  • Can you really reach retirement at 30? Early retirement is something people in their forties and fifties do, right? It would seem almost impossible for someone to retire in their mid/late twenties or early thirties without a large inheritance or winning the lottery. Today you’ll meet the woman who did the impossible-Rachel “Money Honey” Richards. Her voice may sound familiar as not so long ago Rachel was a guest on The "BiggerPockets Real Estate Podcast” where she talked about retiring in just two years thanks to “aggressive” real estate investing.
This time, Rachel talks about the more “passive” income streams she built over her twenties, allowing her and her husband to travel the world while making an enviable income, much of which requires little to no effort from Rachel. It’s not surprising that Rachel came from a finance-first background, working as a financial advisor immediately after college. She’s had multiple jobs in a variety of industries but knew running her own ship was where she was meant to be.
Fast forward a few years and Rachel has a strong real estate portfolio, bestselling financial literacy books, an exclusive mastermind and coaching program, as well as courses to help women feel empowered by finances, not afraid. Rachel is the embodiment of putting your future self first, and you’ll probably do the same after hearing about how she got here.

The key takeaway here : Achieve financial independence by convincing people to pay you to learn how to achieve financial independence.

I’m 25 and If I am not trying to retire by 40 but I do want more financial flexibility (aka keep a job but be able to pull from some investments to supplement income) then should I consider putting more into the third bucket than somebody my age traditionally would? Obviously wouldn’t get the tax advantage of a IRA but I would be able to pull the money at 40 to do what I want with it

If you want the ability to pull your money, I would think a brokerage account is probably the right resource for you. I'd recommend dividing your attention between a tax advantaged account and a brokerage account (IF you really wish to pull from your resources and not fully "Retire" later in life).

What's missing? The part that she didn't go into details on how many properties totaled when she hit 10K a month? I'm sure she would have if the Hosts asked her to explain in detail, but they didn't. All of these younger people who leveraged up buying loads of properties with debt are going to their ass handed to them. The next real estate bust is going to wipe ‘em out.

Well…not if you have at least 25% equity. It’s all about how much equity you have

I put 20-25% down on every property I bought. My equity is now around 40% overall in my portfolio. I hope that helps!

Making 40k a year selling knives to pay for college is crazy. Commission is 30% after 10k in sales. I’m sure there’s scholarships in there but that’s impressive.

I didn't make $40k/year. I had scholarships that covered $30k/year, and I made $10k/year from selling Cutco. I hope that helps!

What happens if you earn more than that in a corporate job? A bachelor degree is a basic understanding of a subject. She did well, good luck to her and her husband. Much love ❤️
