You need to do a tour of serendra one condo. The first serendra in bgc. Did a viewinf recently, the amenities are first class. Kerry sports level, multiple basketball courts, tennis court, squash built underground, a 5 star spa inside the compound.. u feel ur not in a city inside the compound...
It’s a nice thing to cover the Aircon but you will have issues taking it apart because they need routine maintenance for cleaning and Freon when needed

The only problem the way they construct the building like condos or houses was the opening of windows or patio sliding doors were no screen protection from bugs and mosquitos. Evem the entrance door or any exit doors suppose to be air tight again so no bugs and other elements will get into the house.

You are absolutely correct. All of the people commenting about the price being so high and lot offset being too small does not know what they are talking about. The residential lot on that area cost around 300K-500K per square meter. 👍
too expensive. I guess what you are buying is the land since it's in Mckinley. But honestly with that amount you can already build a 2-3x larger and more elegant house in other parts of Metro Manila. Speaking from my experience as a Civil Engineer.

I believe that solar panels can sustain the house but it should have at least 30 pieces of solar panels in it. I saw a lot of beautiful houses in Thailand which is more nicer than this and fully furnished may gamit na and may elevator pa na maliit. This house interior and exterior is so common ang pangit ng style sobrang mahal pa. Di naman maganda ang style. Wala man lang pool area and the garden is not so great very styling.

So for the 123M in Mckinley hill, yes, it’s expensive, but there’s a market for it willing to spend on that property than purchasing a penthouse condo with the same price in Makati or BGC.

Right now, it looks like a generic multi storey townhouse style home. For the same price of home in multiplex developments in SG, the place look amazing and really luxurious. Prices of properties in PH keeps rising... Soon only the super-rich can afford to buy even those lots in a cemetery! The government must do something about this. The cooking area has no view at all, just the wall. But of course it is in the Philippines, maids cook so the builders did not care about views...so bad

Nothing special inside the house, the materials used even the interior designs it seems inexpensive. I like how they made a tour and describe every detail. In Ph you are paying for the location, not the house.
I cannot spend 1million dollar in the philippines where you cannot get the money back when you sell the house. The country has so many negatives with land and house...you have to think maintenance. Philippines is so poor when issues of maintenance .

The house is overpriced. It's almost £2 million and you would get or build a better house with lots of characters here in the UK with better views too. If I had that money in the Philippines, I would build it where I can view mountains over my bedroom window. Such a waste of money for a house that is lack of features and character 😒
Used to worked at Mckinley Village and the cost is higher now for the houses and even the rent. But, understandable, more expats are living there, close to international schools, work place, airport, malls etc. And the security and the environment is nice. As well as the people, owner/ workers.

Mckinley Hill is just 200k php per sqm. Land prices, dasma village and forbes around 400-500k php per sqm.

It's super close to BGC area, the PH's main CBD. Compared to the condos and other villages surrounding it, this is relatively cheap.
