    Just discovered your channel. 2 years late to this topic, nevertheless very relevant and informative.
    I've been involved with property letting for the last 4 decades, as owner/son of owner. I have to say you nailed every point that we had to learn the hard way. Agreements used to be just a few pages long, and there was respect between house owners and tenants. These days we're faced with greed and deception.
    I decided after a while of this, to only focus on students. Their motives and attitudes are predictable. Consequently the damage to property is also manageable. Helped that I also have only one apartment! Perhaps I am lucky as well?

    I am curious, if we get our tenancy agreement stamped, do that meant we need to pay more income tax said our rental income are more than installment.

      Even without getting the agreement stamped, you will still need to declare the rent collected as income.
      When we make money from the system, I guess it’s fair to pay:)

    Thanks sharing. But i have a question if we furnished our unit slightly better ( grand) than others, is it will help to increase our rental value ( lets say yhe rental market is rm1500, can i get it Rm1800)..

      Well, it really depends on what's the add on. Is it more functional such as microwave, dryer, aircon, water heater and etc... Those will tend to fetch better rates.
      But if you put in a designer kitchen, or designer chair but the room is empty, then I don't think those will help with the rental rates.

    Thanks for sharing. Should the management fee bear by owner or tenant?

      Hi Momo. It's up to the agreement. If the tenant don't mind paying, then they'll pay. But if it's nothing listed in the agreement, then the owner shall pay. Then it would be wrong to expect the tenant to pay, only to inform them after they've paid the deposit for the rental.

    Sorry but I disagree about you saying landlord being cruel and things like that. Tenant often seen like vulnerable, sympathetic and landlord is cruel, money.... If a landlord is being so magnanimous, he or she may probably as good as doing charity.

      You're right. But I think I mentioned those days when tenants are always perceived as the vulnerable ones, but I noticed the changes and how to provide a better experience of renting a home would be a properly drafted tenancy agreement, where everything is spelled out accurately.

      @@iherng When landlord is acting base on 'book' esp when we do not receive the rental as spelled, we often label as such. and totally unfair to Landlord. We should learn other countries if we are moving towards a developed nation. many retirees landlord are depending on their rental for living. Maybe you realizing it.
