any posted letters on their doors or trailers about the lattice they have . Also if you are renting it is their responsibility to remove the lattice if it was already there when you moved in , not yours . The fact that they are avoiding any face to face conversations with you says a lot about they don't have a leg to stand on legally and they are going on the assumption that you don't know anything and will just cave in to their BS . YES , Lawyer up and learn your renters rights if you are renting and your rights and responsibilities as a owner of the home / trailer of which you reside in . And if your lawyer says their in the wrong then take legal action against them . Don't never let a SLUM LORD walk on you .

    Eyes on the prize y'all 👀 Costs less to fix a window and adjust to no lattic dog yard temporarily than to fight-lawyer-stress. Save money. Research your best home option. Make it happen. Move. Remain positive and forward thinking throughout all of it. ....consider moving to the countryside in a county with few codes. Free mindsets do better outside town! ❤

      Agreed. Emotions aside, it’s the path of least resistance that wins in life.
      I’m not advocating laying down and being a punching bag but sometimes it’s just not worth the hassle. Pick your battles. Determine if “the juice is worth the squeeze”.
      I’ve spent every waking moment of my adult life trying to avoid emotions in my decision making. Doesn’t always work, but I persist.

    Ask them, in writing, TO RESPOND TO YOU IN WRITING, EXACTELY what the "violations" are so that you can address them in an orderly check-point fashion. Document everything, take notes on everything; including your ATTEMPS to contact them, WHEN any conversations take place, WHERE they took place, with WHO (was even present during the meetings) and WHO said what. . In fact i would advise you to pick up a cheap wide rule notebook and take all you contemporaneous notes while everything is fresh in you mind. It is not unusual for a landlord to "move the goal posts" as you attempt to satisfy their requests - thus it is very important that YOU & THEY respond to all inquires IN WRITING. Personally, I would even add pictures of the alleged violations to my note book. Good luck guys, as a brand new RIGHT NOW SUBSCRIBER , I wish you good hunting.

      Wow document everything. Keep your heads up.find a lawyer and protect yourselves. If you bought your house that way you should be grandfathered in and they admitted they are 2 years behind the ball.

    If you are an owner, they cannot evict you. They may try to use legal action on you but your efforts to resolve this works in your favor in court. If they sue you, then you counter-sue demanding legal fees and punitive action.
    If you are a renter, then removal of the lattice is THE OWNER’s responsibility. Legal action must go to that person.
    Document their refusal to meet with you. Document each time you communicate with them. And document all the other properties with the same lattice. Save all your voicemails and call recordings. This will support your case either way.
    You may also want to consider contacting a local news channel and report this to their consumer advocacy reporter.

      Its just a broken window and lattice. They might be able yo keep the lattice if they ask for permission.
      The manager is not the owner of the park and yes, whoever they leased from is responsible. If they own its on them. Its like $100 deal here.

      that's not true at all. i believe they live in a mobile home park. which means you can own a home in the park, but lease the spot. so the park can evict for behind lot rent, breach of lease terms, etc. I'm not saying Brad and Lex did anything wrong. I am, however stating that technically, they can be evicted.

      Yes yes!!! Document everything cause if it's not written down .. it didn't happen. Make sure you put dates and times on everything ... Be accurate with your records. A court will have a hard time disputing facts take pics of the property with lattice work. I would also go on a website and investigate who these people are. Run a back ground check on them. A couple of sites give you a 7 day free trial. Research the owners of the park. Who had the property before them. They have targeted you for a reason. And it very well could be political. .. Watch your back and stay safe. Lay low and avoid any other communication. I would not meet with anyone from there without a lawyer present. You can drop a note and let them know that you are meeting with an attorney just to go over the papers they just dropped off for you. And tell them. YOU ARE MAKING SURE THAT YOU ARE NOT GOING TO VIOLATE ANYTHING IN THAT NOTICE OR CONTACT WHATEVER Those DOCUMENTS ARE... I WOULD GIVE THAT MESSAGE IN PERSON SO YOU CAN JUDGE A REACTION.

    Trust me, it’s no different when you pay hundreds of thousands of dollars for your own home and some pinheads at a Homeowners Association tell you what you can and can’t do with your own property.

      I'm not a fan of HOAs either but there's a flip side to that argument. If you pay hundreds of thousands of dollars for your own home and then one of your neighbors lets their yard grow into a jungle, leaves a junker on the front lawn, paints polka dots on the outside, builds a janky looking shed, etc. the rest of the property values in your neighborhood go down. I.e. you lose money on your investment because your neighbor is doing crazy stuff with their house (or just letting it fall apart). HOAs are there to protect the value of the homes in the neighborhood. The problem is that HOAs are often run by other randos in your neighborhood and some people get a little crazy with "power" (even the comparatively little power of an HOA).
      Like I said, I hate an intrusive HOA with nit-picky rules that no one should care about. On the other hand, it also sucks to have neighbors who go buckwild with their house or just let it fall into such crazy disrepair that the value of your own home goes down.
      There's a balance that needs to be struck but having a bad HOA (or having no HOA at all) misses that balance.

      That’s one of the reasons why I haven’t moved. No HOA and live in a subdivision in town. And also no MUD taxes, something common in Texas.

      Seems like there should be some kind of 'grandfather' rule if it existed prior to their purchase and when they signed their lot lease.

      @@scapito Seems like this landlord is being super shady. They are probably required to make the changes and trying to get free upgrades by making the tenants do it. I don't see how tenants can be liable for a set up that they were given when they started renting.

      They rented the place as is. It’s not on the renters to pay to fix the place to be out of violations that were there when it was rented out. They have to pay to fix those violations. This is a very unprofessional park. I used to live in a a mobile home park.

      @@jazzminb I think the tenants actually own the trailers and the park owns the lad they sit on. If the violation is with the trailer then it is the responsibility of whoever owns the trailer itself. Most parks do not allow trailers with broken windows and things like that if it is within the city limits. It violates city regulations. I think the city, county or owner came through and told the office to start enforcing the rules.

    Seems like the bylaw states that "temporary materials" like tarps, lattice, linens etc. can't be used to create an area that's intended to be a fully enclosed, permanent area of a dwelling.

      If the lattice IS intended to convert the area into a permanent space, it's considered (by the byelaw) to be temporary covering... Also a violation.
      Fact is, that the kids SIGNED the agreement as it was written. Good luck fighting it when in Florida you can be held responsible for your landlord's legal fees in the event of a loss.

    Please check your county(parish) zoning commission public records on the current status of the plot this trailer park is located on. See if there are any applications for re-zoning.... There may be a developer looking into a land use "upgrade." If you hire an attorney make certain that the firm has experience in real estate....

    When I was in the US Air Force I lived in a trailer park and I loved it. The community was nice and very helpful. It was like a town within a town. You had a couple of people who might be considered anti-social but the were very nice. I moved to a $+500,000 20 years ago house and I knew less people then in the trailer park and less people who had no problems helping you out.

    It is a good idea to document other trailers with the same lattice set up that you have. If you find out if they received notices too, then not much you can do. They are just enforcing something that they didn't enforce before. If the others didn't receive notices, then you are being singled out. If you choose to fight it, you can end up making enemies of your neighbors. They might feel you opened up a can of worms that will end up with them having to take down theirs. Is it worth the fight on principle, probably not. Just accelerate your plans to get out of there.

    If it’s not fully enclosed then how is it in violation of the rule?!? Ambiguity of the lease rules should benefit the party who did not draft the lease. How can you make corrections when the lease is ambiguous and the property manager dodges your questions? I would be so frustrated. Don’t give up out of frustration.

    It took me two weeks to get my HOA to finally understand I couldn't fix the violations they sent a notice for since the pictures they sent me weren't of my house. I had to end up sending them a link to the actual house on google maps with a perfect pic of the violation which was a nothing issue.

    Sorry this is happening to you guys. Be tuff don't let them push you around. Fix anything that your responsible for. Keep us up to date on what happens. I guess you guys have learned a little with this experience learning is a part of life that we all have gone through in some way or another. You may not have a choice but to remove the lattice since it was like that when you bought the trailer. If you don't have the money to go to court just do what you can and stay on your goal to move.

    My dad had a situation where he had a second kitchen put in and it was there for 10 years (property was inspected when construction was complete and okayed from the Village). 10 years later the Village started to come by and threaten to make him take it out. It was because my dad started a political party which was an opposition party decades ago and it the party in power was making a threat to shut him up. My dad also had a list of 20 other homes which had second kitchens; all were of the party in power. Pops told them he would take it out once all of these people removed their second kitchen. Guess what, the village never bothered him on it after that. Guess my point is, have documents and pictures of all other trailers with similar items they are threatening you about.

In my area SE Ohio there is a Local News crew that investigates problems that home owners or renters have with there properties, lots of times calls the landlords on their crap and finds a workable solution, perhaps there is one in your town.     Take photos of every trailer that has lattice on it's sides and print them off into hard copy, keep a folder of all interactions because I feel that if they pursue their current course you will have a legal case against the Patk and thr manager, especially as your city's ordainance says they aren't illegal. City ordainance outweighs park rules, or it should do!

      Ordinance does not cover privately owned business (park) rules in this scenario. Not for ADDED stipulations. You can often add to ordinance but not STRIP from it.
      Example: City ordinance allows you to be shirtless in public areas such as your own yard or a public beach ... However, a private business can ADD a stipulation, such as Walmart requiring a shirt and shoes to enter the premises. The city might be fine with open carry laws but the PARK can enforce a No-Firearms rule.
      That park can literally require shirts while outside your home on their land... Or prevent any children from residing in an "adult only" park, and it becomes a valid agreement once you SIGN it.
      Point being; be careful with your advice.
      That being said, you are right about documenting EVERYTHING... It would be interesting to know why they are being targeted if other tenants are not being called out for identical violations.
      Unfortunately, the simple fact that others are allowed to violate the rules has no bearing on the fact that they ARE the rules... Brad and Lex SIGNED those rules. Obviously, without reading them the first time, as they would have questioned their existing lattice.
      Everyone here looking for a lawsuit might be sorely disappointed. The rules clearly define lattice as "temporary covering" (smh) and is prohibited on a permanent structure... The pen has met the paper. Lesson learned.

    When my girlfriend and I purchased a used manufactured home that was already in a park, about 10 years ago, we had issues as well. But ours were visitation parking issues. We literally could not have family gatherings or get-togethers, without complaints being thrown at us. And it went on and on, and we were getting eviction notices on a daily basis, and finally we were fed up, and began searching for another place to live. We were blessed with something so much better and we ended up selling the manufactured home, moved out of the park and never looked back. LOL.
    I wish the same for you two as well. You seem awesome and very humble and you deserve better.

    This happened to me. A house we just recently bought and moved into had a driveway that didn't meet the neighborhood association's standard (part of it was rock instead of fully paved). Two months after we moved in, we were sent a letter to bring it up to standard, which meant to fully pave it. After the initial feeling of the insult wore off (because it was like that for two years before we bought it), we took action to address it and hired a contractor to come out and fix it (which was not cheap). During construction of it, we were given a cease and desist order. In it, it said any exterior changes to the house, yard and garage, including the driveway, need to be approved by the homeowner's association. That part was never mentioned in the initial letter we got. I was f**king irate at this point. ultimately we got it approved and fixed , but not without a whole lot of stress, anger, and total mistrust of the association. We paid damn good money to be part of the neighborhood but got treated like shit. we were later told by other residents that the association hits up newcomers to fix stuff because existing residents resist too much and new residents are more likely to address things , wanting to avoid issues from the start. that's so screwed up!

    This reminds me of a icident that I was involved in - my response was to document every other person that had the same situation and tell the management company I would be filling charges with the city on every single incident they were infraction of. They left me alone.
    At minimum I would check with the DA's office.
