Pk what do you think about Tasmania now? I know its obviously late with the boom already happening. But in rural places such as Golden Valley? Jackeys marsh? Deloraine? Areas of this nature? How do you see the future playing out around areas such as mentioned. Thanks mate love the content.

You don’t reckon buying in Schofields is a good idea? I bought a home & land package in Schofields at the peak in 2017 for $700k (owner occupied now, maybe turn into an investment one day). CBA valued it this month at $930k. That’s about 6% annualised compound growth, which means it will take about 12 years to double if it continues growing at this rate.
So, what do you consider is a good growth percentage the ? You said 10-15 years to double in value is too much, so that equates to 7.2 to 4.8% respectively. Are you saying it needs to be better than that, maybe more at like 10%, so it doubles in 7.2 years? Is that what you consider a “good” percentage growth?

Tasmania property is ridiculously over priced. It's disgusting. 400000 houses sell for 650000

Hobart is about to peak. Don’t make that mistake. And non need for a BA if you have 3 hours a week - you can buy yourself in 1-2 months

We find growth suburbs that also give net income using a synthesis of 30-35 data factors such as stock on market %, days on market, online search interest ratio, building approvals %, average discounting %, developable land supply, job advertisements, mortgage affordability etc
Defining the balance between demand and supply using thresholds, wieghting and trends. Where demand exceeds supply prices rise. It’s scientific.
Of course we also want to make sure the growth suburbs we identify are also positive cashflow.
