- It's very popular with foreigners, but is buying property in Valencia, Spain a good idea right now? What kind of prices are average for apartments? What should you look for when buying real estate here? What should you avoid?
In this video we take you on a house hunting adventure with my mom, my brother, and David from Valencia Properties. I'll talk about the hot neighborhoods, how to budget for buying an apartment, and quirks in Spanish real estate.

Buenos dias. Thank you for an excellent video. We are retired educators planning on visiting southern Spain in the fall to look for our next home. This area has an amazing beach boardwalk. Condos here are much cheaper than in our city, Portland, Oregon. We love a walkable and accessible city. Healthcare, transportation, safety, and reliability are our concerns. Gracias! Dean & Cindy
Fun video. Just a word of caution, when calculating a mortgage payment you need to also include the amortization rate which includes the interest rate. The number could be significantly different, especially if renting in a lower cost area. For example, at a 3% rate, this mortgage payment would actually be $566
Thanks for pointing that out, Pedro! I'm still learning about the home buying process in Spain. Hopefully I can purchase a place someday soon.
Great video!! Interestig info.....
Thank you
Thinking of moving out of the US so thank you for this. So true about the mountain towns in CO but it's every where now as far as housing. My family all live in Utah and its now just as expensive as Colorado, strange but true. Utah's pollution is horrible. Can't wait to watch your adventures! ❤ from the Mile High!
Yes, real estate everywhere is out of control. Are you thinking of moving to Europe or somewhere else?
@@EricaBizfunk Not sure yet, doing my initial research! Lots to think about and consider. Thanks for the inspiration!
Your comments at the end were spot on. Lisboa is an excellent example of the citizens getting priced out by expats and “investors”.
Yes, it's a problem everywhere. I also saw it when living in Colorado. The people working in the mountain towns couldn't afford to live there because of super rich home owners who spend 2 weeks a year there. We need more laws on owning homes as "investments"
5:34,In many European cities it is mandatory to respect the external facade for its historical value. Many were already built before the USA existed. I don't understand your ironic tone.
I didn't mean to come off as ironic, maybe a little surprised because the US doesn't have that tradition. But you're right, it's very important to conserve the architecture and takes a lot of effort. I'm sure that's why the cities in Europe are so beautiful!
Sarcastic maybe
Hi Erica, a very interesting video and worth considering buying if you can find the right location at the right price of course. In general, property prices are still relatively high, although nowhere near as high as they used to be before the financial meltdown in 2007. Since then, prices gradually recovered over the last 7 years or so. Inland properties are worth considering if you want more "bang for you buck".
Rental prices are not too high if you are prepared to be somewhere less fashionable of upmarket. Rental obviously isn't an investment, but to live it certainly has many advantages over buying a property.
Spanish red-tape is notoriously complex, time consuming and costly. In the housing industry it is probably worse than in other areas. It's absolutely essential to use solicitors and ideally from a completely different area. Any debts associated to a property, be it a house or a car, are the responsibility of the new owner! So, make sure you do your due diligence and get all the paperwork that proves there are no associated debts or irregularities associated with a property or vehicle.
The glasses suit you great.
Insightful...
Interesting video! Remember the cost of the mortgage in your payment calculations ;) Still, real estate (especially small like this) always puts me off because it is so much *work* -- not only at the beginning arranging all the paperwork and remodeling, but the ongoing maintenance, taxes, etc. Returns from S&P500 may be less, but also much less headache! Still, glad somebody out there has the grit to go for it, because I'm a fan of cozy AirB&Bs :)
Those are good points! I'm not buying anything anytime soon, but it's fun to learn about the local market.
Thank you!
👍God bless you
I'm in the US and want to live in Valencia. Of the properties I've seen, I really like. I've always dreamed about living in Spain.
Great place to dream but a terrible place to invest
@@kippsguitar6539 what’s your opinion? Can you tell me more about it. I‘m very curious
La verdad los inversores y fondos buitres lo único que hacen es encarecer ventas y alquileres, por desgracia, venir con esa idea a otro país y crear esta burbuja no ayuda nada
We live in Mallorca. And the same rich problem is here. No one normal can afford to live here. Pretty soon the rich are going to have to clean their own houses wash there own laundry and cook their own food. That’s the only way things will change I think
That's really too bad. It seems to be happening in lots of places. It was certainly a problem in the resort towns of Colorado when I lived there. Cafes and restaurants had to close because of a lack of workers.
Saludos 😘
Forget about council fee, community fee , insurance for rent?
And the fact that you don't get 850 in your pocket from rent because you have to pay taxes.
Do they have pre approval or loan qualification as in the states? I am thinking about relocating to Valencia but need to get a visa
Good question. I’m not so sure on this. My guess is no but could be wrong.
Is financing available to Americans who are receiving a pension or on social security? If so, what are the typical terms and what is the process?
Haha, I have no idea, I'm sorry. But I know Americans can get the Golden Visa if buying a 500,000 euro or more property.
Take your time till you see something you really like it!!👏👏👏👏👏😂😂😂😂 you will find a lot of oportunities!!"
I hope all is well, can you provide the link for David’s company? I found a few companies under the same name.
Thanks!
Yeap, here you go valencia-property.com/
@@EricaBizfunk thank you!
No insurance no property tax ?
Yes, now I've learned that those are part of the expense. Still more to learn. If I actually buy a place, I'll get LOTS more info.
My grand father was born in el Cabanyal.
Can you live here and keep your US citizenship?
Yes you can
No, buying in Spain is a very bad investment!
Depending where you buy and who you are dealing with. Just like everywhere else.
@@user-hn8pc7mg8f no, buying in Spain is a very bad investment per se
