Definitely! We replaced a manual-knob washer with a fancy electronic front loader one that had to be repaired for the same pdoblem twice within a year. Plus, the labor was so expensive because it was difficult to get to the place that had to be repaired. We finally gave it away and bought a basic one with knobs on it. Has worked like a charm since.
I bought a 10-year old washer and dryer from a friend when I bought my house 21 years ago. We just replaced the dryer last year, and the washer is still going strong!
I agree with you, this is kind of disapointing. Not that we should feel entitled to know what is going on. Some of us subscribed and grew fond of her channel, and addicted to her life, since she was willing to share it with us. We all knew that money is also involved, as she needs to support herself. Having her vanish suddenly is disturbing. It is similar to losing a close friend, even a relative. I hope she is doing fine, and I wish she findd a few minutes to just tell us that she moved on, so we can feel relieved.
@@p6x2 It is so weird that her channel and her old one (both of which I followed her on) both dropped off the face of the earth. I always find it so odd that people who lived their lives on you-tube cant even bother to give a 30 second update. It happens all the time too. All 5 of my Mexico life channels just stopped at one time. 3 suddenly reemerged with zero explanation. So bazaar.

When you start a channel which purpose is to earn money from the views you are getting, or even via the now common subscription, you have some kind of responsibility towards your audience. Maybe she is continuing but only for those who actually pay to view her videos. At the same time, she should give us the opportunity to understand if she is going to continue with her channel as it is, or what. I know she does not owe us anything, it is just a matter of correction. I think.
One lesson I learned is to buy LESS house than what I can afford. 2nd lesson, avoid HOA whenever possible. HOA leaderships changes & one bad manager can upend your life for years. 3rd lesson, check on the utility costs/insulation for the house. Esp. important with extreme temps there. Btw, the 2nd house with separate entrance & no bathroom...that was meant to be an office/business, I think. It just looks like a business office. Good luck with whatever you decide. Downtown PHX house was adorable and *very* appealing with character and warmth. However, I think the prices are too high, imho. Townhouse was very appealing, and loved the privacy around the front door, good closets, good flow, perfect sq footage for 1-2 people & 2 pups. Patio was so cute (back and front area). Plus, that BONUS greenbelt and pool! For me, that townhouse is the winner *with the caveat* of checking out the HOA and talking to the residents to see how difficult the HOA is to allow things like an awning for that primary bedroom. That $500K home with the zero-entry shower (drain off to one side) was nicely remodeled, but too expensive for what it is, imho. Very classy. Adding an extra bathroom is *pricey* ($60k-100K+) even when it's in the laundry room, so make sure you get your estimates BEFORE you put in an offer. Plus, landscaping is one of the most expensive upgrades to a home. My parents did it in brand new homes a few times, and wow does it take a long, long time and is a lot of expense for years before you reap any rewards. If it was landscaped and had a 2nd bath, then yes. However, you do you. I like the townhouse for $345, but you do what makes the wisest financial sense to you. Even with an HOA, unless they are monsters, that house it the total package. If you can afford a $500K mortgage, with 20-30% down payment, at 6-7%, then definitely do NOT quit your day job (or get sick again) because that's a rather pricey monthly mortgage payment BEFORE you factor in utilities, upkeep, and back up fund for when your HVAC dies and you have to fork over $20K for a new one. You have some great choices there. I hope you can wait until the prices drop a bit more (like the DEAD OF SUMMER) and interest rates drop (closer to the election). Good luck! In a condo HOA. One crazy lady owner with a scum attorney and a woke judge sued the HOA who had done nothing wrong. but it cost us $50K each to defend ourselves before even the judge had enough and threw it out. When you are in an HOA, you are partners with all the owners and if one sues even with no good case it can cost you all of your savings and then some.
How can she afford a house in this price range? Plus utilities ,car ,insurance and cost of living just doing RUclips ? It always amazes me how RUclipsrs can have a wonderful live style . Families that make over $ 120 000.00 can’t even afford one.

The majority of my retirement money has come from real estate investments over the last 45 years. I would not be buying now in the U.S. We are in a bubble and have a correction coming. As a matter of fact, I just sold a home in Florida, just for this reason. But, I don’t claim to know everything!! Good luck with everything you do Maddie. I agree with you. I bought my home in 2009 after the crash for about 43% of what the previous owner paid in 2006, and lost it to the bank in 2008. My home, thanks to 2020 "events" is now "worth" more than it was after the last crash. It's coming again, I'll be surprised if we don't start a free-fall before the end of this year.

Those antique historic washer / dryers are probably worth their weight in gold. Planned obselence is a particular pet peeve of mine after the number of washers and dryers we've had to replace over the years (typically every 3-4 years). I finally bought a huebsch which is an old school washer with no computer parts and it's been about 8 years and zero issues and zero repairs... The last repairman told me about the brand and that if I bough one it'd probably last years and if we needed it repaired it would likely cost $50 instead of $500... Forever grateful to that repairman...

Those "historic" washer and dryer are the best that were made and easy and cheap to fix yourself. They were made by one company and sold with different branding like Whirlpool. Kenmore.Those houses were very exorbatant. I would build a small place that is everything you want witha rental/Airbb to help pay for your travels. I am doing that myself so I can spend the winters in colombia.
Good to hear from you Maddie. Best advice I can give is to be careful and thoroughly research any property you consider. I'm old enough to have gone through multiple real estate cycles and I think most would agree we're in an uncertain transition period following a tough run up on home prices. I've noticed a softening of the market in different parts of the country. For example, investors were buying up homes to turn into short term vacation rentals only to find that an oversupply is denying them the financial return expected so they're having to sell. One important thing to do is look at the price history of the house. Be particularly careful with houses showing huge increases in prices after just a handful of years. Good luck and be careful!
Maddie, It wouldn't be a bad idea to meet the neighbors by checking their satisfaction with the neighborhood, for the ones you get serious about. Personally, couldn't live without a garage for many reasons but privacy being number #1. This is exciting, I know you'll find the perfect place that feels like home! xox
Yes, definitely knock on the neighbor's doors, or drop a business card and ask them to call as you are thinking of buying nearby. You def want to know that your neighbors are decent human beings and, at the very least, civil human beings.
Meeting the neighbours is a brilliant idea. But, don't be shocked if knocking on their doors, and being a stranger to them, puts people off. Many people here in Seattle, do not answer the door if they look out and see a stranger outside, UNLESS the person is a cop and / or some other uniformed individual. And, even then, I have been known to yell, "Who is it???" before opening the door to cop unless I was the one who called 911.

I have owned a couple of houses (or paid mortgages on them!). I would NEVER purchase a house that has been renovated - you pay those costs up front when you purchase! I purchased houses that have GOOD BONES in decent locations, then roll up my sleeves and renovate as I am financially able. My renovations become MY equity! Just some advice from an older fan of yours Maddie!
Maddy, be careful with houses that have been flipped. Make sure all the renovations have been done with permits especially anything electrical or plumbing. House flippers take shortcuts and many use inferior materials. Good luck!!
As a retired real estate agent, I TOTALLY agree. Flippers take a lot of shortcuts... and they will lie to you. Also be sure to get a good home inspector, *not* one recommended by the sellers agent. I have seen them cover up problems in order for the sale to go through. Totally illegal but it happens.

Hi Maddie- Thanks for taking us along your real estate journey! It's good to see Storm Trooper up and around-- his health looks good! I liked that condo for the mid-300k range. Noticed that most of the cars in the complex looked well taken care of, a good sign! Also liked the smaller historical home with the casita option. I'm a Realtor myself & in my experience-been doing it 30 yrs- when someone wants an "As Is" sale its not because there's something wrong. Often a Seller & a Realtor (Seller's Agent) have a difference in valuation. So, a Seller will agree to their agent's price with the Caveat "As Is". As a Buyer's Agent, I still write up an offer that works best for my Buyer, if the Seller wants to counter it, fine if not NEXT home. This last home is very spacious and with landscaping could be a dream home. Since it backs up to a commercial zone, I'd want to know what kind of businesses are operating & what their hours of operation are. Secondly, you want to get an environmental report done. This will let you know if any of these businesses have had any environmental issues with the county. Since one of the businesses is a tire business, do they service cars there? If so, how do they dispose of oil or any other contaminants. This will require some research done at the city/county. You don't want any pollutants that are going into the aquifer.
These are gorgeous homes! I loved the one with retro decorating and arches. I think you should definitely buy something in an area you love and feel comfortable in, even if it is not a huge house. it would be a great investment if there is a return value, and you could always have a place to call your own in USA. I think Arizona would be a fabulous region for warm weather lovers (like me)! This was such an exciting vlog, and Aura sounds amazing. Please stay well, and take care in Mexico.

Yes, but what did you pay for you (very likely inexpensive) home in DT Phoenix? Homes in PHX cost a small fortune now. I don't see how anyone buying today can make this money back over the next 10 year. Maybe 20 years, though, they can recoup the cost (because the monthly cost to maintain these homes i also something to factor in).

New Mexico is entirely different except climate in some areas. The culture of New Mexico is wonderful. I could not compare the two. I would NEVER advise a woman to move to AZ. Maddie doesn't want kids and that's one element off the list. However, OB/GYN services are under attack as well. Never AZ. And I live outside Tucson.
@@stuart_oneillI couldn’t agree more. The culture and vibe between AZ and NM are like night and day. Ppl in NM are friendly and present. It’s a beautiful place and lives up to the name of Enchantment. I don’t like anything about AZ whatsoever, especially the Maricopa area.
Back in 2020 I got the idea to move to Arizona because of how much cheaper it once compared to where I live. I guess a lot of people had the same idea because now it's almost as expensive as my current location.

Yeah, but Too hot. As a California resident, I also looked into AZ real estate around the pandemic (2020). So glad I stayed because with 2021 mortgage rates I was able to buy in CA in a prime location. Probably thanks to so many other California residents leaving the 18 months before I bought.

They were (almost) all good options...I agree about the tippy tappy floor one. I really liked the townhome's feel, but you'll always have that HOA fee, which will keep going up, whereas the others have the mortgage that will go away.
This was a fun video! I've wanted to move someplace warmer like AZ or FL for yeears. But seeing as houses like this would be under $250k in the midwest in good neighborhoods I can't justify it. I hope you find something you love!
Thats the typical house in AZ. Arizona grew so fast and they decided to build large amounts of cheaply made homes to accommodate the population increase. The houses with better design are in Phoenix proper, near downtown but you’ll be paying 1 million dollars for them and it’s not worth it because they are located near crime infested areas. Maddy said it her self, the house she like the most in terms of design was in one of the old areas of Phoenix but she was concerned about the safety.
Suck a good idea buying home in Phoenix, close to your support network and family, you can also just that as home base for your many adventures. As a former realtor some advise, stay away from the HOA fees, they can go up at anytime, some of my friends are paying over $400 per month and its so hard to sell with that fee. Also they can have so many rules , like no pets, no parties etc. I like the older character home that you have suite in, but check out many more before deciding. Also go and visit a place during the busiest time of day, that way you can judge the noice levels and traffic etc. Good , so proud of you.
Speaking of noise levels, the roar of the airplane overhead should have been a big warning, yet she was most enthusiastic about that house. The one with train tracks behind it, I wouldn't even have looked at the inside. Noise will drive you nuts, make you a nervous wreck.
I suggest, if you’re serious about a house, drive through the area at all times, especially on weekends or late at night. For me that might be a dealbreaker. 😊
I prefer that the master bedroom be opposite side of house from other bedrooms, with family room in-between.Also, the other bedrooms don't share a common wall. This is how my current house is setup.Check the HVAC you don't want to buy with a 15 to 20 year old system
What fun! I love the Phoenix area! As a frequent and long-term visitor/resident in Mexico I would say that Arizona has many of the desert areas similar to those that attract me to many areas of Mexico... and with increasing Hispanic population there are Celebrations, Food, Entertainment and potential Spanish-speaking friends as well... So yeah... Great option for second home in my opinion... :) THANK YOU For showing us these homes!

I remember we went to visit my mom's aunt and her family in Mesa Az. It was so long ago but so much fun. My favorite town was Flagstaff. I remember being really cold there. Beautiful place, best in Az is Flagstaff. At least thats my favorite.
The townhouse could be the best choice for a traveler like you. The HOA fee can be very reasonable in comparison with expenses of a single family home. It also has terrific style plus good potential for affordable upgrades.

At those prices in Phoenix, I could not agree more. You have to toss and turn at night, thinking about NOT having that home before it's worth it at these inflated prices and higher-ish interest rates.

That Tempe house was one of the early, early 60s right when many houses only had one bathroom. That looked like it had been retrofitted to accommodate multiple roommates, getting a whole extra area of roommate bedroom space to disseminate rent.
I lived in Chandler and Ocotillo. I completely regretted not finding something in Tempe because it's central and I was always going there for some reason or another. If there's an HOA, you'll have to consult with them about what type of covering you could use, unless you mean like an umbrella.

Just wondering why a young, single woman would be looking at family type homes in family neighborhoods. Are you thinking of renting it out and having it for investment purposes and living elsewhere?
Always check the bones Maddie, the electrical, the plumbing, foundation, the overall structure... those are so important to research the repairs that have been done. Then check with city/county planning, to be aware of any changes coming, or street work and such. I really liked the Casa with airport nearby- really cute pics and you like to travel so much. Maddie, a few things: a bathroom without a bathtub is not considered a full bath. One of the homes you toured with the tiny main bathroom only had a shower stall, that isn’t considered a full bath. Next, don’t, I repeat, DONT plant ficus trees! They mess with your plumbing, trust me! Next, the interest rate is so high right now to purchase a home, it’s cheaper to rent. I would suggest you rent in the area you would want to buy a home in, just to make sure you would want that area to be your permanent home. Lastly, even though the price is listed at $495, you can offer whatever you’d like. Try to have a 20% down payment to avoid PMI. I hope all this helps but I’m sure you have a ton of other comments to go through. 😊
She likely does NOT understand the 5% rule that applies to buying or renting. One can only hope that her friend will fill her in only what it is. I really respect you for bringing this up. Most people do not know how to determine when to buy & when to rent, and what percentage that is.
I wish more people would understand how absurdly long this crazy real estate market has been and how it's going to take a nose dive AFTER the election is over. Younger people (I'm Gen X) don't know how this market has pretty much outlived itself because of lack of supply (from the 2008 global real estate/financial collapse).

Oh gosh Maddie. I recall buying a new home near Tucson a while ago. Home was gorgeous, neighbors were mean. Not loud, just mean. Wander the neighborhood &ntry to strike up a conversation please! We visited the street at night. It was quiet & safe, we thought. But the people were mean! One person drove a big pickup w/a confederate flag! Another one would turn their back on me when I waved! Another had NRA stickers everywhere on their cars, which were in their garage so we didn’t know. (Maybe our Prius scared them? I dunno.) We usually lived in college towns before retiring.Also, Plz be careful;don’t move into a neighborhood with too many vacation homes! Very dangerous for a single woman. Too many break ins. Phoenix is so overpriced. Incomes do not justify current prices over the long run. 6 months of awful heat, high crime, crazy traffic, and generally unfriendly people compared to other places I've lived. I can't wait to leave.
@@Betty-my3twAbroad would be better 100%. The United States in any state people are really struggling with inflation, high housing costs, increase rents and incomes doesn't keep up with that. In my situation I'm single on my 30s with no kids, and I own a two story house with 4 bedrooms and 2 bathrooms. All amenities it has too. The house is already paid off so I don't need to worry about paying monthly mortgage. I can afford food, and paying utility bills without problem.
Phoenix area real estate is INSANE. I inherited my dad's run-down house in the old part of Scottsdale (a few blocks north of Tempe) in 2010. It was in seriously bad shape, and probably should have been condemned. I live far away from AZ and didn't want to maintain a house there, and just wanted to get it off my hands. I sold it to an "investor" for $55k. The house needed at least twice that much $$$ in renovations to be livable so I took what I could get. A few months later in the fall of 2010, after it was fixed up, I saw it sold for $155k. That same house is now worth $620k according to Zillow. For a 3BR/2BA mid-20th century bungalow, that is UNBELIEVABLE. I'm guessing it's a lot of refugees escaping California who have jacked up the prices after they've sold their houses there. But, the market will bear whatever people are willing to pay.
If you plan to buy and want to continue traveling, a condo would make the most sense. You can just empty the refrigerator, lock the door, and walk away for a couple of months.
Ha! Bathroom addition is more like $60K. When did you do your addition, 1985? I'm being a bit dramatic, lol, but prices have gone sky high lately. I'm sure you've noticed that.
So many comments, you probably won't see this, but..... The townhouse 100% Low maintenance, nice little patio spaces, low cost, can leave for long periods of time without the worry of the upkeep of a larger house. Has many elements of small homes in Mexico. Saludos desde Long Beach, CA.

@@ernestomytv yeah but you can’t use that as qualifying income. Renting out the rooms you have to qualify in your own unless it’s a duplex or larger than you can count the rent from the adjacent units as part of your qualifying income.

I'd say (based on my once long visit to Phoenix when my sister lived in Scottsdale) to buy the historical looking one that has the most potential to being rented out when you travel. It's close to so many historical sites, plus it's near the Desert Botanical Garden (which you should do a video on for folks visiting the area) plus the house looks like Phoenix. BUY IT!
For the prices you are looking at you could get an amazing property out in the west valley (Buckeye) area. An example is that the first house that was north of $400k in the east valley would be about $100k less in Buckeye. If you are not commuting to the east valley every day, and can work remote like I do, the distance isn't a big deal, and we have most stores/services out here already and more coming all the time. Good luck with whatever you decide.
@@davisholman8149there is if you’re an outdoor person. We just moved here.. husband(32) and i(29) with our two girls 4 and 8 and we love it. We have Skyline Regional park 4 miles away. Perfect for early morning hikes. Also the Verrado steps. It feels more “open” out here.
What? we replaced our toilets when we bought. I don't think stamp date is indictive of house age. The MLS has that info, just ask for a copy. Your realtor would be happy to give to you.
Although I wouldn't want to live in Arizona (primarily because of the politics), family trumps everything else. I hope you find the perfect home for you, Maddie. If I were a single woman without my very handy husband, I'd probably choose the townhouse. Easier to maintain, and I love the charming back yard with mature vegetation. The last house, which you were smitten with, is very nice, but the commerical buildings in back are a big turn-off to me. There might be a lot of light at night (glaring parking lot lights), so make sure to check it out after dark if you get serious about it. That kind of thing can really ruin your nighttime ambiance if you're entertaining on your back patio, and even getting full blackout window coverings on the back of the house can be a challenge. Definitely! We replaced a manual-knob washer with a fancy electronic front loader one that had to be repaired for the same pdoblem twice within a year. Plus, the labor was so expensive because it was difficult to get to the place that had to be repaired. We finally gave it away and bought a basic one with knobs on it. Has worked like a charm since.
I bought a 10-year old washer and dryer from a friend when I bought my house 21 years ago. We just replaced the dryer last year, and the washer is still going strong!

I agree with you, this is kind of disapointing. Not that we should feel entitled to know what is going on. Some of us subscribed and grew fond of her channel, and addicted to her life, since she was willing to share it with us. We all knew that money is also involved, as she needs to support herself.
Having her vanish suddenly is disturbing. It is similar to losing a close friend, even a relative. I hope she is doing fine, and I wish she findd a few minutes to just tell us that she moved on, so we can feel relieved.

I always find it so odd that people who lived their lives on you-tube cant even bother to give a 30 second update. It happens all the time too. All 5 of my Mexico life channels just stopped at one time. 3 suddenly reemerged with zero explanation. So bazaar.
@@guyincognito1431 I agree with you completely. When you start a channel which purpose is to earn money from the views you are getting, or even via the now common subscription, you have some kind of responsibility towards your audience.
Maybe she is continuing but only for those who actually pay to view her videos.
At the same time, she should give us the opportunity to understand if she is going to continue with her channel as it is, or what. I know she does not owe us anything, it is just a matter of correction. I think.
One lesson I learned is to buy LESS house than what I can afford.
2nd lesson, avoid HOA whenever possible. HOA leaderships changes & one bad manager can upend your life for years.
3rd lesson, check on the utility costs/insulation for the house. Esp. important with extreme temps there.
Btw, the 2nd house with separate entrance & no bathroom...that was meant to be an office/business, I think. It just looks like a business office.

Downtown PHX house was adorable and *very* appealing with character and warmth. However, I think the prices are too high, imho.
Townhouse was very appealing, and loved the privacy around the front door, good closets, good flow, perfect sq footage for 1-2 people & 2 pups. Patio was so cute (back and front area). Plus, that BONUS greenbelt and pool! For me, that townhouse is the winner *with the caveat* of checking out the HOA and talking to the residents to see how difficult the HOA is to allow things like an awning for that primary bedroom.
That $500K home with the zero-entry shower (drain off to one side) was nicely remodeled, but too expensive for what it is, imho. Very classy. Adding an extra bathroom is *pricey* ($60k-100K+) even when it's in the laundry room, so make sure you get your estimates BEFORE you put in an offer. Plus, landscaping is one of the most expensive upgrades to a home. My parents did it in brand new homes a few times, and wow does it take a long, long time and is a lot of expense for years before you reap any rewards. If it was landscaped and had a 2nd bath, then yes. However, you do you.
I like the townhouse for $345, but you do what makes the wisest financial sense to you. Even with an HOA, unless they are monsters, that house it the total package.
If you can afford a $500K mortgage, with 20-30% down payment, at 6-7%, then definitely do NOT quit your day job (or get sick again) because that's a rather pricey monthly mortgage payment BEFORE you factor in utilities, upkeep, and back up fund for when your HVAC dies and you have to fork over $20K for a new one.
You have some great choices there. I hope you can wait until the prices drop a bit more (like the DEAD OF SUMMER) and interest rates drop (closer to the election). Good luck! Wishing you the home of your dreams!
In a condo HOA. One crazy lady owner with a scum attorney and a woke judge sued the HOA who had done nothing wrong. but it cost us $50K each to defend ourselves before even the judge had enough and threw it out. When you are in an HOA, you are partners with all the owners and if one sues even with no good case it can cost you all of your savings and then some.

I agree with you. I bought my home in 2009 after the crash for about 43% of what the previous owner paid in 2006, and lost it to the bank in 2008. My home, thanks to 2020 "events" is now "worth" more than it was after the last crash. It's coming again, I'll be surprised if we don't start a free-fall before the end of this year.

Those antique historic washer / dryers are probably worth their weight in gold. Planned obselence is a particular pet peeve of mine after the number of washers and dryers we've had to replace over the years (typically every 3-4 years). I finally bought a huebsch which is an old school washer with no computer parts and it's been about 8 years and zero issues and zero repairs... The last repairman told me about the brand and that if I bough one it'd probably last years and if we needed it repaired it would likely cost $50 instead of $500... Forever grateful to that repairman...

Those "historic" washer and dryer are the best that were made and easy and cheap to fix yourself. They were made by one company and sold with different branding like Whirlpool. Kenmore.Those houses were very exorbatant. I would build a small place that is everything you want witha rental/Airbb to help pay for your travels. I am doing that myself so I can spend the winters in colombia.
Good to hear from you Maddie. Best advice I can give is to be careful and thoroughly research any property you consider. I'm old enough to have gone through multiple real estate cycles and I think most would agree we're in an uncertain transition period following a tough run up on home prices. I've noticed a softening of the market in different parts of the country. For example, investors were buying up homes to turn into short term vacation rentals only to find that an oversupply is denying them the financial return expected so they're having to sell. One important thing to do is look at the price history of the house. Be particularly careful with houses showing huge increases in prices after just a handful of years. Good luck and be careful!

Yes, definitely knock on the neighbor's doors, or drop a business card and ask them to call as you are thinking of buying nearby.
You def want to know that your neighbors are decent human beings and, at the very least, civil human beings.
Meeting the neighbours is a brilliant idea. But, don't be shocked if knocking on their doors, and being a stranger to them, puts people off. Many people here in Seattle, do not answer the door if they look out and see a stranger outside, UNLESS the person is a cop and / or some other uniformed individual. And, even then, I have been known to yell, "Who is it???" before opening the door to cop unless I was the one who called 911.

I have owned a couple of houses (or paid mortgages on them!). I would NEVER purchase a house that has been renovated - you pay those costs up front when you purchase! I purchased houses that have GOOD BONES in decent locations, then roll up my sleeves and renovate as I am financially able. My renovations become MY equity! Just some advice from an older fan of yours Maddie!

Maddy, be careful with houses that have been flipped. Make sure all the renovations have been done with permits especially anything electrical or plumbing. House flippers take shortcuts and many use inferior materials. Good luck!!
As a retired real estate agent, I TOTALLY agree. Flippers take a lot of shortcuts... and they will lie to you. Also be sure to get a good home inspector, *not* one recommended by the sellers agent. I have seen them cover up problems in order for the sale to go through. Totally illegal but it happens.

Hi Maddie- Thanks for taking us along your real estate journey! It's good to see Storm Trooper up and around-- his health looks good! I liked that condo for the mid-300k range. Noticed that most of the cars in the complex looked well taken care of, a good sign! Also liked the smaller historical home with the casita option.
I'm a Realtor myself & in my experience-been doing it 30 yrs- when someone wants an "As Is" sale its not because there's something wrong. Often a Seller & a Realtor (Seller's Agent) have a difference in valuation. So, a Seller will agree to their agent's price with the Caveat "As Is". As a Buyer's Agent, I still write up an offer that works best for my Buyer, if the Seller wants to counter it, fine if not NEXT home.
This last home is very spacious and with landscaping could be a dream home. Since it backs up to a commercial zone, I'd want to know what kind of businesses are operating & what their hours of operation are. Secondly, you want to get an environmental report done. This will let you know if any of these businesses have had any environmental issues with the county. Since one of the businesses is a tire business, do they service cars there? If so, how do they dispose of oil or any other contaminants. This will require some research done at the city/county. You don't want any pollutants that are going into the aquifer.
These are gorgeous homes! I loved the one with retro decorating and arches. I think you should definitely buy something in an area you love and feel comfortable in, even if it is not a huge house. it would be a great investment if there is a return value, and you could always have a place to call your own in USA. I think Arizona would be a fabulous region for warm weather lovers (like me)! This was such an exciting vlog, and Aura sounds amazing. Please stay well, and take care in Mexico.

Yes, but what did you pay for you (very likely inexpensive) home in DT Phoenix? Homes in PHX cost a small fortune now. I don't see how anyone buying today can make this money back over the next 10 year. Maybe 20 years, though, they can recoup the cost (because the monthly cost to maintain these homes i also something to factor in).

New Mexico is entirely different except climate in some areas. The culture of New Mexico is wonderful. I could not compare the two.
I would NEVER advise a woman to move to AZ. Maddie doesn't want kids and that's one element off the list. However, OB/GYN services are under attack as well. Never AZ. And I live outside Tucson.

Yeah, but Too hot. As a California resident, I also looked into AZ real estate around the pandemic (2020). So glad I stayed because with 2021 mortgage rates I was able to buy in CA in a prime location. Probably thanks to so many other California residents leaving the 18 months before I bought.

They were (almost) all good options...I agree about the tippy tappy floor one. I really liked the townhome's feel, but you'll always have that HOA fee, which will keep going up, whereas the others have the mortgage that will go away.

I totally agree with you. After living in Mexico for a while, the houses here seem so bland.
Thats the typical house in AZ. Arizona grew so fast and they decided to build large amounts of cheaply made homes to accommodate the population increase. The houses with better design are in Phoenix proper, near downtown but you’ll be paying 1 million dollars for them and it’s not worth it because they are located near crime infested areas. Maddy said it her self, the house she like the most in terms of design was in one of the old areas of Phoenix but she was concerned about the safety.
Suck a good idea buying home in Phoenix, close to your support network and family, you can also just that as home base for your many adventures. As a former realtor some advise, stay away from the HOA fees, they can go up at anytime, some of my friends are paying over $400 per month and its so hard to sell with that fee. Also they can have so many rules , like no pets, no parties etc. I like the older character home that you have suite in, but check out many more before deciding. Also go and visit a place during the busiest time of day, that way you can judge the noice levels and traffic etc. Good , so proud of you.
Speaking of noise levels, the roar of the airplane overhead should have been a big warning, yet she was most enthusiastic about that house. The one with train tracks behind it, I wouldn't even have looked at the inside. Noise will drive you nuts, make you a nervous wreck.

I prefer that the master bedroom be opposite side of house from other bedrooms, with family room in-between.Also, the other bedrooms don't share a common wall. This is how my current house is setup.Check the HVAC you don't want to buy with a 15 to 20 year old system

As a frequent and long-term visitor/resident in Mexico I would say that Arizona has many of the desert areas similar to those that attract me to many areas of Mexico... and with increasing Hispanic population there are Celebrations, Food, Entertainment and potential Spanish-speaking friends as well... I remember we went to visit my mom's aunt and her family in Mesa Az. It was so long ago but so much fun. My favorite town was Flagstaff. I remember being really cold there. Beautiful place, best in Az is Flagstaff. At least thats my favorite.
The townhouse could be the best choice for a traveler like you. The HOA fee can be very reasonable in comparison with expenses of a single family home. It also has terrific style plus good potential for affordable upgrades.

That Tempe house was one of the early, early 60s right when many houses only had one bathroom. That looked like it had been retrofitted to accommodate multiple roommates, getting a whole extra area of roommate bedroom space to disseminate rent.
I lived in Chandler and Ocotillo. I completely regretted not finding something in Tempe because it's central and I was always going there for some reason or another. If there's an HOA, you'll have to consult with them about what type of covering you could use, unless you mean like an umbrella.

Just wondering why a young, single woman would be looking at family type homes in family neighborhoods. Are you thinking of renting it out and having it for investment purposes and living elsewhere?
Always check the bones Maddie, the electrical, the plumbing, foundation, the overall structure... those are so important to research the repairs that have been done. Then check with city/county planning, to be aware of any changes coming, or street work and such. I really liked the Casa with airport nearby- really cute pics and you like to travel so much. Maddie, a few things: a bathroom without a bathtub is not considered a full bath. One of the homes you toured with the tiny main bathroom only had a shower stall, that isn’t considered a full bath. Next, don’t, I repeat, DONT plant ficus trees! They mess with your plumbing, trust me! Next, the interest rate is so high right now to purchase a home, it’s cheaper to rent. I would suggest you rent in the area you would want to buy a home in, just to make sure you would want that area to be your permanent home. Lastly, even though the price is listed at $495, you can offer whatever you’d like. Try to have a 20% down payment to avoid PMI. I hope all this helps but I’m sure you have a ton of other comments to go through. 😊
She likely does NOT understand the 5% rule that applies to buying or renting. One can only hope that her friend will fill her in only what it is.
I really respect you for bringing this up. Most people do not know how to determine when to buy & when to rent, and what percentage that is.

I wish more people would understand how absurdly long this crazy real estate market has been and how it's going to take a nose dive AFTER the election is over.
Younger people (I'm Gen X) don't know how this market has pretty much outlived itself because of lack of supply (from the 2008 global real estate/financial collapse).

Oh gosh Maddie. I recall buying a new home near Tucson a while ago. Home was gorgeous, neighbors were mean. Not loud, just mean. Wander the neighborhood &ntry to strike up a conversation please! We visited the street at night. It was quiet & safe, we thought. But the people were mean! One person drove a big pickup w/a confederate flag! Another one would turn their back on me when I waved! Another had NRA stickers everywhere on their cars, which were in their garage so we didn’t know. (Maybe our Prius scared them? I dunno.) We usually lived in college towns before retiring.Also, Plz be careful;don’t move into a neighborhood with too many vacation homes! Very dangerous for a single woman. Too many break ins. Good luck, I’m rooting for you.
Phoenix is so overpriced. Incomes do not justify current prices over the long run. 6 months of awful heat, high crime, crazy traffic, and generally unfriendly people compared to other places I've lived. I can't wait to leave.

@@Betty-my3twAbroad would be better 100%. The United States in any state people are really struggling with inflation, high housing costs, increase rents and incomes doesn't keep up with that. In my situation I'm single on my 30s with no kids, and I own a two story house with 4 bedrooms and 2 bathrooms. All amenities it has too. The house is already paid off so I don't need to worry about paying monthly mortgage. I can afford food, and paying utility bills without problem.
Phoenix area real estate is INSANE. I inherited my dad's run-down house in the old part of Scottsdale (a few blocks north of Tempe) in 2010. It was in seriously bad shape, and probably should have been condemned. I live far away from AZ and didn't want to maintain a house there, and just wanted to get it off my hands. I sold it to an "investor" for $55k. The house needed at least twice that much $$$ in renovations to be livable so I took what I could get. A few months later in the fall of 2010, after it was fixed up, I saw it sold for $155k. That same house is now worth $620k according to Zillow. For a 3BR/2BA mid-20th century bungalow, that is UNBELIEVABLE. I'm guessing it's a lot of refugees escaping California who have jacked up the prices after they've sold their houses there. But, the market will bear whatever people are willing to pay.
If you plan to buy and want to continue traveling, a condo would make the most sense. You can just empty the refrigerator, lock the door, and walk away for a couple of months.

The problem with Phoenix is there's no water so I would not be buying a house there. I know because I was born and raised there and left
If you feel you have to buy Maddie, the best advice I can give you is to buy the cheapest livable house you can find in the best area.
Trees cost money to maintain, like lots of water. Bathroom addition, 20k almost 600,000 that will take quite an income or a gigantic down payment.

So many comments, you probably won't see this, but..... The townhouse 100% Low maintenance, nice little patio spaces, low cost, can leave for long periods of time without the worry of the upkeep of a larger house. Has many elements of small homes in Mexico.

@@ernestomytv yeah but you can’t use that as qualifying income. Renting out the rooms you have to qualify in your own unless it’s a duplex or larger than you can count the rent from the adjacent units as part of your qualifying income.

I'd say (based on my once long visit to Phoenix when my sister lived in Scottsdale) to buy the historical looking one that has the most potential to being rented out when you travel. It's close to so many historical sites, plus it's near the Desert Botanical Garden (which you should do a video on for folks visiting the area) plus the house looks like Phoenix. BUY IT!

Hey Maddie hope all is well. Where have you been? Were you able to get your new home?
For the prices you are looking at you could get an amazing property out in the west valley (Buckeye) area. An example is that the first house that was north of $400k in the east valley would be about $100k less in Buckeye. If you are not commuting to the east valley every day, and can work remote like I do, the distance isn't a big deal, and we have most stores/services out here already and more coming all the time. Good luck with whatever you decide.
Nothing to offer for young adults there. All the fun stuff is on the east side. She needs to stick with homes in Tempe, Chandler, etc.

@@davisholman8149there is if you’re an outdoor person. We just moved here.. husband(32) and i(29) with our two girls 4 and 8 and we love it. We have Skyline Regional park 4 miles away. Perfect for early morning hikes. Also the Verrado steps. It feels more “open” out here.
Maddie To find out the date the house was built go to the bathroom and look on inside of toilet tank top. The date is stamped.
What? we replaced our toilets when we bought. I don't think stamp date is indictive of house age. The MLS has that info, just ask for a copy. Your realtor would be happy to give to you.
Although I wouldn't want to live in Arizona (primarily because of the politics), family trumps everything else. I hope you find the perfect home for you, Maddie. If I were a single woman without my very handy husband, I'd probably choose the townhouse. Easier to maintain, and I love the charming back yard with mature vegetation. The last house, which you were smitten with, is very nice, but the commerical buildings in back are a big turn-off to me. There might be a lot of light at night (glaring parking lot lights), so make sure to check it out after dark if you get serious about it. That kind of thing can really ruin your nighttime ambiance if you're entertaining on your back patio, and even getting full blackout window coverings on the back of the house can be a challenge. BTW, we also left Mexico after planning to build a house there. We also had family reasons weighing on our decision. We sure do miss Mexico, though!

Also, that down payment would be close to 80k.
