- I got a killer deal on an apartment complex! Recently, I was able to get a four-flex under contract while also managing to snag the empty lot right next door! This site is going to be home to a new and beautiful apartment complex. Being able to see this opportunity and take it has been amazing. Especially when you look at the growth in Idaho, the location of the site being near a big university, and the housing demand that is in full-swing.
Investing in real estate for the last 10 years, Chandler David Smith currently owns over $25 million worth of rental real estate. Before covid hit I was attempting to build a 250 residential unit and 26 office unit mixed use complex made out of steel and ocean conexs. It was supposed to cost 55 mill total and was told that we would have an issue with having vacancies due to our market study we did. Would have been a multi millionaire but couldn't sell the idea well enough to investors to raise the capital lol. The sad part is that if we built it rents would have been twice what we projected.

Congrats man! What are your plans for the additional units? I’m an architect/developer working on infill development sites just like this one. Love your channel and being witness to your growth 💪 I’ve worked with developers in the past to do college rentals - 4 bed apartments with common kitchen each bedroom with their own bath sometimes even a smaller kitchenette. You can get pretty creative with stuff like this. I’d be happy to run some ideas past you for best way to maximize your density, boost the proforma, and build yourself a good looking piece of architecture that you can be proud of 👏

Find a general contractor with as many in house workers as possible. I know right now as a super intendent it's hard to just get these subs to show up and focus on our builds when they got a ton of other contractors out there hiring them and putting them on jobs that we have to schedule around and causes delays which you don't need with how many delays you're going to have just getting materials right now. Can't wait to follow this journey though because this is something I want to do in the future as well! Congrats and good luck!

I'm a project manager for multifamily projects in Florida. I've been watching your channel to learn more about how the money works. Excited to see you'll be covering new construction now too. When you say the project is permitted, are you talking building permits? civil (development order and utility permits)? Make sure there aren't other permits that may require some engineering and design that you'll have to account for in your budget. As you know, permitting varies widely from place to place. Hey Chandler, I’m currently looking at buying my 1st property it’s similar to your situation. It’s multiple buildings of Duplexes with land to build on as well. I’m thinking that I would renovate the existing units and build on the additional acreage as well. As a beginner how would you recommend I approach a project like this or would you recommend I start somewhere else? Something smaller or continue forward and try and lock in a deal?

Motivated seller is always the best
College towns is a 100% money making business! My only recommendation is to be careful renting to guys! My apartment in college had the guys in the worst apartments because they don’t take care of their place as good as girls 🤷🏻♀️! I know it sounds terrible, but I was friends with most of the guys in our apartment complex and wow they were messy and never cleaned! The girls got the newest renovations/apartments.
In your opinion do you think its still a good time to buy rental property with everything happening?
Chandler it is great to see you contributing to the affordable housing shortage. Here is an idea. Contact your local housing authority and ask if they will give you a PBV ( project based voucher ) which will allow you to get a 10-20 year contract as long as you keep some units affordable and give them the units.
Love hearing these deal breakdowns, this is what separates your channel from other real estate channels (by a mile)

Nice, just make sure parking will be adequate. Trust me. We have an 80 unit apartment complex across the street with 20 parking spots. The idea was that people won’t have cars but every resident that lives in there has one. So street parking is nowhere. Yea we’re moving.

The only problem I see with this project is dealing with government building codes. Your friendly neighborhood building inspector doesn't give a damn about your deadlines. He could delay your construction plans for a year if he feels like it.

Pre-pay for all the materials you can even if you have to store them. Am a builder and thats a must right now. In 3 months your material costs will be higher unfortunately. Or make sure your contract does not allow for escalation costs, in which case the builder will buy all the materials he can up front as well. Being in construction i can tell you prices are going up on a monthly basis
