My brother lives 4 roads due west of this parcel. I have visited him several times and this is what I can tell you. Crappy dusty roads that are the most wash board I have ever been on, crappy land too, terribly hot and lets not forget about the trashy neighbors. That wash does not go through his property but it washes out the road and makes it impassable to get to his house. ✌☮
Umm, Hey Mike have you ever tried going to the county assessors dept in the areas you may want to live and asked about tax/lien foreclosures?? They will have all of the answers to questions you could have all in one building. IF there are props available. ALL counties have props available. Auctions CAN be fun. You will need cash. SOMEtimes they have props that have already gone through auction and no one has bid. Just like an auto auction you may be able to find Awesome deals. . Just saying. Not like I'm pretending to know everything. If you have and discussed that issue prior, sorry I missed it. . (I have begun putting disclaimers with comments because some YTers Think they are Something Special or Important or Misunderstand and get all pizzy and stuff) . Peace
Thank you man. I appreciate you showing me the steps you are taking to find your land. I'm out of state but I dream of one day heading out there and finding a piece of land for myself but for now I'm saving. I look on market place for land just to keep up with prices and availability but I have always wondered how and what else to look for other than actual calls or go to the country to ask. This video was very helpful
I bought some land in elpaso tx in 1970 just sand. It's in the middle of town now. Sold it I'm 65 and retired now. But land in the middle of nowhere you might make a small profit in 20 years good luck 👍 brother .God bless.
I am not your dad, but I could pretend… I think you should look for at least 10 acres and preferably 20 acres. You are not being picky so stop kicking yourself for that. I think you should also look into getting your real estate license and posting more videos like this because I like the way you tour them. This might be your calling! By the way, if you buy more than 20 acres or so, you can plan it so that you can sell off a few parcels here and there as land starts to disappear, like some other people have commented upon in this video. Buy 40 acres and then just plan on getting rid of 20 of it or 30 of it down the road maybe 3 acres at a time.
Use those floods for the land. Make your rear a pond and design, care for the land you get. You can seriously make a food Forest they call it. People are doing it.
Very helpful. Thanks! I'm just starting my search. I don't understand the wash areas. Are those water run off lines? I currently live in an expensive resort area. You're right. I read the listings online. They post pictures of the area and not necessarily the property itself. Satellite imaging is very helpful. Thanks for the shadow tip. Congratulations on your breakthrough!!!! You'll be doing Livestream before you know it! ✌️♥️ ~ 🦋
Are you beginning to understand why land is cheap? You get what you pay for. Stay away from cheap land is my advice, there will always be problems associated with cheap land.
Tax Value is $5592 but they’re asking $20k. My home and property is assessed at $365k but it would never sale if I was asking $1.4 million dollars. WTH?

@@rvboondocker2559 i bought 36+ acres but not to split it up. I had 20a acres in MN then 8 in AZ, but sold the 8 and bought the 36 where Mike is shopping. If you want privacy, you need acreage. I like the different terrain I have.
Love your videos! Look so forward to them! I am curious as to whether you are just too picky! Land is never going to be perfect! Maybe YOU need to just try to settle! Good luck, but really like your show! 👍👍
I’ve been looking for a homestead in the north east. Prices have skyrocketed & many have (that I’ve seen) contain mineral rights. Something I don’t want to give up 😞 Wishing you luck 🍀
Nice video. That's how we did it. By the time we left the LTVA, we had a notebook of 20-some properties we wanted to look at with all the notes on our requirements.
Buy a 40 acre parcel and sell chunks of it to us. That way you get yours for free and we know you'll select well. We could share the use of a tractor / backhoe.
Thanks Mike. We would love to purchase a few acres in Az for retirement. We are concerned that there will be none left in a couple years when the time will be right. Hope you find your dream land soon!
The Message of the Cross 💫 Now listen, you rich people, weep and wail because of the misery that is coming on you. Your wealth has rotted, and moths have eaten your clothes. Your gold and silver are corroded. Their corrosion will testify against you and eat your flesh like fire. You have hoarded wealth in the last days. Look! The wages you failed to pay the workers who mowed your fields are crying out against you. The cries of the harvesters have reached the ears of the Lord Almighty. You have lived on earth in luxury and self-indulgence. You have fattened yourselves in the day of slaughter. You have condemned and murdered the innocent one, who was not opposing you. Be patient, then, brothers and sisters, until the Lord's coming. See how the farmer waits for the land to yield its valuable crop, patiently waiting for the autumn and spring rains. You too, be patient and stand firm, because the Lord's coming is near.
🚨Much love Mike ,sounds good been looking 👀 too 😎In Jesus name ✝️☝️💯 have some property for sale my self 💯but looking for better 🔜💯yes no easements ever 🫵💯we pray In Jesus name 🫵💯

Thumbs up!
Overpriced desert wasteland has seen its zenith
Funny how what is or was does not ever stay the same. That you can count on. And hello you can make a food forest in some of those wastelands.

Not with the earth burning up. Good luck!
Nice tips about checking the listing and checking county information. Thank you.
Glad it was helpful!
Very informative. Thanks! WOO!!

Hi Mike, knowing that we are headed for hard economic time, is it really a good idea to buy land with no water?
Good point
Awesome info 😊thanks

That's how we have done our last three places. Save's time, and gas. Keep checking daily. 🙂👍
Not looking for land, but this is really good information. How people do it thank you for teaching. Great job.
Good to know!! Thanks❤❤❤❤
Good video Mike
Very informative video today, also like the new time you're releasing them.
I appreciate that!
Just wondering if you have heard of landmoto?

Thanks for sharing

Off-grid property isn't valued for taxes like traditional property.

Great info!
I'm pretty sure living in an rv in Mohave county is prohibited.
Insanity of land prices match the insanity of those who govern
That makes my head hurt. Taxes, extreme heet, no water/sewer, washes, land locked, HOA's....makes me wanna be a squatter!😁👍
Little Woo!
Nice video. That's how we did it. By the time we left the LTVA, we had a notebook of 20-some properties we wanted to look at with all the notes on our requirements.
👍
You deserve the best Mike, patience 🙏🙏💞
Good job Mike! Thank you!
You can get a lot of info from the county GIS. Also, if there are back taxes owed, you can negotiate that in your offer to buy.
👍🏻🙂
When you own the land but not mineral rights. they have to pay to come on your land.
Apache county told me AZ does not have water or mineral rights.

not seeing the video
Mike, don't confuse the word CHEEP with INEXPENSIVE. Just saying 👍👍
So glad this isnt a realtor channel like you said Mike
😅
😎
Why would you pay 20K for a property that it's tax value is only 5,592 ?
Umm NO TY. Plus with the water areas, you are right Mike, not worth it.
Looking so handsome today Mike! Good to see you pushing forward and using discernment. :)
This video is going to be a little different there's going to be no editing is this going to be you raw. Well bring it on brother.
its landlocked,
Thanks Mike. We would love to purchase a few acres in Az for retirement. We are concerned that there will be none left in a couple years when the time will be right. Hope you find your dream land soon!
Cheap < the new expensive ........... because everything's expensive.

I prefer non-edited content...raw is good. That's why I prefer comedians who chose to do crowd work.
You're no expert.
