At the moment, I am over 50, don't have to work for income, and I have about 1M $ in equity. I could purchase a home in the USA and get stay permit as I have additional capital in savings and land. The internet has so much opportunity available where simply posting valuable evergreen content to viewers may help you earn extra capital. I wish I'd adopted this practice sooner because becoming an entrepreneur helps me spend more time with family, friends and of course provide valuable content to my viewers and that really excites me. The internet is here and it is very mature, flooded with so much available opportunity. All we have to do is take action and of course to take full advantage. This is happening in CANADA as we speak. Real estate prices is through the roof especially in big cities and gta. Most Homes are a million dollars. People are lining up buying more properties using equity in their current homes driving prices even higher and most investment properties especially in and around gta can’t be positive cash flow with 20% down payment cause rents are high but home prices are even higher. So don’t know how long this will keep going here in the north.
I am very open to learning but I’m wondering what to do if I don’t have enough money for a “cash flow project” YET... I can’t buy a house to rent it out, but flipping that house is an option by taking out a loan and paying it back once the house is sold. I have read Rich Dad Poor Dad and love that. Can anyone help me (any wisdom)?
Dont be in a hurry to buy be in a hurry to learn... Learn markets by watching & wait for market to go from a sellers to a buyer's market... Learn how to structure property correctly with a LLC. Also can look at maybe buying FHA & get a DUPLEX TRIPLEX or FOUR PLEX. MOVE IN ONE & RENT OTHER OUT IN A GOOD AREA. Pay attention to markets. Know your market. Including the materials to use & how to depreciate your property once you are ready to rent it out you will be fine. Know your #s! Buy & hold... use FHA & 203K to advantage until you have more $ to buy next property... Prepare for markets to fall & be ready when they do. It's a matter of time. You will find good deals.

Alot of times your local library MELCAT will order books & audios for you & you can keep them up to 3 weeks & extend 3 more b4 they are due back! Take your time & get educated on real estate. Then when ready start with something small that will cash flow for you long term & buy low so if you ever haft to sell at least your chances to loose will be lower. Remember there is no reward with out risk! When you feel ready. Pull the trigger. Once you have looked & evaluated at least 50-100 deals. Invest close in the area you know 1st. Dont go in areas you dont know. High Risk! Look out for some titles that I use to get me started... Good Luck!
