Thanks Greeney. Nice video. Don't listen to the trolls. Nice ti see you can own a nice town house for around $100k. Owning the land is not as important with a townhome as a SFR. There are advantages over a condo, like your own yard, only 1 attached neighbor, closer parking, mjnimal hoa fees, etc.

Pretty good value property if you wanna gift someone you care for and/or 30 year lease back to yourself etc, options available, but really. these will be available to rent for about 10/15K I imagine in the not too distant future....................

That’s a spectacular way to lose $115,000.00. And if something happens to you who does it go to? Do you think your family is going to want to get involved with trying to sell that dump and try to get the money? The builder probably had first rights to recover your property if something happens. Any money you spend on any real estate transaction you might as well consider it gone.
These new villages would look much better if they had less concrete and more trees.

Dear People, stop listening to these people. You cannot own a free standing property. The only thing that can be in your name is the mortgage if you take one out, which is nearly impossible for a foreigner (My girlfriend is a middle manager at Bangkok Bank). You have no rights if it comes down to a legal dispute and will lose your money.
A lot of married guys with families here could be interested. I know us single guys thing a certain way but there are many different situations here.

Yes, it's all a bit of a mystery. There's a 30 year Lisa the land then you've gotta start the company up to own a house yeah a lot to think about.

And Ploy will own that TOWNHOME since Bob Smith, a farang foreigner is not legally allowed to own "Thai" land... pun intended. Bob Smith can own a condo in a legally divided building where 51% ownership must be of Thai nationality. The remaining 49% is allocated as foreign ownership. Hope this helps.

Sorry to say but they need to grow 1000 trees. No trees makes it a heat inferno. Trees offers shade cover and cools everything. When I say plant trees, I mean everywhere in front and back of houses and on the sidewalks of every street.

You should do a more detailed video about the costs involved besides just the cost of the townhouse.
How about the home owners association fees? That might go for up to $500.00 a month. You pointed out the security, pool and other amenities. Who do you think pays for that? You do.
How about insurance for the townhouses themselves? You will pay insurance and it won’t be cheap and guess who that insurance goes to? Not you and not your townhome that you paid for. Those insurance fees go to the builder not you or your property in case that building is destroyed by fire, earthquakes or otherwise. So if your building is one which is completely destroyed and needs to be rebuilt your townhouse and all the money you paid for it is gone.
Still want to buy a townhouse in a country which doesn’t allow foreigners to own land? Or you can do something really genius and put it in your girlfriend/wifes name and let us know how that worked out for you. 😂
Great questions. People interested do inquire on all that. If I get to in depth in a video like this it seems to be a turn off for most and the video doesn’t perform as well. 10-12 minutes the sweet spot. I find this the best format

The gist of it all is, as a farang you cannot legally own any of those town houses. And if you buy a condo you only own the air space not the structure.

Good question since there are just completing the project I haven’t seen any for rent yet. I’m sure that will change. I’m guessing in the 15k range. Maybe a bit higher

Can foreign expats have 100% ownership of a unit in these townhouse complexes? If yes or if more complex criteria required for foreign ownership, can you share contact information of a great Thai/English speaking real estate lawyer/firm that can be hired for these transactions? From my understanding, foreigners cannot own land in Thailand and if a foreigner can own, how is the land portion of the transaction dealt with for a foreign/expat buying a townhouse? These would be some of the questions a lawyer will need to answer for me. I will not think of buying without the possibility of 100% ownership by myself alone ;) Thanks

30 yr lease renewable x3 = 90 years then you sell or pass it down
If you're American you can create a Thai llc. Have 100% ownership through our treaty if you're a US citizen of course. Put the property in the LLC you're absolutely can buy it. Even though the law says you can't buy more than a condo as a foreign citizen or visitor got to think outside the box man don't be like everybody else be private. Be cool
People who propose this conveniently forget that the company must be doing legitimate business to be legal and not just a sham company for the purpose of holding property. If the Thai authorities audit you and find out it’s just a sham company you are toast and will have the property confiscated and possibly go to jail.
People really need too stop the dangerous lies with this company ownership scheme. Don’t listen too the lies of shonky lawyers provided by realestate agents.
