In the game now...
Short-term transactions are the way to go.... a 2 to 5-day turnover max. My deal with investors is to have them qualify for a construction loan and JV on multi-family rentals and refi out on a long-term loan and they own half. Many other options to utilize to max out cash flow!!!!!! Worldwide Diversified Associates in Florida. My build cost is around $200. a sq. ft. We build a duplex that is an 8 bed 4 bath for $450K and complete construction in under 5 months and make $2800/ month/ side!!!!!!!!! If we sell we make $300K clear. How's that for profit? Also when we complete we have an equity amount available of $300K if we don't sell, but hold!!! This is figured out in the beginning for loan approval and future appraisal to show finished values.
Question? How much money would the investor need to invest?

Humble yourself bro, be thankful you know a channel like Pace's where you can feel entitled to actually expect value. Otherwise there's plenty of other channels for you to try and find a tenth of the value these guys provide
