The county websites list the upcoming foreclosure sales with amounts of debt owed on each property. Do these debt amounts include all liens that the winning bid/bidder will need to pay or would there be other major debt that the winning bidder would still be responsible for paying?

@@davescenez You are looking for any possible leans really. The sheriff sale might not clear them all. Its a pain because you may have to do the title work and then the house doesn't actually go to auction, or you get outbid. But can be done. They call it a quick search.

Buying at sheriff sale is pretty risky. A title company would be the one to tell you about leans. Many people check title on the houses prior to bidding because you won't have time a lot of the time if you win. It can be frustrating though, because a lot of houses don't end up going to auction. Most people don't use a realtor at sheriff sale.
I think if they are in the foreclosure process, they can be difficult to wholesale. Banks aren’t going to want you to assign something. But if you are dealing directly with a homeowner who is going through the process, and probably before Sheriff sale, you might be able to work something out

They typically are only clearing the debt that caused the foreclosure is my understanding. So you may not get a clean title.
