I made my initial investment back on the day the tenants moved in (day 4 from collecting the keys), total cost for taking on the HMO was £5600. £7400 back in my account, apply a certain strategy and its a no money down deal 👊😁

Found this randomly. Pleasantly surprised. Usually property investing gurus = bovine faecal overload / conmen. But this was nicely explained and practical (if a little patronising on the accounting side of it!)
Let’s say the boiler brakes. Who has to fix that? Is it the property owner? Or is it the person who has rent to rented? Also how long do are the rent to rent contracts last usually? I don’t want to furnish the house and then have it taken off me next year or two.
depends on negotiation, ideally, you'd cover all damages/faults up to £100-£150, anything over that the owner agrees to, the length of contract is negotiable, you can sign yourself into a 3, 5 and even 7 year contract, as long as you keep paying your guaranteed rent... for furnishing, lease it all, then your customers pay for it... ad you can negotiate with the landlord 'hey if i was to furnish the property to a high standard, maintain it, and as our term ends, i leave it with you do your next tenant can just walk straight in, would you consider it fair if we ignored the deposit?

I’ve been doing R2R for past couple of years but something that I didn’t factor in is what happens with paying tax??? I have recently received a hmrc letter and I can’t work out if I should be paying tax and if so how much? This can have a serious impact on your returns

I rent a 12 private rooms building for aprox 7000 usd making a inicial pay of 5000 usd, the contract finalizes next month because it is a holiday rent
The ROI was 1 1/2 month, and we achieve it but now i am looking for a deal where i can rent during the year too,the problem is that is impossible to have a ROI lower than 2 years,it is that not rentable?

@@michaelgbonda4234 Yes. Assuming that there isn't a live-in landlord, each tenant will have their own AST and so there would need to be separate legal action for each tenancy.
Do most people manage serviced accommodation themselves, such as the cleaning, tidying, changing bedding etc? If not what sort of price would you be looking at to manage this for say a 1 bed studio?
Most would hire cleaners unless you want to save every last pence if so, do the cleaning and stuff yourself aswell

Tl; DW: Rent a unit from a landlord for $900, sub-let to some bloke for $1800. This adds absolutely no value to the property or the real economy. Also, if the sub-tenant wrecks the place, you're on the hook for repairs as the original tenant. Rent-to-rent = Real Estate Ponzi 2023. This is how 6 people end up splitting a 2BD/2BA at $500 each. Moral of the story: farm, manufacture, or sell something if you want to be self-made instead of a bottom feeder.
