So crazy to see these bigger homes becoming more of a track lay out. Why would anyone want to spend close to 3 and a half million dollars for their neighbors to be 25ft away.
Over all very nice house and I liked the design
Here in CA you can pay $3m for a 2000sqft house built in the 70s and never remodeled with your neighbors 30 ft away 😂
That price is outrageous for the size of the lot, and the lack of privacy.
Can you imagine the electric bills. The cost to cool and heat ( during the Vegas " winter " mos). I have high ceilings in my home ( I live in the northeast), and let me tell you, it costs. They're pretty and they open up the space, but costly to cool and heat.
Hope you enjoyed the home tour
@@chakits1 always enjoy the tours. Your the best.
It was sold in 2021 for $1,040,171.
Scammers gonna scam
The lack of privacy makes it a third less, shoot there are homes offering much more privacy all around that is going for upwards of seventy-five percent less. Majorly overpriced.
You'll be able to hear the neighbors fart on a quiet windy night🤣
What did you like about the home?
Nice house, but seems more like a $1-5-2m house.
True story, imagine being 1.5 mill underwater within 6 months…
Not even 1m. 700k max.
@@tombradydid9114 I could see $700k too especially with rising interest rates. That kitchen is embarrassingly small and lackluster for a $1m+ let alone $3m. It comes off as more a side bar for entertainment than a full sized kitchen.
@@brandonknighten7595 With the fed announcing their intention for a housing market reset, easily.
In 2018 maybe but not today
They are dreaming for that price. It will never, ever trade for $3.4m. Never..
Thanks for sharing
It kinda reminds me of a bunch of corporate buildings when ya look outside from the upstairs and the land space is a bit tight for $3 million
Thank you for sharing
If I ever move to the LV area, you're my guy. I wish all realtors were as dedicated and experienced as you!
I appreciate that! I will be ready for you if you ever make that move
Sorry but let them know the house is worth only 1,100,000 😊
I’m sure that’s what they paid…scammers.
Exactly. I'm browsing the comments to make sure I'm not the only one who thought that. 😂
If this was only true, I would purchase this myself
3M is definitely too high, 1.9M - 2.2M max!!!
Hello from Naples, Florida. Wow, nice home. Love the inside and the back yard. We enjoyed the tour. Thanks. 👍
My first time to watch this vid...when u open the door u feel the elegance of the place...the height of the ceilings, the pieces of furniture, the wall decor...this kind of LIFE is priceless
Thanks for watching
Mesa Ridge totally over rated, need to have 2.5M pre approval to do house tour, after seeing the houses on top of each other driving in I was thinking it’s waste of time, 4000+ house on a 7000 lot, asking for 3M, clear view directly into my neighborhood’s bedrooms, even my agent was like I told you so. Don’t thing these will ever get sold even at build price of 1.1M start + 250k lot + 350k upgrade minimum with TB = 1.7M
This Viewpoint community is completely sold out. Mesa Ridge will be sold out before you know it
WOW .... This house is GORGEOUS !! Thanks for the tour Chakits 👍👍😎💕😊
Your very welcome!
$3.5 million Dollars buys so much more much much more …I would want a few acres of land at least
Where do you currently live?
@@chakits1 im in Texas
I really don't know what to say. You walk into this house and you feel like you are on a cruise ship. Way too big. There is nothing warm and cozy about this place. It never once made me feel like I would want to live here. There are 3 major problems with these Toll Brothers constructions : The first thing you realise is that you are literally an arm's away from your neighbours. The homes are much too close to each other. In Most of these million dollar homes you expect to to find a large and spacious backyard. This is not the case here. There is no proportion between that small lot and the department store living quarters. Of course, the third big problem is the price they are asking. You just don't build 6 bedrooms and 4 bathrooms to justify the exorbitant price of this house. I'm sorry, but if I have to pay 3 to 4 million dollars for a property, I want it to be more private, more secluded. I would also need to have a large backyard that is in proportion to the house I live in. It's very clear to see that home constructors are not thinking about the well being of their customers. It's all about money. How much can we cram into this place to sell it for a maximum of profit.
I was born and raised in Santa Barbara, .....Santa Barbara , believe it or not has very ample lots.....you can get for the same price, a gorgeous house (and walk to the beach) and still have a landscaped acre when you come home......the 'cramming effect' comes from BLM asking top dollar and yes.....Las Vegas is very predatory (agents/loan officers/contractors)....even in 96 we were shocked!!...same size house and lot was 250k (no where near the quality of finish as in this video).....this house and the older houses are just crammed....I wouldn't pay 1.5M for this house.....we bought 1/2 acre with a single story south of Blue Diamond.....quiet, nice views, decent neighbors (these houses are about 1M now).....Chakits is a decent guy in a horrid real estate environment!
I’m glad someone else has the same thing to say about these “luxury homes”. Nothing homey about them.
I wont pay more than 1.2m for this
100%
It's stupid as shit to pay that much for a house and still not have anywhere to shoot a gun without freaking out the neighbors.
This Toll Brothers property is lit!🔥🔥 Great amenities throughout but it's a shame that these homes are built so closely together.
Its a Las Vegas thing with homes being built close to each other
The styling of the washrooms seem a bit lacklustre for a home of this price point. The materials like the wall tile and counter seem a bit bland.
Thanks for sharing
They either ran out of money for more upgrades or just realized they should not spend more on the house. Not worth it. TB is a terrible builder.
Homes are close together for multi million dollar Luxury Homes
Yes, it is like this in all new luxury communities in Las Vegas
My first house tour channel. Glad to see you're still going strong.
Welcome back! Check out the second channel as well, CK 2.0
@@chakits1 I will, thanks!
Over price way overpriced

Considering the cost of electricity is Las Vegas, it's crazy to have ceilings over 8 feet tall. I lived in Vegas and Henderson for 14 years and my electric bill was reasonable. I have friends who's monthly bill is over $500.00 a month. I left in 2018, because of the drought issues and Hoover Dam is almost dry.
lolz..

Downstairs is my favorite. I like the high ceilings. Not feeling the small pool and the design of it. Upstairs too not feeling too much.
Thanks for sharing
NICE House but it too close to other houses. For that price I need a nice big pool and some land. But that's just me.
I hear you. If a 4-million-dollar home is that close in Las Vegas, this is a standard, especially for new construction.
I love high ceilings makes u feel rich 😍 very beautiful home
I agree 100%
Nice sharing. enjoyed video
Beautiful ... but for the price all furniture must be included.
Everything is negotiable
3M in Southern Highlands goes alot further than 3M in Summerlin. You have to really want to be in Summerlin. Great walkthroughs 👍🏾
💯
Love the kitchen this is beautiful ❤️
Glad you like it!
No basements out there? Would like to see a theater room and game area at this price range
WOW! that is a really nice property especially the backyard......can we see more properties like that !??!?!?!?
Thanks for watching; working on getting more properties like this to do home tours!
Way too close. I mean how close are they going to put the houses together?
Builders have been building like this since 2000
They really put their heart into this home. Beautiful 😍

Great video. thanks 😊
You’re welcome 😊

Ok when you first walked through the front door I was like hmmmm looks too much like a hotel lobby for me. But then I saw the wine bar/room and, even though I don't drink wine, I thought it was genius. Then I fell in love with the whole kitchen/butlers pantry/pantry and thought oh I'd kill for this kitchen. Then the primary bathroom...omg heaven. And the backyard is ok too.
I feel like we've toured a very similar house though. And I'm pretty I said the same thing as I'm about to say here. Take this house, put it on an acre lot and it might just be worth the price tag. As it stands you are spending way too much money for the neighbours to be all up in your business.
If only Las Vegas new homes offered backyards....
House looks familiar but very beautiful
I like this one, a lot !!!!

Very nice home 🏡
I've been watching your vids for I can say, I think 5years already but, I kind of notice the houses that you're featuring on your recent vids the past few mos were all starting to get overly priced. I don't know what's going on but, I just don't think this property is worth that amount indicated above💁♂️
Hey Boom, I appreciate the continued support. The real estate market here was a sellers dream the past few years
La casa incleible ❤
Thanks for watching!
The positives are the exterior is beautiful, the wine storage area w/bar is awesome, the backyard space is very nicely done and the master bedroom/bath/walk-in closet area is superb. The negatives are the 2ndary bathrooms look really small and chintzy (especially the tile at the tubs), there is way too much brown everywhere you look and the living room space is rather small (they try and use the super tall ceilings to hide this fact, but it is apparent). I would have guessed this home was worth $2.5 million myself, but I don't live in the Vegas market and have limited knowledge of home values there.
Inflation has killed the idea of what these lv homes are now.
Thanks for sharing SuperDave!
Love this house
Such a beauty and prime location!
Very nice house but the backyard leaves a lot to be desired for a 3.5mil house. Thank you for showing the house 😊

The fact that the kitchen tile isn't staggered hurts my ocd lol
Easy fix!

this house is way over priced for desert living, and thank you for the nice video.
Great content.. the only bad thing about toll brothers is that they all look too similar 😊
Yes, that can be said for all tract builders. I think they at least distinguish themselves apart from the other tract builders.

I hate that the homes in Vegas are so nice but so damn close together.
Something out of state buyers have to get used to depending where they are relocating from
Instantly perfect curb appeal
Wow
Hey Chakits, I know you're just showing this home because maybe the listing agent is a friend of yours, but this house has been only on the market for 18 days and has already had the asking price cut down $600,000 from the original $4 million. Obviously someone was blowing smoke up the seller's ass just to get the listing.
You can understand, sellers always want the most when it is time to sell
These house are way to close y’all are in the desert for Christ sakes spread TF out smh
Human greed puts them close together.
It's a business decision
How they change the light bulbs 25ft ceiling!?

We finished recording one yesterday!
12:22 Definitely an entertainment pool, not a swimming pool.
Sure
If I’m spending over 3 million on a home I would like to hsve sone space between my neighbors those homes are to close together
Hi Debra! Unfortunately, Las Vegas might not be a suitable option for you.
Moody's Analytics, these are the cities with the most overvalued homes in the nation. Correction is coming by the end of year. It is finally here. Do not be fooled by the builders or realtors in Vegas. Be patient and wait.
1.Boise City, ID
2.Colorado Springs, CO
3.Las Vegas, NV
4.Phoenix, AZ
5.Coeur d'Alene, ID
im expecting it to be worse then a correction we had a once in a century pandemic coupled with lots of unprecedented events. if you look back at the last large pandemic 100 yrs ago homes crashed shortly after and they were not near record unaffordability with massive debt we will have to see
Great opportunities from builders already, especially if it is a standing inventory home
@@chakits1 when you see the 93 year dry depression brought on by a pandemic your going to be sitting at home waiting for the economy to get better and crapping your pants paying 6.29$ for gas on Tropicana blvd in late 2023 rude awaking for alot of people globally sounds like doom and gloom? so is a pandemic if i told you would be wearing a mask at walmart in 2019 you would have laughed
That expensive with that money I can buy a house on the ocean front at Laguna Beach, CA
Sorry Chakits but I wouldn't pay that much. The bathroom tile is ugly. It should of had a more luxurious feel to it. Looked like they skimped on it. Would of liked to see marble. My house has a 1/3 of an acre. One neighbor is way too close to me. If I get another home it won't be houses on top of each other. The brown on the fireplace is hideous.
Nothing to be sorry for. It comes down to personal taste.
If you want to be in a city or suburbs, you're going to be surrounded by houses. Like you would only get the type of privacy you're talking about if you're living in an extremely rural area far from shops and restaurants and jobs. I don't understand this mindset of wanting the best of two completely different lifestyles with none of the negatives. You can't live on a quiet street with no neighbors and road noise with 10 acres of land in a bustling city near shops and restaurants within 5 seconds walking distance from your door. That's literally impossible.
Wow people are coming at our neighborhood! Lol
You live in a great neighborhood!
Theater room is a hallway lol.
The hallway leads to the theater room
With those seats.....I was shocked!
Looks like a condo. Hardly worth the price. And, is that a pool or a bathtub in the backyard? how are you supposed to swim in that?
👏
Never get 3 million for it, EVER. 1.5 million maybe
The seller will have over 10 offers to review at $1.5 million
@@chakits1 then they should take them

Love your videos!! But, could have "DONE"🧐😏👌🏾
I appreciate the support to the channel!
You better like your neighbors
Honestly, if and when I can afford $3.4M for a house this size in that area, I'm going to look for one with at least a 10k square foot lot, so I can get some breathing and privacy space between myself and my neighbors. They don't need to be able to hear my biz and I know I don't wanna know theirs.
Summerlin or any master planned community might not be an option for you
way too overpriced. ive seen much better homes for the price of a bit more than half of this
Hope you enjoyed the video home tour!
This is a classic case of why you don't put crazy money into your house - this seller (is he a real estate agent??) should have known better. He's never getting what he "invested" back. Going to take a huge loss on this house which is nicely done but way overboard for what it is and where it is (where all the homes are wedged in so tight!). I predict this house sells for $2M in 10 months.
For any home over a mill I shouldn’t have any fiberglass tubs… just saying
Not worth $3.4M especially in this housing market. I would rather buy a 1.5M house and buy 2-3 smaller houses and invest in making it a rental property (This is what a smart investor would do If you're to ask me). If I'm paying this much then I want to have an ocean view, lake view or mountain view rather than being on a desert with no view and running out of water due to severe drought. This house is not even an acre or 1/2 an acre lot. Both front yard and back yard are regular size or should I say basic. Typically on this price range, your home is more secluded or far apart from your neighbors giving you a more grandeur feeling being you own a multi million dollar house. You can see this house sits on a normal neighborhood nothing special. I can tell this house will stay in the market for months or even a year if they don't lower the price. Location, location, location...should I say more.
Yup….straight scamming
Thanks for sharing. Regarding location, this neighborhood is one of the most sought-after neighborhoods to purchase a home. Although there are no ocean or lake views to enjoy
It was sold in 2021 for $1,040,171.
