    fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Severe recessions offer market buying opportunities with caution, as volatility can yield short-term trading prospects.       Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Margaret Johnson Arndt for the last five years or so, and her returns have been pretty much amazing.

    Crazy how home prices have pretty much 10x since 1965. There are people alive today that would remember that era. Did their wages 10x in that same amount of time if they had worked the same job as when they bought their first house? Could they afford that same house today? I highly doubt it on both accounts.
    BONUS ROUND: Anyone guess what happened after 1970, conveniently right before those blue bars started shooting up? That's right. Your good buddy Richard Nixon took us off the gold standard and handed the keys of fiat over to the Federal Reserve. Go figure, if you give a government a blank check to steal the purchasing power (i.e. productivity) of its people to fund government expansion, they'll use it.

      I remember my dad’s salary that his pension was based on. Dad retired at 55, couldn’t collect til 60, and collected til he died at 93 in 2020. Paid $6 a mo extra for FULL health insurance, which my mom, now 93, still pays. His salary was $12,000 after working for Western Electric (Nynex) as a line supervisor for decades.

      Exactly right but WHY did Nixon do that? It was largely because of the enormous debt LBJ’s welfare state was amassing. Government couldn’t possibly tax the citizenry enough to pay for it without crashing the economy and pissing people off, so fiat currency it was.
      I absolutely agree about Tue gold standard but it must be accompanied with the elimination of entitlement programs.

    There's a huge reset of wealth right now, commercial real estate is down at least 30% same with the stock market, high tech with huge multiple variations are down more than 40%. So is this a good sign to buy stocks, or do I just hold cash? I own a house already

      transfer of wealth usually occurs during market crash, the more stocks drop, the more I buy. bear it in mind that investments are subjected to risk, hence it is ideal to seek guidance from an advisor unless you a pro yourself

      Well articulated. After experiencing losses during the 2020 pandemic crash and initially learning from RUclips, I sought guidance from a highly qualified advisor. Since then, I've started anew and, with subsequent investments, I'm now only 25% away from reaching my initial goal of $1 million.

    Myself, I can see housing continue to go up. Straight line? No. But if the dollar is at the end of its life and it continues to lose value, the house should continue to go up UNTIL we go back to real money, then it's anyone's guess. Uncharted waters.

    This one’s tough cause the crash bros have been wrong the last 3 years. If interest rates drop home prices will rise. The market needs more supply and/ or that black swan event that will force people to sale. With that said I don’t think the ninja is wrong, but we are still waiting on this crash.

    Seems to me the fast rise is caused by hedge funds buying up all those houses. If that is the case, we could see a sharp decline when they start moving into safer assets. The market always lags behind.

    There is also a big difference of home value increase and average sales price. You have less high end homes for sale you will have a drop in sales price but not a change in home value.

    Been posting this on many ninja videos to seek advice for an inherited IRA I received in September. Around 30k, but have 10 years before it has to be pulled out of the account. I am not in need of this money at the moment. I have no debt, but I also do not own a home yet.

    We cannot discount the need to house over 12 million people that have come to this country. I think prices would be falling much faster and harder if not for that. They have to live somewhere and that will force prices higher as they soak up any available inventory. Not hating on immigrants, just simple facts.

      They aren't immigrants, they're criminals who are breaking our laws and are allowed to do so by a corrupt government. Some states are building free housing for these people... they'll be able to live for free for 2 years. The government DOES NOT care about the old slaves...it's preparing the new ones through bribery.

      @@DianaParisi-qb2bm they are not necessarily buying houses, but they are moving into lower income apartments and rentals that then inevitably forces what would have been the tenants of those into the next higher level of housing thus causing all of the real estate to increase. And yes, all being paid for with our tax dollars.

    You have to take in consideration the flood of immigrants, when talking about real estate. At least 5 million houses will be needed to house all of them. And the government could force citizens to take immigrants inside their homes. We're talking about a complete breakdown in society. If we are going to be forced to give away our house, why buy one? And why pay taxes, to build schools, if our children will be forced out of their schools, to make room for the immigrants?

    Here is an interesting bit of information. We had an insurance adjuster at our home yesterday. He told us he is now going to mostly foreclosures. He went to none last year at this time but everything‘s gonna be OK. 🙄

    Neighborhood in Denison, TX, we contracted to build a home, raised prices right after the first of the year. The neighborhood is almost built out with speck homes. Shaking my head....

    You have no idea how expensive will be to build new.
    In Denmark they want to make it so you only can build with 12 kg CO2 per sq m.
    Today we use around 1.200 kg CO2 per sq m.
    The difference is Carbon credits.
    I know a lot of people/companies who will not build new because it’s CRAZY expensive.
    The same rules will be in USA too, sooner or later.
    If you don’t follow the “new rules” you don’t get an occupation permit.
    No permit= no water, electricity, heat and an obligation for demolition..

    You said it yourself millions were losing their jobs in 2009 which not happening now. Yes people are falling behind bc of inflation but employment is holding steady. It is employment not interest rates will cause a drop in prices . I come from 13% interest rate for my first house and I will tell you prices did NOT drop and fact I sold it for 25% more less than 4 years later. Employment not rates increasing or decreasing will determine home prices. So home prices will only drop if employment rises substantially.
