Should New Real Estate Agents start Solo or with a Team?

    I'm super excited I just got my license here in NY and I signed with Exp Realty and went solo fresh out lol. I choose solo bc I love the aspect of building a business from ground up. I just personally feel like if you take the solo route you're actually leaving the "9-5" lifestyle and bossing up bc everything falls on you. And if I'm going to quit my safe job with a great team of people I work with to do real estate I might as well start my own business and really work for myself. HOWEVER you can definitely start out with a team and always go solo once you got your feet wet.

      Even on a team I still work for myself and run my own business. You will always be an independent contractor so I don't have a boss or anyone to report to. However, I enjoy the team because we can all feed off each other, I get good splits but also get provided a lot of leads, a CRM which is extremely crucial to be successful, tools, and recourses right at my finger tips. I never personally went the solo route but it's definitely a great way to throw yourself into the fire to get going!

    Hi! I've watched your journey as a realtor and congratulate you on your success! It looks like you're doing great and really enjoy being on a team.
    I'm in my 2nd year as a solo agent and have struggled a bit with only 6 transactions thus far. I was just approached by a seasoned agent in my brokerage to join his newly created team.
    I am considering it as I really want the exposure and experience. I am looking to increase my confidence and believe that joining a team will allow me the opportunity to shadow and learn even more.
    What are your recommendations on things I should consider before making a decision to stay solo or join a new team?

      I think you will 100% benefit from joining a team as long as they provide the resources and guidance you need to succeed. If you don't think you're getting the exposure you want or feeling like your plateauing in your career as a solo agent I think joining a well repetuable team will help you grow.

    Super valuable information! I passed my Illinois/National exam a week ago and signed on with a team last Friday. Woke up this morning not really sure where to start or what to do. I am however, still getting set up with everything. What advice would you have for someone who is nervous about their first transactions?

      it's always a little nerve wracking but the benefits of a team is usually the team leader will help you through you first couple of transactions until you're comfortable. Just act confident along the way and if you don't know an answer to a question just ask your team. All transactions are different, and many different things will pop up, it'll take time to get used to it but the more you do the better you get!

      Nope! Just a regular split that you would have with any brokerage.

    Would you recommend having one Instagram account for personal and professional life or two separate ones? Do you have any tips on how to attract clients using Instagram?

      I personally have 2 - one is fitness/lifestyle based and more personal and I have a real estate one that I share all of my real estate stuff! I have the handles in both my bios so people and toggle between the two if they’re interested! There are definitely a lot of realtors who use one so it’s really just what you prefer!

      You’ll do great with a team! Just make sure it’s a group of people you can fit in with and that the team leader will provide you all the support you need especially as a new agent! Good luck :)

      You could search for real estate teams in your area on google or local brokerages and see if they have teams! Or you can search Facebook or instgram for local realtors who are on teams and message them and ask if you can interview!

    Could you give some examples of certain agencies that offer teams? Some businesses only have agents work solo and I just want to know where to start looking first. LOVE your videos. You are truly a huge inspiration.

      Usually all the big agencies like KW, RE/MAX, and all those have teams within. I would suggest looking up realtors on social media in your area and reach out to them to get some info! & Thank you so much :)

    Hey! Can you do a video on HOW you got your leads? Did you pay for a service, how much time per day did you spend on nurturing? I’m almost 6 months in with no leads and I pay for a service but it’s almost useless...

      Hey! A lot of my leads previously came from Zillow which we no longer use. Now, I focus on social media, my sphere, and geo-farming. the paid leads I get are from google and facebook ads. A lot of the lead generation software I am sure give a lot of "bad" leads. It takes a while to find a good on out of the bunch which is why the majority of my business isn't from internet leads for that exact reason.

    Hi Nicole. Very informative. It almost sounds as if it’s all pros and no cons in joining a team. I can’t remember which RUclips video I saw regarding whether to go solo or join a team but I think that person said if you have aspirations to become a broker one day you should go solo because when you leave all leads you bring in stays with that team. Is that true?

      Hi Manny, in my opinion, yes, it is mostly all pros when joining a team. Many say the "solo agent" wont make it in this market anymore. You are right though, once you leave a brokerage they own your CRM which is all your leads, however, if you have loyal customers they will all follow you.

    Do you think it’s best to join a team only if you’re full time?

      It depends, I know some part timers who are on a team as well. A team may require more from you that may get overwhelming if juggling 2 jobs (it did for me anyways). If you want to eventually be fully time I would 100% recommend a team.
