    energy efficient windows do also help with hot climates, but you guys are right that they aren't going to help very much if the whole building isn't up to scuff.

      Youre exactly right. When looking back at the video I realized I didn't mention the heat as well, and Boise gets both the heat and cold. Are you watching from Idaho or another part of the country?

      @@BoiseRealEstateInsights I'm a finish carpenter in Seattle and trying to learn more on passive house construction. I do feel like the difference between single and double pane windows is going to provide a lot, but going to high end triple pane stuff from double pane isn't going to make much of a dent without updating the building assembly and HVAC system. That said, I don't know if you can always convince a buyer that the upgrade to double means they need to tack on an extra $30k. I build them, not sell them haha

    I have noticed on many of the marketing videos for more expensive previously owned homes in my state, they are not painting over the dated wood cabinets or replacing the counter tops (all in good condition). They are cleaning everything up, neutral paint, update light and plumbing fixtures, staging--what I would call basic updates. The houses look great and show well. As you said, buyers will have their own tastes, so expensive remodeling by a seller may just be redone, anyway.

      Yes that is a very popular thing to do, and smart, becuase it allows the buyers to make it their own. Are you a realtor in another state?
