    Godrej is u lucky in term of land location.
    1. Godrej summit, narrow congested road, captured by water mafia, construction worst, visit once
    2. Godrej Meridian- connectivity to sector road is on lease at 3 lach per month once unit sold residents will face major issues

    That price logic is only partially correct. Its correct for someone who is looking for immodiate end use and want to avoid execution risk. This kind of buyer will expect a discount in new lauch compared to resale inventory.
    However somekind of buyers will be willing to pay slightly more or same price for a new launch.
    For ex: an investor who is not worried about execution risk considering its godrej would prefer this over resale in sobha as he doesnt need to block his full money to buy this flat. In short he is getting more leverage or he needs to invest less money to lock in that price. This directly impacts the cost of funding so in a way he is getting a discount.
    Second case could be someone looking for end use but no hurry to move in. Dwk expway area is still developing and not suitable for someone used to living in fully developed area like south delhi. This project gives him the needed time as it will take 5 years more and by then expway will be a lot more developed. In sobha he needs to take pocession, pay full money and then put it on rent. Rental yeild is anyway super low compared to emi so its a lot better to pay partial emi now. This is again saving money for the buyer so in a way he is getting a disc.
    Lastly sobha is a mixed kind of project with small flats as well so gentry will be a lot better in this godrej project so someone could prefer this due to that reason as well
