You were very helpful and instrumental while I was in the housing market. It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. I learned many things by watching your videos and was a step ahead of my real estate agent with one or two issues. This allowed me to be a more informed homebuyer and I was able to pass on some great information to my agent that was helpful in closing my deal. Finally, began a new construction build last year Covid has drastically delayed the process but needless to say in preparing for this purchase I've watched numerous 1st time home buying videos and in 'MY' opinion this has been the best breakdown of the process! You were charismatic, had a great pace to follow along, very clear in explaining each step and provided great examples of how the process would look in basic form. I had a home inspector who did not mention any major problems but a couple of years later it was pointed out to me by another family member that the outside of the house was bulging out. In the home inspector contract it is stated that he or she is not responsible for any problems found after the initial inspection.

Hello! I have heard differing things. Some of my clients get responses back pretty quickly and for others it takes over a week sometimes! I wish I could give you a more direct answer but I believe it really depends on how busy the office is that is handling your application. If you don't hear anything back in a few days, you should call the office for an update! Hope that helps!😊

Thanks Tom! That is a great question! The termite inspection is not included in the regular home inspection. It is standard practice that the seller pays for the termite inspection and provides an 1 year preventative treatment. Make sure to specifically ask for that in your offer or you may be paying for something that the seller likely would have taken care of!
@@NicoleNark The reason I'm asking this is because a lot of the older homes I am seeing online... have a "sold as is" note attached...to me that means something hidden may make the home not pass an inspection...and then there goes $350...some M.L.S pages do detail and list whats wrong...one house I saw had listed a water leak that needed to be fixed..."sold as is" is usually in homes that have that beautiful old Victorian look, that we like and want to restore over time...but they do say built in the 1940's or 1950's, the one's I've seen did list the items that were newly repaired...it would be cool to have a video on What to look out for when your considering buying a much older home ...some will put..."Sold as is" and list what items will have to be repaired, to pass inspection, like when a foundation has big cracks...I tend to like the 1000 sq. ft. older brick homes with the arched doors and has arched interior walk ways...so my question is what to look out for when thinking about buying that old classic home...thanks!

Hi Vinu, great question! You will pay your down payment and closing costs together. Prior to closing, your lender will give you this amount which is often referred to as your "cash to close". Those funds would either need to be wired to your title/escrow company OR you can bring a cashiers check to closing! hope that helps! 😊

I felt like having been a first time home buyer and being a single mom that I was ripped off as after no longer having owned the home it was torn down. It was considered a fixer - upper and I did have the roof replace and had lolly columns installed by a licensed contractor. Looking back I don't feel as though my so called "team" was looking out for my best interests as a consumer. I'm now about ten years later considering buying a home again but it makes me nervous to think that I could get ripped off again because my conclusion is now I seriously think that people only care about the money that they can make off of unsuspecting people like me !
I'm sorry you had to go through that. I am currently looking for my home as a single mom and I don't know ANYTHING about buying a home. Don't let that experience ruin things for you.You deserve the best.
Find an agent or broker that would work for you, not the seller. Never use a home inspector that agent refers you to. Look for one in the better business bureau and confirm that they are licensed. Good look!

I have over 20 years working I will definitely check this out I started with NACA but this seems like an easier process.

They sure do! Typically you will want to budget about 4% for closing costs or negotiate that the seller covers a part of it!

Hi Vinu, great question! You will pay your down payment and closing costs together. Prior to closing, your lender will give you this amount which is often referred to as your "cash to close". Those funds would either need to be wired to your title/escrow company OR you can bring a cashiers check to closing! hope that helps! 😊

Ideally before you make an offer! I advise that my clients do this when they are applying for a loan.
I felt like having been a first time home buyer and being a single mom that I was ripped off as after no longer having owned the home it was torn down. It was considered a fixer - upper and I did have the roof replace and had lolly columns installed by a licensed contractor. Looking back I don't feel as though my so called "team" was looking out for my best interests as a consumer. I'm now about ten years later considering buying a home again but it makes me nervous to think that I could get ripped off again because my conclusion is now I seriously think that people only care about the money that they can make off of unsuspecting people like me !

Find an agent or broker that would work for you, not the seller. Never use a home inspector that agent refers you to. Look for one in the better business bureau and confirm that they are licensed. Good look!
20% Down may be from requirements for PMI.
