I agree with your recommendation to take out the wall & have an open-plan kitchen. The kitchen really needs some work, plus I hate washers in the kitchen.

That's not a penthouse, it's a tiny rooftop apartment with lack of space. I wouldn't pay more than 40k for that
What city are you from? Are there such prices for flats by the sea with a big sunny terrace under the open sky?
