Took a tour of Shyrock a couple weeks ago while visiting Montana. Going back in September to look again and probably pick a lot in phase 3. We think it will make a great home base.
I was disappointed to hear no “bumper pull” trailers are allowed. Like many others, our trailer (Grand Design) is not a junker to be left behind. I would encourage the developer and HOA to consider trailers, even if they must impose age and condition restrictions. I guess we will look elsewhere. Nice place! I agree. I can definitely understand they dont want a beat up trailer "pop-up". Or a pop up in general. But some that are bumper pulled are REALLY nice and really well managed and taken care of. They should have to have specification guidelines and such, But they are leaving so many out of the option by not allowing bumper pulled trailers all together.
I had one campground asked me how old my trailer was. I said I just bought it so it's brand new, why? They said they don't let any trailers in that are older than 10 years. I said I planned on keeping mine longer than that so I'll start practicing not coming to your campground now and hung up.

You'd be surprised how many Montanans really are nice, reasonable. They don't like 'refugees' from other states, and will give you the cold shoulder, but once they realize that you love what Montana has to offer, they'll take you in, in a heartbeat. Kind of like that, here, in North Dakota, where I live, just northeast of the border with Montana. NoDaks are your people to rely on (like Montanans are) when the going gets tough, but you've gotta prove yourself. You'll get a stand-offish attitude until that happens.
Havent heard a price range but as a retiree, I am absolutely confident that I’ll never spend so much money in a place where winter is un-useable. If I purchase it will be for wintering somewhere in south Texas or Yuma Az.
MOST times, winters are fairly mild... yes, snow on the ground (and you're gonna get it in Yuma, too), but the heavy snowfall winters are the exception to the rule, not the norm. I live in northwestern North Dakota, about an hour south of the Canadian border, year-round. Yes, cold, but those RV trailers are insulated well, and the fireplace electric heaters put out some heat, so no worries about freezing to death.
THEY MENTIONED TWO PRICE POINTS. THE NEW LOTS THAT ARE BEING BUILT WERE GOING TO GO FOR 80K FOR THE FRONT LOTS AND 100-120K FOR THE LOTS WITH THE NATIONAL FOREST TO THE REAR AS YOU R BACK YARD....

Self built my home base and a RV port in Cherokee National Forest. I enjoy my camp better than any state park I’ve been to. Plus it keeps out the riff raff.
How much did you spend? I want to do the same thing but I don’t know if the cost difference is that much, plus I’d have to pay someone to take care of it while I’m gone
What a beautiful place ! Its too bad they don't accept Class B and Class C RV's. The title of this place is RV Resort. They should accept all types of RV's, as long as they are not junk RV's

Have ya'll considered giving us a tour of your Shyrock lot? I see the small casita type building in the background and watched the interview with the Shyrock PjM but nothing that provides a detailed look at your lots and the other lots to see what is possible. I've been in contact with Danielle but the website for Shyrock isn't very informative in terms of detailed videos of current lots and what is possible. I'm anxious to see what people are actually doing with their lots and would love to see a tour of your lot and how you're setup and using the space. Love the videos. Sat well and stay safe. Cheers!!
Interesting but lost me at no “bumper pulls.” The old concept that bumper pulls are cheap and not as nice is very outdated. Probably never true given Airstreams. We prefer that style and have a very high end unit. There are numerous high end bumper pulls as nice as any fifth-wheel. Rant over.

@@SuiteTravels We have some experience with HOAs and deeded RV properties. The HOA is only as good as the people managing it. Meaning (eventually) the owners. The more owners, in general, the worse it gets. But the alternative, IMO, is worse. Uncontrolled property will decline fast....it affects property values and enjoyment a great deal if people can "do anything". It is a tradeoff, but the HOA is a necessary "evil"....again, just my opinion.

We own a RV lot in Ocean Park Washington at Surfside estates. It's the largest HOA in the state of Washington. HOA fee is $550 a year for Security, Unlimited Water, and Garbage. (we have septic systems). Best investment I have ever made. Really interested in Shyrock. Looks awesome! Maybe we will sell and buy there.

Oh how beautiful. Sort of like the best of both worlds; you feel like your camping but with all the amenities of a fancy resort. What's not to like. HOA's are so necessary. Otherwise the place would begin to look like something from Tijuana Ville. I'm with you, I think the gentleman you were interviewing seemed like an upfront reasonable person. Like grandpa would say; get it all in writing, that usually settles any disagreements.

I asked Chris about this while in Quartzsite and he said that there are some people who stay over in winter, so there is no "restriction" per-se, it's just typical that people stay from May to October.

Hi D&L...We'll answer as best we can: HOA fees are always subject to a vote. The options for selling the lot are answered on their website in the FAQs. We're certain that if the power were out that generators would be fine. They do have additional acreage that they plan to develop, but we don't have the specs on that. The fees are currently $50 per month ($600/year). That takes care of your water, sewer, garbage and club house. The rental fees are negotiated by the owner. Have a great weekend!

A “few lots”? That’s why I don’t go this route. (HOA’s) Too many people = too much noise, people driving too fast on narrow & congested roads, bicycles, arguments about camp sites, people partying & keeping me up until 1am!

@@SuiteTravels Can you define "good"? What data speeds are you showing on average. This is critical to me - I would not even consider a place that did not have at least "good" Internet. Meaning at least 25mbps down, and solid.
@@JackMayer It's solid Jack. I didn't save the data from my tests, but we'll try and fit it into another video. We were able to stream and work while there. Our T-MO phones were 5 bars and AT&T was the best for data. As I look at our speed test history I think AT&T was mid 20s down and 6-8 up. Verizon was running around 6-8 down and 3-4 up. They are bringing DSL into the park.

No, there isn't any BLM land in Montana that would allow an LTVA. There's plenty of National Forest Service land you could boondock on though.

So only “open” May-October? Park model homes or 4 season RV’s that are winter proofed may not be occupied during the October - April dates?
I asked Chris about this while in Quartzsite and he said that there are some people who stay over in winter, so there is no "restriction" per-se, it's just typical that people stay from May to October.
@@fireincumbents we were told today that they have to close Dec-Mar and no one can stay because they got in trouble from the state for letting 2 stay last winter.

Did you discuss policy for selling the site?
Did they discuss generator use during power outages?
Is there room for more expansion beyond current plans?
We don't even own a RV (yet) and this is a very interesting option.

Hi D&L...We'll answer as best we can: HOA fees are always subject to a vote. The options for selling the lot are answered on their website in the FAQs. We're certain that if the power were out that generators would be fine. They do have additional acreage that they plan to develop, but we don't have the specs on that. What is the HOA each month/year? Also what would the fee bee for rental of the lot, is that decided by the owner or Shyrock? Beautiful place we be interested in rental for sure!
The fees are currently $50 per month ($600/year). That takes care of your water, sewer, garbage and club house. The rental fees are negotiated by the owner. Have a great weekend!

How do you keep park models from looking like trailer parks? Park models look tired after 10 years, siding, skirts.

For now....they are restricting use to 8 months per year, but that may change Chris.

It won't be very cozy after they add 45 sites and then more after.

A “few lots”? That’s why I don’t go this route. (HOA’s) Too many people = too much noise, people driving too fast on narrow & congested roads, bicycles, arguments about camp sites, people partying & keeping me up until 1am!

Is high-speed internet available? How about cellular coverage? We still work on the road.
They were pulling DSL into the park when we were there and our cellular was good on T-MO, AT&T and Verizon.
@@SuiteTravels Can you define "good"? What data speeds are you showing on average. This is critical to me - I would not even consider a place that did not have at least "good" Internet. Meaning at least 25mbps down, and solid.
@@JackMayer It's solid Jack. I didn't save the data from my tests, but we'll try and fit it into another video. We were able to stream and work while there. Our T-MO phones were 5 bars and AT&T was the best for data. As I look at our speed test history I think AT&T was mid 20s down and 6-8 up. Verizon was running around 6-8 down and 3-4 up. They are bringing DSL into the park.
